Overall, stay was good. Expensive for one night considering lots of construction around the hotel and parked on the street vs the only other option seemed to be valet. Sheets were a little rough. Breakfast the next morning had good options, but my omelet was not done in the center, so didn't really eat much. Cute lobby, love the variety of sewing machines displayed.

This was our second time staying at this location. It’s a great hotel. Very clean and comfortable. Great location (15 minute walk to our event at Thompson-Boling Arena). Lack of self parking is my only complaint. It’s about $50 to valet park and our vehicle was so close to the entrance that we just got the key from valet upon departure.

We enjoyed the restaurant as the staff was attentive, bar tender was friendly, and the food was good. The only issue I had with the property was the high valet charge of $40/night. We stayed on a weekend and were instructed by the front desk that there was not self-parking option and valet was mandatory. I spoke to the reception about this and they tried to explain it but as an out-of-town guest, it would have been nice if the reception desk was more transparent with parking options, as this is a sign that a place truly cares about its guests, instead of gouging them for $40/night for parking. This is Knoxville and there are plenty of low cost parking areas, including a garage that is an 8-10 walk. Based on the valet charges, this will not be my first choice when staying in Knoxville.

One BIG problem: On going construction right next door that STARTED at 7 am. Very loud. Don’t plan on sleeping past 7 am. Construction will likely be going for another 6 months by the look of things. Aside from that, very nice place, and would stay again.

I love how close it is to the convention center. We have stayed here 3 times. For as much as you pay for the room I feel the onsite parking should be included. It cost an extra $200 for self parking in the hotel lot for a 4 night stay.

1. One elevator was down most of the time we were there. 2. Our 3 key cards were all disabled the second day 3. Television stopped working the last night and the morning we checked out. 4. Valet parking is very expensive. Parked and didn’t use the car for 3 days and it cost $120. That’s a lot for hotel parking. Staff was friendly and location was great.

My son and I both got a bad case of bed bugs, all over our bodies, I have left multiple messages for the GM to call me and she has not replied. I filed a formal complaint as well with Hilton and was told the property needs to call me. Just terrible. I would not recommend this property.

The hotel was nice ,HOWEVER we did not enjoy our stay due to the Valet service that is forced on you when you stay here. There is no option to self park! It was a huge inconvience to pay for valet then to STILL stand in the cold waiting for your car after you notified the valet service ahead of time that you were ready. At one point they parked our car in the handicap spot. How is it valet when the valet guy doesnt pull the car up he just handed my fiance the keys in the lobby.. and we ended up walking to where they had the car parked. but they charged us $40 a night for this inconvience. I did speak to a really nice woman before we checked out and let her know we were not happy with the Valet service and she told me I would be credited a day but so far I have not been refunded its been 10days and still have not been refunded. Im assuming the Valet service kept our money because they are a separate service from the hotel. So we wont be back I only took 2 stars off because of the disaster valet service again the hotel and the hotel staff were nice.

One of the nicest places to stay for UTK parents. Clean rooms, great bathrooms and close to campus. If I have one complaint it is that on a weekend day where sports would be on TV, the hotel bar is closed until 4pm. Otherwise, we try to stay here every time.

Skimpy on towels, no ice bucket, coffee machine was unplugged and not near an electrical outlet, deadbolt was stuck in the closed position, side chair was small and extremely low, shower floor was dangerously slippery without adequate guardrails, limited restaurant hours.

Everyone was friendly and the hotel was clean. However at 2:30 am construction started outside our room with a spotlight. We didn’t get any sleep before our daughter’s graduation. I know they can’t help the construction but they could have gave us a heads up. Honestly they shouldn’t put anyone in that size unless they insulate more.

The only pleasant part of my stay was the check-in the gentleman who helped us was genuinely nice and very helpful. Unfortunately, everything went downhill from there. My room had a strong odor, almost like someone had urinated on the carpet. The room also faced a construction site, and they started working at 4:45 AM, making it impossible to get any rest. The morning staff was extremely rude, and the coffee shop closes at 11 AM. When I asked the bartender if I could at least get a coffee from the espresso machine behind the bar, she snapped that she “wasn’t a barista” and couldn’t help me. Valet was another disaster. Getting the car out took forever. the staff was overwhelmed, rude, and nowhere near prepared for a busy game day crowd. Proper staffing would’ve made a huge difference. For $400 a night, this hotel was a major disappointment. The shower was falling apart, tiles on the floor were loose, and the overall upkeep was terrible. Not worth the price in any way. Very disappointing!!!!

Very loving place, my only issue is the bar area. I had been in town filming football at Battle In Rocky Top from 9am to 8:30pm, after settling into my room i quickly went to the Bar/ Restaurant area around 9:20pm before the closed at 10pm. I politely asked the lone barback if I should just take a sit and wait on a menu or could I get one there. He told me to find a seat and he would get me a menu. After about 25 mins of sitting with no menu or anyone to check to see what I was ordering and watching a group of people that walked in 15 mins after me getting served, I left. After a long day I just wanted a burger I heard a as so good. So for that I leave 4 stars. Everyone else was polite and friendly especially the late night valet guy. Room was very lovely as well as the aesthetic. Probably wouldn’t stay there again based solely on the bartender, but an overall beautiful hotel and location.

There was urine-stained wallpaper in the bathroom, which was honestly disgusting and made us question the overall upkeep of the room. Basic amenities were lacking as well. Complimentary water bottles, coffee cups in the room, and even the number of washcloths provided never exceeded two, even though our reservation was clearly for three guests and the room slept four. The food at dinner was actually great, as was the bartender, but the setup wasn’t what I’d consider a traditional restaurant. It felt more like a bar that happened to have a kitchen, which wasn’t what we expected based on the hotel’s description. Overall, the most disappointing part of our stay was the construction directly outside our window and the complete lack of communication about it. Being woken up at 4 AM on multiple days, without any prior warning, even at check-in felt unacceptable. Had we known, we could have planned differently or even chosen another hotel.

