Absolutely delightful B&B. Located in the center of town (but very quiet at night) near restaurants, lovely shops & excellent laundromat. Easy drive to Garden of the Gods. Super clean, excellent hot breakfast, super welcoming hosts and staff.

This was a great place for a solo staycation. I had come here looking to relax and succeeded. I loved how friendly Monica was, and they made sure my stay was comfortable. I loved that the room had a private balcony and hot tub. Breakfast in the morning was delicious. They had a huge DVD collection and a game room in the basement. I would come back here again!

The Victorian Rose room was even better than we could have predicted. Ultimate privacy, stunning Mountain views, spacious, excellently clean, private hot tub for 2, and the staff were incredible from booking confirmation to checking out. The whole B&B is immaculate, homey, welcoming, and a perfect reprieve for either a short stay or a long holiday weekend.
- 5/5
The hosts are excellent and tons of fun. The hotel is clean, easily accessible and very nice. Most rooms have hot tubs on the deck which is amazing. Can’t recommend this bed and breakfast enough. My office is one block from this awesome hotel and we live in town but love to come here for a staycation. Can’t recommend this place enough.
- 5/5
Loved everything, the property, history, food, incredible view, and most of all, Monica’s hospitality and knowledge of all surrounding sights. I will definitely recommend to everyone I know.

The rooms are unique, cozy, and comfortable. The views are INCREDIBLE and so is the staff. Highly recommend this place for a romantic getaway!

The innkeepers, Monica and Tom, made this an exceptional stay! The breakfasts were delicious every morning and the hosts were available to offer tips on where to eat and shop and things to do in the area. The Guesthouse was very well appointed and the Oriental Poppy room, where we stayed, was exquisite. Especially enjoyed the private jacuzzi on the balcony overlooking the mountains! Lots of attention to detail and lots of attention to the guests. Very warm and personable hosts. Great shops and dining options in walking distance. So glad we chose this area and this Guesthouse to stay on our visit to Colorado Springs! (I did a lot of research before choosing Old Town Guesthouse)

The proprietor was wonderful and helpful. Food delicious also.
- 5/5
The Old Town Guesthouse was conveniently located near sights we planned to see in Colorado Springs-Garden of the Gods was very close. A block down the street was a street full of little boutiques and art galleries and restaurants so we were happy to be able to walk to dinner each night. The guesthouse was very clean and comfortable and the hosts, Kim and Dave were very sweet and helpful.
- 5/5
A great place! It’s close proximity to everything you need. Great night life and restaurants. The owners are great hosts and make sure you have everything.

