Nothing, zero biggest rip off Could not complain when we first entered. Phone was dead. Had to go to front desk to request towels and soap. Front desk was busy folding batch of towels. Room in total disaster. Whatever repair on wall not painted. Mattress ripped. Mashed my fingers opening cabinet doors ( poor design). Toilet clogged twice. Plunger collapsed had to go to front desk for help. Told help would not be available for an hour. Few hours later had to to go to front desk demanding help. Dirty towels in hallway. Looked spoiled from probably another toilet backup. After toilet backup room very unsanitary. We couldn’t stay another night. I probably could go on and on but limited to how much I could type here.

The location and the cleanliness of rooms . Also on-site laundry and vending machines . The beds were uncomfortable, the check in process staff should be more knowledgeable

I have no good comments, so I alleviated as it is. Then, I met a reservation online show up at the location. There was no room available, nice job

There was no cups of any kind in the room so so way to brush teeth. There was no ice machine and desk wasn’t allow to give any. therr was no coffee in lobby but staff did make some but they had no cups but staff looked for some and found mugs to allow patron to have coffee. This is one of the worst facilities i have ever stayed in

Slept well, location is great, but needs better housekeeping, maintenance, phone didn't work, staff was great. Don't recommend staying here unless you need the extended stay & kitchenette.

The fire alarm kept chirping, was told someone would be there in 20 minutes. Every time I checked another 20 minutes. 10:45pm, nothing fixed checked out

Night stay but there could be improvements. The restroom has mold on the shower walls. Health hazard! The night stand was missing a drawer. I’m sure that was because it was broken and the staff member removed it. Over all it’s fine. But it definitely need some work. Touch ups on furniture and remodeling.

Awful. Filed a claim to get a refund. Had to leave upon checking in due to health & safety concerns. Carbon monoxide alarm had been ripped out of the ceiling leaving exposed wires, filthy room, dog urine and a guest smoking marijuana in elevator, mold spores in shower on the ceiling.

Firstly, there was a nasty smell throughout the hotel. Then I get to my room and the fridge did not work. The cabinets were falling apart. I go to the bathroom and the fan is hanging off the ceiling exposing above. I look in the shower and the curtain is stained with who knows what. Lastly I go to lay down on one of the beds and there’s hairs(not mine) on the sheets. If you have another option that isn’t here, go there.

Shower curtain rod was pulled out of the wall and falling down an unusable. Toilet easily plugged plugged up and had a plunger setting next to the toilet. First hotel we have ever stayed at that that had a plunger setting next to the toilet which should have been a clue! You can feel the coils in the mattress which made it difficult to sleep. The night lock on the door was missing the part the arm attaches on the door. When leaving I wanted to tell the attendant at the front counter that the toilet was not able to be unplugged with the plunger and the shower is unusable but no one was at the front counter. Waited 5 minutes but no one showed up. Tried to call Extended Stay America customer service number but was closed apparently on the weekend. There is no direct number to the hotels front desk to tell them of the problems we had. Sorry with left them with a plugged toilet. I will try to speak with Extended Stay America customer service dept. tomorrow. Hoping I am not charged for the shower curtain rod pulled out of the wall. I took photos of the damage and the door lock part that’s missing..

The rooms are in very bad condition and dirty. I extended and then received a call telling me that I had checked out but left my things behind. Who knows what they did with my things. They can’t be trusted! All of this after I was guaranteed that my checking in was successful!

Hello, my room was fine - it was clean and tidy. But that is the only positive feedback I can provide. I will not be staying here again. I stayed here probably 4 or 5 years ago and it was in better shape then. The whole reception area looked dirty. The ugly green paint in all the hallways and reception check in area are awful. The elevator was filthy. I went down at 6:30 for coffee and there was none of the amenities they use to provide like some pastries, instant oatmeal etc. The trays were empty and the coffee bar was dirty and messy. I came back down at 8:00 thinking maybe there would be some improvement, but there was not -- there was no coffee left. There were people gathered around the reception desk, one was yelling at the lady behind the counter. It was a disturbing scene. I got my things and left. What's happened to this place. This location is in a very nice neighborhood - It really needs some work. I can't see anyone wanting to return for a second visit here.

The staff was nice. The hotel was dirty. The rooms were filthy. Linens were ripped up dirt pile on top of the fridge, dirt and dust and hair in the bathroom. Soap scum ring in the bathtub. Smell weed at two in the morning. Carpet was so stained.