This hotel is fantastic, very cool inside and out, and right across the street from the Worlds Fair Park & Downtown Knoxville. Our room with the Balcony was Perfect, couldn't ask for a better nighjt view or Sunrise over the river anywhere! Walked anywhere we needed to go and access to Campus, South & West Knoxville were very easy & within a few minutes drive. We'll definitely stay again next trip.

There is construction on a new building next door. The crews begin about 6:30am with a leaf blower to clean and then begin hammering. It lasts until about 3 or 4 in the afternoon so there is no escaping it. If you’re trying to sleep or conduct calls in your room look elsewhere until the project is done.

Very convenient to UT, short walk to Gay Street and Market Square. Location is very good. The staff suggested that the hotel was in the midst of a management change. The food and beverage options were subpar, yet the staff was friendly. The paper menu had a very limited variety, and the food quality was average at best.

The breakfast was NOT free and was limited in options. The bar did not have a liquor license. The staff was very limited and the cost of valet was very expensive. The rooms were small and there were dogs allowed on all floors of the hotel. There was construction on the side of the hotel with work beginning at 6 am so it was not a pleasant stay. The construction should have been disclosed before I made a reservaction.

The hotel itself is gorgeous and in a great location close to Neyland Stadium/UT campus. The reason for my poor review is due to the fact that the scent that is being used in the lobby is so overpowering, I had a migraine both nights we stayed at The Cumberland House. The scent was legit on everything. My husband purchased a Powerade in the convenience area in the lobby and the bottle smelled like the lobby. As someone who suffers with asthma, the scent also caused wheezing issues. We had hoped the scent would not be in our room, but unfortunately, it was. We paid an OUTRAGEOUS amount of money to stay here for two nights as my husband had tickets to the Vols/Arkansas game. It’s a beautiful hotel, but the scent theming is overboard to the point it causes health issues.

Everyone was super helpful and nice. The valets took extra care of my vehicle. They were helpful in giving info about the area. The front desk people were genuinely friendly. The only downside was one of the lamps on the right side of the bed didn’t work. I normally sleep on that side. Bed was large. It was comfortable. I had a great view of Neyland Stadium and the campus. I’d stay here again. Wish they had soda and snack machines. The gift shop had coke products only.

Enjoyed a weekend trip at this hotel! We got an opportunity to do an early check, this hotel was really accommodating and the rooms were clean and comfortable! There is a lot around the area that’s walkable, and you’ll definitely get used to it! Definitely reasonable and I would recommend this for my friends and family!

Cumberland House is a gem right in the heart of downtown Knoxville. The hotel has a stylish, modern vibe and the room layout was both functional and inviting. I especially loved the balcony with beautiful views of the Sunsphere and World’s Fair Park—perfect for a morning coffee or evening unwind. The bed was incredibly comfortable, and the staff were warm and welcoming throughout my stay. Highly recommend if you’re visiting Knoxville!

The property was very nice, the staff seemed less thsn enthusiastic and the "scent" pumped into the lobby/bar/restaurant at night was nauseating and gave me a migraine. When i asked the staff about it they said it is the #1 complaint of customers but they keep doing it anyway. Seems to me if you want people to come back dont torture them with bad patchouli.

I like that they have bikes you can borrow, but they so in need of maintenance that they're kind of dangerous. The breakfast was soooo weak compared to what the menu makes it sound like, and they didn't even have most of the items on the online menu. We didn't try any other meals at the hotel for this reason. We wouldn't have gotten breakfast more than once if I hadnt paid for it ahead of time. Also the phones in the room didnt work correctly when I needed to call the front desk to let them know we didnt have hot water.

Very comfortable hotel- and nice bar area w high end seating areas. We came for a UT bball game and it was a little further away than I expected. Would choose The Graduate next time just to be closer to that side of campus. Parking was also a bit much w a $35 valet requirement. Suggest parking on a side street if possible.

Our stay was good, but the price for valet parking is ridiculous ($40 for basically 12 hours of parking), and I also can't believe you are charging $5 for drip coffee. Please stop price gauging your guests. This is a great hotel, but the cost is becoming prohibitive.

Great hotel for my needs. Convenient to UTK, downtown. Great having the restaurant there, Tussy Mussy. Good food, nice atmosphere. Room was clean, beds cozy, great shower pressure!

Did not like only parking is valet for $35 per day. Street parking is available if you want to walk up the street to park. There is a parking garage across street, definitely ask about it when checking in may save you some money.

The hotel itself is very clean and nice. The beds were very comfortable as well. The only downside is the construction taking place right beside the hotel. It made it a little difficult to get out of the already tight driveway. That being said, I would stay again. Just watch out for the valet parking fee. There is no other parking except the valet and during busy times, they raise the rate drastically! It’s already set at $35 a night and can be $50 on busy days.

Construction around area. Walkable to UT. Valet is over $40 by the time tax is added. A little steep for this area especially since no one is on campus and there isn’t a sporting or university event.

Last-minute booking for a stay in Knoxville and the location was great to walk to downtown and enjoy the nightlife on a Friday night. Hotel decor was really cool! Check in was quick, the room was very clean and the toiletries smelled amazing! Slept great, the room was quiet and bedding was comfy. Mini fridge in the room. There is construction next to the hotel but we were not bothered by it. Disliked having to use valet-only to park but it was quick. There may be other parking options as there's a parking garage right next to the hotel but we did not use them.