Great time in Colorado Springs - fabulous location - enjoyable time at the guest house
- 5/5
Great place and hosts. We had a Jacuzzi room with a view of Pikes Peak. Very clean, quiet. Located right off the main avenue means no need for a car. You can get by with bike rentals or Uber/Lyft.
- 5/5
My wife and I took a quick kid-free overnight! The property was great. The African Orchid room was beautiful. We especially appreciated the private hot tub on the balcony--with an awning, so the drizzling rain didn't get us! Kim and Dave were good hosts, and we enjoyed our stay.
- 5/5
This was a hidden gem we found while searching Hotels.com for a place to stay. We hit the jackpot. The owners were so friendly, the breakfasts were great, and the location was spot on in Old Colorado Springs. This place is a 1/2 block from Colorado Street where all the shops and restaurants are located. Would 100% recommend!!!
- 5/5
Great stay, would stay again.
- 5/5
Wonderful location, lovely facility, great breakfasts, friendly owners.
- 5/5
Great place, quiet and comfortable. Walking distance from Old Colorado City center.
- 5/5
Short and easy 4 blocks ride to the 31St MTB trailhead. Kim let us store our bikes in the garage for some peace of mind overnight.
- 5/5
Fantastic place to relax and enj9y special time with love one.
- 5/5
Our room (African Orchid) was spacious and we really enjoyed the private hot tub on our balcony especially after climbing the steps at 7 Falls. The breakfasts were delicious - thanks Dave! The location was short drives to Manitou Springs, Garden of the Gods, The Broadmoor and 7 Falls. There were a good variety of restaurants with nice outdoor patios within walking distance. We would certainly stay there again.
- 5/5
We could not say enough about this home. Would definitely stay again if in the area.
- 5/5
Beautiful stay in the Victorian Rose room. My boyfriend and I loved the private hot tub on the balcony. Old Colorado City is lovely and there are many good restaurants in walking distance from the B&B. The hosts were great and their thoughtful touches were much appreciated. Wish we could have stayed longer!
- 5/5
Vary welcoming. Quiet and comfortable. Delicious breakfast
- 5/5
Our hosts were very friendly and attentive. Even with COVID regulations in place, they made the stay as intimate as possible. Breakfast was fantastic. Location was superb. They had great advice for dining as well. The Inn had all the amenities you could ask for.
- 5/5
Very clean and quaint. Proprietors were very hospitable!
- 5/5
Perfect location and very nice people. Breakfast was great.
- 5/5
Only stayed one night but enjoyed it thoroughly. Lots of small thoughtful touches like labels for stations on the radio, a rack of local restaurant menus in the lobby, and reading glasses in the library. Also unpublished bonuses like a steam shower and water bed in the room. Very nice.
- 5/5
We loved our stay very cozy very special place . And clean loved it we will definitely be coming back
- 5/5
Very warm and comfortable. Breakfast could be customized, and innkeepers are so nice. It is a more private space.
- 5/5
Amazing. Nice hosts. Clean room with amazing views and breakfast
- 5/5
The owners provide personal service, from hand written welcome sign in your room to checking your likes and dislikes before preparing breakfast. Very pleasant stay, would come again.
- 3/5
The lower rating is due mostly to location. Based on other reviews, we expected quaint little shops & restaurants in a historic area where we could walk around & relax. The area in reality has a few shops but only a couple we cared to even enter, smoke shops, tattoo parlors, some restaurants but none that tempted us, bars in windows of many nearby buildings, and a high population of homeless people. It was nothing like what we expected based on reading & reviews. The location is very close to many great outdoor activities however. So if you aren’t interested in poking around, it is ok.
- 5/5
This was our second time staying at The Old Town Guest House and we will definitely be returning in the future. Great customer service, quiet & relaxing atmosphere, surround by tons of restaurants and shops. Great place to get away!
- 5/5
Great hidden gem, Luv it! :)
- 5/5
Very nice and friendly staff. Unique rooms, but was nice to come back to after a day of hiking. Lots of little features and amenities that made us feel welcome. TV was small and the DVD player didn't work, but you don't really visit Colorado to sit in your room all day.
- 5/5
Clean!! Quiet, great location in quaint area near lively street of restaurants and shops with GREAT view of mountains and some third floor rooms have private hot tubs outside! Heaven! Will definitely return!
- 5/5
Lastly, 2 amazing touches were our names written out in lobby and in room to greet us as well as the cupboard with any essentials needed that may have forgot as well as drinks. AAA++++
- 5/5
Great location! Cozy, cute decor. Comfortable bed.
- 5/5
My wife and I stayed there for 4 nights arriving on July 19 and leaving on the 23rd. No complaints and all praise; So, in a nutshell: (1) Inn-keepers do a great job of welcoming, orienting, and helping guests being friendly but no intrusive. When we had guests from other countries their flags were on the wall - a nice touch; (2) Bedrooms are all uniquely and pleasantly and well-decorated; each floor has a coffee area for extras. The Balconies are really nice -- as you can sit out and enjoy the views. Also, very quiet. (3) Breakfasts served sharply at 8:30 and well organized very good food. (4) Perhaps the best thing is that you are very close -- walking distance -- to old town and do not need to try and find a parking place. AND, some of the nicest hikes in Colorado, maybe in the States, are at most 30 minutes away. Some as close as only 5 minutes. So it’s a perfect place to come, see an old western area with lots of nice and reasonably priced restaurants, bars, shops etc., hike in beautiful areas, and not be stuck looking for a parking place or driving a long way. Perfect combination and highly recommend this place.
- 5/5
It was a very warm and friendly place to stay. I would definitely recommend this b&b for anyone trip. It was very centrally located to the area sights.
- 5/5
Great location, clean and friendly hosts. Would highly recommend
- 5/5
I loved the decoration and how neat the room is. Cozy and very home welcoming atmosphere. Will be so excited to try the breakfast.
- 5/5
Great house and room in convenient location for walking to Old Colorado City. Easy to get to and from while seeing the area sites. Breakfasts very good an on-time each day.
- 5/5
It was awesome, great place, great location in Olde Colorado Springs.
- 4/5
Uniquely decorated property. Very friendly hosts and great breakfast.
- 5/5
Very nice comfortable hotel. What sounded like machinery made a high pitched noise that wouldn’t go away. Our son loved the library and spent lots of time reading there.
- 5/5
Very clean, breakfast was wonderful, staff was friendly. Would definitely stay again.
- 5/5
This B and B is a wonderful place to stay. Very nice facility and restaurants and shopping is just a block away in the Old Colorado District. Breakfast was first class each of the four days of my stay. I will be back.
- 5/5
Our first time at a bed & breakfast and it was wonderful. Dave & Kim were very welcoming and made you feel at home.
- 5/5
Dave and Kim are very gracious hosts. The room was outstanding with balcony, steam shower, and very well decorated in a cowboy theme. The town has great history which was fun to explore, and Red Rock Canyon provided outstanding vistas while hiking. Excellent restaurants within walking distance. It was a super weekend get away. A gem we're glad we found!
- 5/5
The rooms were extremely clean , the views were excellent and the innkeepers were wonderful
- 5/5
It was one of the nicest places weve ever stayed. Everything was delightful.
- 5/5
This was our second stay and we love coming here. The owners are fantastic, the local atmosphere is awesome and the breakfast is always yummy!
- 5/5
My husband and I have never stayed in a B&B before, and Old Town Guesthouse has definitely set the bar HIGH! The rooms were clean and comfortable, breakfast was delicious, and Dave and Kim are lovely. It’s within walking distance of so many lovely shops and restaurants. We will definitely be back!