When I asked for the advertised amenities and services they said they just don’t have any good maintenance person to fix things. There was no accountability and no effort to make anything right or clean. The worst experience I have ever had in a hotel.

The room heater was broken. There was no extra blanket in the room. There were no dishes/silverware/cups despite having a full kitchen. If we wanted dishes or an extra blanket, we had to ask the front desk.

The dirtiest and worst hotel ever! WOW! Do not believe the photos of this hotel you see posted. This is not even a hotel. It’s a hole in the wall. Honestly it should be rebuilt from the ground up. Everything is wrong with it! Why are the rooms being rented out? And don’t even try to get a refund for your stay on a worn out , stained mattress. You will not see a penny! There is no management at this property.

While parking was sufficient, the overall stay fell far below expectations. The room and hallways were not clean, and the hotel had a persistent unpleasant odor. The beds were outdated and uncomfortable, and essential amenities such as a coffee pot and blow dryer were missing. The bathroom was stocked with only minimal supplies, inadequate for two guests. Daytime manager refused a refund because we stayed the night even though we had no choice but to stay the night as a refund was not an option by the night time staff. did not even shower because the tub was gross.

My husband and I have extended our stay here a bit longer than we had planned. The staff here work hard, I know because again weve been here about a year now. Seen staff come and go but the real ones have been here the longest. Shoutout to Assistant Alvin and General Manager Renee And all the housekeeping you guys are amazing and always friendly. This place is decent, quiet and in an excellent park of Orange County. Ask for Alvin or Renee !

My 2-month-old granddaughter and daughter-in-law were locked out of the hotel for 12 hours because the front desk person decided to sleep or leave. They lock the front doors and the key for the front door was not allowing people access to the hotel. We called and had customer service call the front desk and there was no answer. This is absolutely unacceptable and I need a refund.

A for sleeping only hotel. No ice or amenities. Everything is outdated. Vehicle was safe in the lot. No security though. If you need a place to sleep, this is it. Don't expect much more.

The staff was not helpful at all when I asked to switch rooms because the one I booked was infested with fleas. The staff working that shift kept telling me they couldn’t switch me to another room because the system won’t allow it. So the staff insisted I should wait till the morning when the manager show up and asked to get a full refund for the room. I kept waking up constantly throughout the night because of the fleas bites. It was the worst accommodation I have ever stayed at. Definitely not recommended

I did not like my stay at all, I drove for i er 5 hrs to get here. I arrived a little early and ask if early check ing was available, it was not. I asked if i could used the restroom and he died the use even though we were staying ad guess. He said to go to home depo to use the restroom that it was private property and there is nonpublic restroom he was very rude and disrespectful. I came back little before three and there was no body in the lobby, he showed ip after 3:15pm and I finally checked in after 3:30pm. The so was dirty and no remote control. The bathtub had a nasty grease stain from people showering and not cleaning the tub. Carpet in the halls and room was super nasty and smelled bad. Towels were dirty as well or not washed properly. I will not be staying here ever again

Was waiting in the lobby about 20 mins and there was two people that were there before me and they said they had already been waiting for about 25 mins so that was 45 mins they were waiting! Nobody was at the front desk this whole time. No bell no phone. Lots of other people came after me probably about 4 different parties trying to check in. So everyone was in the small lobby waiting to be helped. People were calling the hotel trying to get someone to come help and no answer at all. Finally a worker passes through and he says he will call someone to come help and few mins after he says the man is coming down now and mind you it is already about 3:10pm and check in is at 3pm. The man finally came down pulling a cleaning cart showing us this place must be really understaffed or the cleaners are not doing their job in time. The man was really nice and calmly helped get everyone checked in. But really having all of us waiting here with no answers or knowing when anyone would be at the front desk is bad service. There is alot of unusual people staying here... im from out of town and i thought it would be a decent place ro stay with my family with small children but i get feeling of a run down vegas strip hotel here. I think next time i will pay a bit more to stay someplace down the road where i will feel more comfortable with my kids. Does seem like everyone stays in their rooms no loud noises going on. the people i seen in the lobby when coming or going make me feel unsafe.

We have been dealing with bed bugs since our first night here. I have spent a total of 2k so far trying to keep my family safer then the motel 6 just for it to be dirtier here. I am so frustrated.

The property has a lot of trash outside, and the floor that my room was on was poorly lit and smelled bad.

they don't clean your room if you stay under 2 weeks. pet/fles is a major problem, rooms are not properly maintained, light bulbs are out, appliance doesn't function properly, and shower faucet leaks heavy runs water all night and no one cares to fix them after their management office is notified. No dining area but advertise full breakfast included, no ice, no drinking water provided, It is a joke! If you book on line with expedia, property says any problems? go to your on-line booking agent, but expedia doesn't respond once passed the check in time. You are alone on your own. Guests are all unhappy about their room conditions and how they being treated. Not normal!