Great place to stay and lots to do in walking distance. Really close to Garden of the Gods and Pikes Peak. Great service!! We will be back
- 5/5
Perfect location to Old Colorado city downtown and hiking by Pikes Peak! Great place to stay!
- 5/5
We had the opportunity of staying at the Old Town Guesthouse B&B on our anniversary this past week. The room we stayed in (Cactus Flower) had a balcony out the front which we enjoyed sitting on to watch the Old Colorado City visitors and look up at Pike's Peak. The soft music waiting for us, the western decor, the comfortable bed were all perfect. Both Kim and Dave go out of their way to make you feel welcome and to be sure your time with them is enjoyable. The atmosphere of the living room and dining room takes you back to a softer time. Breakfast was delicious and our table mates were a joy to share a meal with that morning. We will tell our friends, when you are in Colorado Springs be sure to stay with Kim and Dave!
- 5/5
This was our first time at a B&B. We were very impressed. The room was was wonderful. You can’t beat having your own personal hot tub on a balcony overlooking the mountains!! Just beautiful. We stayed in the African Orchid room. We went here for our anniversary. Kim and Dave are awesome. The breakfast was very good. We Loved everything about this place. Highly recommend staying here. Plus it’s right in walking distance of the shopping and dining district. We will definitely stay here again.!
- 5/5
Controlable room temperature; very clean and well maintained. Best breakfast we ever had anywhere.
- 5/5
Enjoyed a wonderful anniversary. Loved the hot tub on our balcony, beautifully decorated room, delicious breakfast and great hosts. Easy walk to the shops and dining of Old Town Colorado Springs--where they also had a Classic Car Show on our particular weekend. Bed was comfortable and we made good use of it.
- 5/5
Stayed here for our anniversary and it was great all around. We are gluten free and they were happy to accommodate and the breakfast was superb.
- 2/5
Our room was on a noisy street, but when we made the reservation I asked if the room (last one available) would be quiet. The owner, Dave, said Yes it's Very quiet. It was a very noisy street. I wish that the owner had been honest when we called. By the time we got there after dinner it was too late to call anywhere else. We didn't sleep well at all. Maybe the other rooms are away from the noisy street, but just don't believe Dave.
- 4/5
This is a beautiful, well maintained property. Quiet, comfy, and clean. Dave and Kim were friendly and helpful. Will definitely stay again!
- 5/5
We loved our stay. The room was comfortable, clean, and smelled amazing! Within walking distance of many shops and a short drive away from many different activities. Food was yummy and the service was great. Kim and her brother were wonderful.
- 5/5
Wonderful stay - would highly recommend!
- 3/5
The hosts, David and Kim, of the b&b were welcoming and kind. They made an effort to greet us when we arrived and bid farewell on our last day. The location of Old Town Guesthouse was phenomenal. It was within 100 feet of the main street with lots of restaurants and shopping. The house was clean and well stocked with everything you might need while traveling away from home. On days that we were not able to attend breakfast David and Kim prepared a to-go breakfast for us of muffins, trail mix, fruit and juice. The cons of the b&b were that breakfast wasn't served until 8:30. Three of our five days we were not able to be there at 8:30 due to activities that were planned. I would have preferred a small continental breakfast(6-9a.m.) instead of table service for convenience. Additionally, the ac in our room was temperamental. It would get really cold, turn off and then take a long time to come back on causing it to be warm. I don't think they turned on the ac in the common rooms which led us not to utilize those spaces as much as we would have liked. The Wi-Fi only worked two of the five days that we were there. I called and was told that they knew about the issue but were waiting on equipment and a service man so there was nothing they could do to help. If these things would change/improve I would recommend to friends or stay again. But if not, I would look for an alternative accommodation. Overall, I was happy with the stay tho...