My experience with this hotel was poor at best, the room was dirty as my pictures show, the bath spicket was filthy, the fridge was rusty, the stove was worse, at the head of the bed you could see an electrical plug with no cover and something half plugged in it was touching the bed as my pics show, could have caused a fire. There was a small blood stain on the white sheet. The room had a smell (stale) om in my 60s and have been in alot of hotels in my life this was the worst room i ever booked. Im very disappointed. Please review the pictures.

Everything is average

Needs an upgrade. The beds were so squeaky when you moved at night it would wake you up. The “kitchen” was not equipped with any cooking appliances. I had to go to the front desk to ask for a pan. The stove in the room only the small burner worked. One night I cooked chicken for over 2 hours and it still wasn’t done.. price was the only thing good but with all the issues it was still too much.

Grab and go consisted of coffee/hot water. Packaged store bought muffins. One day there was no coffee or muffins. The bed felt like sleeping on a brick pavement. There was no maid service. Had to ask for clean towels everyday. The room was filthy too. The place is in needed repairs throughout the facility. I will not recommend or ever stay there again

The property was very run down and filthy. Looks nothing like the photos. Garbage bags outside people’s rooms. Floors were filthy and the TV would not work. Bad smells everywhere to be honest it was very uncomfortable and we checked out the very next morning Would have checked out immediately but was told by front desk that nobody would be there to refund me until the next morning so we bit the bullet and stayed one night. Never ever again. Crazy thing is that the hotels location in Foothill Ranch is very safe and nice area so was very surprised at the conditions etc

I arrived with my family at 12:30 and they denied our booking. Me and my family had to sleep in the car. It was an awful experience. Would not recommend this hotel. Also, the cleanliness was non existent and there was an awful odor when you first walk in the building.

The window screen is torn, the toilet seat is not tight and moves. Back-and-forthvery worst hotel stay I have ever had in the 50 years of my travels. Amazing that anyone would pay over $160 for a night stay..

We have stayed at Extended stays before and this was by far the worst. the hotel was just not clean and there were a lot of people just hanging around outside. the doors to the side were always ajar with rocks. seemed like anyone could enter.

Very shady people sitting out front all day, probably a welfare deal for the hotel. The desk clerk in the morning is ok but the evening guy, Mo is terrible and will do nothing to help you. Same potato chips on floor of elevator for 3 days. Toilets clog. “Breakfast” is bad coffee and off brand pre packaged garbage muffins. That is it. This was the least expensive hotel in the area and I feel like I overpaid. They do not answer the phone ever. I even went to the lobby and called the hotel and Mo did not move. They shut off the ringer. Dingy room and I am pretty sure they did not change the sheets from the last guest. They looked slept on. They clearly refused to put a dime into the place and that is how they treat their customers.. avoid this dumpster fire at all costs.

This is the absolute grossest place I’ve ever stayed! I had to ask for another room and it was just as bad. Dirty toilet. Trash and hair on floor! No cups and very little toilet paper. Drapes was falling off wall, men and women on front walk to lobby drinking and smoking! I deserve a refund and I’m calling the health department.

I really felt it was in a safe and clean neighborhood. The rooms were not clean enough because the beds were made but the sheets were not clean because there was hair and spotting when my son pulled the sheets over. But they provided new sheets and pillow cases at the desk. I was happy they gave them to me, but was not happy I had to change them myself. The room was a little dusty, but I assumed maybe they hadn’t rented it out or maybe housekeeping simply didn’t do their job. Although they offered another room, at that point, prior to noticing the bed thing, we had already spread all of our stuff in the drawers fridge and closet. Because of time, and not wanting to work even more packing and moving to another room and unpacking again, we simply stayed in the room. I would recommend someone do a check before renting these rooms and make sure they are clean. Also, there was no extra toilet paper. The role they left was not enough for going two times to the restroom. I think they should at least have two standard toilet paper roles because again, we were inconvenienced to go downstairs and ask for more. Their breakfast was just pretty much coffee. Not an actual breakfast option. But other than that, the staff was polite, the location is safe. The restaurants around were great. There was saana cafe, piccorino

I got a real bad Bug bites. I don't get hair dryer at all in the first week. Smoking odor, dirt on floor, TV cannot connect onto the channel in the first week. It is horrible.