Room.small with lots of clutter.
- 4/5
Our 2 day stay Old Town Guesthouse was great. When we arrived, we were greeted by Dave and given lots of info and ideas of where/what to do. The lower floor of the guest house was very cute and had lots to see and books and video to loan. Our room was fabulous. We stayed in the African Violet room which was spacious and beautiful. It is ADA accessible with a huge walk in shower, fireplace, waterbed and a hot tub on the patio. Parking is included and everything in the Old Town area is walkable from the B&B. Breakfast was very Good and we enjoyed sharing the community tables with other guests. My only complaint was the tiny square pillows on the bed....they were strange. Thanks again Kim and Dave for a fabulous stay
- 5/5
While looking for a hotel in Colorado Springs, I found Old Town Guesthouse, a delightful B&B. We stayed in the smallest guestroom, Explorer. Although it was small in comparison to some of the other rooms, the space was very comfortable with the added benefit of an ice machine and many other amenities right outside the door. Dave and Kim were great hosts and the breakfasts they served were delicious. The free parking right outside the building was an added benefit and it was so nice to be able to park and then walk to the many restaurants and shops in Old Colorado City. We visit family in the area at least once a year and will definitely book a room at Old Town Guesthouse for our next trip!
- 5/5
Very friendly and accommodating staff. Walkable to shopping and dining and short drives to other attractions. We chose one of their smallest rooms and there was plenty of space for the two of us.
- 4/5
Old Town Guesthouse B&B is a little piece of elegance and paradise in Old Town Colorado Springs. The rooms are full of welcome! with their individual decor and accommodations. I stayed in the Moroccan Jasmine and Oriental Poppy rooms. The beds were so comfortable! I flew into Colorado Springs and stayed one night before travelling to the western part of Colorado. The end of my trip was to stay at a hotel close to the airport but I loved the OTG B&B so much, I canceled the airport hotel and stayed there my last night in town. Kim and Dave couldn't have been anymore accommodating. Worth every penny for a little piece of paradise! Thank you Kim and Dave!
- 5/5
My husband and I spent a night here to celebrate our wedding anniversary. We stayed in the Indian Paintbrush room. The house was beautiful and charming, the beds were extremely comfortable, the shower never lost hot water or pressure, and breakfast was delicious! We had fun playing pool in the game room downstairs and relaxing in the private hot tub in our room. It is within walking distance of many shops and restaurants. Dave and Kim were very kind and hospitable. They went above and beyond to ensure our stay was memorable.
- 4/5
Overall, our experience was great. We stayed here after our wedding and enjoyed our room very much. Only downside was missing breakfast because we chose to sleep in after our big day. Would be nice to have the option to extend this past 8:30. Other than that, I would highly recommend staying here!
- 5/5
Beautiful B&B in a great location in the middle of Old Town. Loved being able to walk to so many quaint shops and great restaurants.
- 5/5
A lovely B&B with any & all amenities you could want. Convenient to Old Colorado City shops, restaurants, live music, and farmer's market, as well as many popular tourist attractions. Kim & Dave are friendly, gracious, and attentive hosts. The private hot tub on the balcony was a nice bonus. We loved our stay here.