I am a long time guest at this location, and the reason I highly enjoy my stay here, is simply due to the staff that I have had the pleasure of interacting with during the entirety of my stay… Alvin has and continues to be more than welcoming and accommodating when it comes to any issues that may arise, more importantly… he is an all around pleasure to interact with and I can always rely on his help and support. Thank you so much for making my stay here such a wonderful experience, and the rest of the staff here go above and beyond expectations to ensure that my stay here is always positive and nothing short of incredible. Thank you guys so much for the hard work that you do day in and day out, it is highly appreciative and does not go unnoticed.

Worse stay ever! I couldn’t check in until after 5 due to there iPads not working, than we had zero towels to take a shower. They said after 10pm and we never received any so we couldn’t take a shower. Will be requesting a refund

I wish I could give -5 stars. This “hotel” was disgusting. The room smelled like burned food, there was dirt on the front of the fridge, hair in the shower, dust up the wall, dirty/used dishes at the door, and the dead bolt looked like someone had busted through the door. The “better” room they moved us to still had hair in the shower, and the window couldn’t be locked. Breakfast was just prepackaged blueberry muffins and machine coffee. There was dirt and stains on the concrete at the entrance. There was dirty/used linens in the hallways. This was an absolutely awful location. We were supposed to stay for 4 nights. We checked out the following day because it was so gross and felt unsafe.

I reserved a room a month in advance for $50 extra charge to pay when I arrived. My plane was late and I didn’t check in in time. They gave my room away and charged me $133. I went next-door and never looked back.

On the outside it looked good, just as the pictures on the website, but coming in was a whole different thing. The reception was dirty and trash around the floor. The room was run down. The place smells really bad and i used their laundry machines that cost 5 dollars to wash and 5 dollars to dry and had to dry 3 times befire my clothes wrre dry which cost 15 dollars and the front desk told me it wasnt their responsibility. Also the muffins were moldy. Its disappointing because it used to be a decent place to stay also there was dead spiders in the shower.

In this area, you get what you pay for. It's literally a bed. Expect no amenities, dirty carpets,and a plethora of smells.The breakfast consist of old muffins and cereal bars. However, by far the cheapest place to lay your head if that's what you need. My fridge had an odor that clunge to anything left in it long enough to get cold. Plenty of hot water though!

The people that work there are amazing. I always look forward to being greeted by Alan and the other staff members. The beds are so comfortable and it really is a great overall value for the money. It’s in a very safe neighborhood and it is the one hotel that I return to time after time

To make things worse, the we were only offered a $50 credit for the inconvenience, which doesn’t come close to making up for the stress and lack of accommodations. This completely disrupted their travel plans and left several family members without a proper place to sleep. Booking in advance should mean something. I’m extremely disappointed and would not recommend this location to anyone who expects reliability or decent customer service.

We were made to wait on the lobby. They didn’t have bathrooms we could use after we drove over an 1.5 hours. While we waited there was a woman who’s been here since November and she was irate that someone accessed her unit without her permission. No smoke alarm in the room. Just a cord hanging from the ceiling. No microwave even though it was an extended stay hotel. Outlet near the sink in the bathroom did not work.

This hotel was dirty. There’s no people to clean the rooms. There’s no ice machines, the refrigerator and freezer smelled like it hadn’t been cleaned in years. The tv did not work. Would not recommend. The mattress is springs and not comfortable at all, and people actually live there. Terrible.

I reserved my room 2 days ago. When I got there to check in I was informed that the room was given to someone else because “It’s a weekend and it’s busy” What kind of service is that?

I suffered of tense unpleasant cooking smell every night after MIDNIGHT !! . I had to use air refresher EVERY NIGHT . I blame my self for selecting EXPEDIA to make reservation at Extended stay america in lake forest , Ca .

Very unclean, dirty. Lift doesn’t work.

The beds are comfortable and the staff is amazing. It’s a great bargain and in a really nice area.

The elevator was out of order... They told me before I paid at least. The extra walking wasn't bad until I got to my room on 3rd floor (room 304) with a hot pizza and I had to go back to the desk to have my keycard reprogrammed... Luckily this only happened once in my 2 night stay. I travel a lot and assumed check out time was noon... But of course I got the dreaded hotel staff knock at 1115... Another thing that sucked was the shower head water would only get luke warm with barely any pressure... Other tenants staying were more vocal and trashy with complaints than I was...

Sheets had stains, sinks were clogged and overall cleanliness was gross.
