Spacious rooms and comfortable bed. Full-size refrigerator and a microwave was a major +. No smart TV so stuck with basic cable and infomercials late at night. Had roaches in my room. No charger ports available in the room so if u dont have a wall charger u are S.O.L.! They updated the outside of the building with new paint job and completely remodeled the lobby but neglected the rest of the hotel. And they choose to be strict about not having guests and watching people as they go in and out their rooms. If it wasn't for the spacious rooms I wouldn't stay there. Rooms are not so soundproof either. Until the hotel is fully updated, not just the lobby, the price need to be lower and on top of that I didnt have an iron & ironing board in my room.

Terrible property. Rug in hallway way ripped back to expose water/mold? damage. The smell in the room was of harsh chemicals that were presumably to fight something even more foul. When we returned from dinner to use the room, we had to wait until the 5 police cars with their lights all going vacated the lot. After all of this, the attendant behind the glass wall informed us that our whole reservation (4 days) was going to be charged to our card and there was nothing that he could do to cancel the remainder of our stay. Needless to stay we left the next morning and found acceptable lodging well away from the area.

The biggest disappointment was that the hallway just outside the room was a construction zone, complete with orange cones and torn up carpets. The carpet situation meant an uneven walking surface, which I almost tripped over several times. Clearly would have been fined as a danger had the city sent out an inspector. And simply unsightly. I asked the gentleman at the front desk if I could get the same reduced rate as Expedia had given me if I chose to stay over another night. Expedia offers this as an option on its site, with no interruption in your stay. He told me that if I did this, I would have to check out at 11am and see then check back in after 3pm. The Expedia rate had been low He stated that if I wanted to stay another night without moving out that my "discounted" rate would be significantly more. He was duplicitous and suspicious sounding and I had the distinct feeling that he was attempting to trick me and take advantage of me. I asked about how far away the downtown and the National Voting Rights Museum were, and he said he knew nothing, and referred me to a poorly stocked brochure rack. Needless to say, I did not book a second night.

Had to stand outside because lobby was closed to check in. I worked a long day to find myself paying for a motel that was clearly in a very bad area. I am a female that was asked to stand outside while she checked me in. Room was pretty clean however roof was leaking when I woke up, dryer did not work neither did the coffee machine. Doors say they lock for our protection but they were not locked at all. I paid for 2 nights but did not stay the second night.. terrible neighborhood…. However I should’ve known when I found out the price for both nights.

This is one of the nastiest hotel rooms I have ever stayed in. The sheets were dirty with someone else’s hair in them, same with the towels, the floor was sticky everywhere, and there was a green blob near the air conditioner unit, the shower I didn’t even bother to go into because it was also sticky, no cameras inside the halls at all, remote didn’t work, there was also several loud arguments going on from other guests. The lady who was there when I checked in and the man when I checked out were nice somewhat but I felt like they had an issue with me.

Blanket on one bed had holes in it furniture had issues, no working telephone to call front office about blanket. One bed had no fitted sheet or cover sheet. It seems very dirty and we are not picky when traveling and staying at inexpensive hotel just for one night

Chicago to Memphis was a ok stay

The staff was polite and quick with getting me checked into my room. The air was in good working condition. Little minor things like the remote was a little filthy, the couch in the room looked dingy/molded, and the comforter on the bed had a few spots on them. Also the building was humid with a few molds on the ceilings and stairway, but other than that, service was great, and I didn’t have any serious problems.

Room wasnt ready which was fine because we were about 20 minutes early. It was difficult to understand the lady that was checking in. When we finally got the room as soon as we stepped into the hallway there was an overwhelming smell of Marijuana. We reserved a non smoking room but got put into a smoking room. Outside of refrigerator was disgusting the bathroom smelled strongly of urine the pull out desk was gross and the inside of the microwave was blue and sticky. The desk chair was also gross and when we moved the 2 chairs in the room there was food and trash underneath

Got this toom for a birthday weekend. It was spacious and fridge was like regular fidge. Only thing þhere wasn't and Ice machine if you need some in the second building. Over still a good stay.

The room request was for a non smoking room, upon arrival the room was not non smoking, there were ash trays in the room and you could smell smoke all in the hallway.

Horrible service had a room that had a leak in the ceiling that leaked in the bed then got moved to a room that both tvs didn’t work they tell you they will fix it and literally stall you all day and never show up to fix anything. Asked for sheet for the pull out bed never got them everyday they said they would bring them up and never come. Don’t ever stay here worse experience for my wife kids and myself

This place shows pictures of a nice newly remodeled motel and I was very disappointed. We stayed here when it was America's Best Value Inn and it was nasty. Figured since it changed hands and was Studio 6 Suites maybe it had gotten better, nope! Rooms had new flooring and new paint and light fixtures, but the same furniture they had when I stayed here a few years ago. There were roaches in the room, the couch had very visible stains, there was urine around the base of the toilet, just nasty!

Very loud people in rooms. Had to wear ear plugs. Cops came and got people the day i checked in. Dangerous looking clientale.

Deposit issue

How u couldn't just extend your stay through Expedia and if u did rebook with Expedia which I did in morning they charged me an extra 20$ and said it was for early check-in even though I didn't have to move or even get the room cleaned.

What I didn't like was they like to charge u a 50 deposit even if u already paid online thru 3rd party they don't exchange towels n linen but on a certain day. They had roaches and it stunk bad ..and if u get lock out they will not give u a key without an argument if u don't have ur id even if u tell them everything on ur id and looking like you.only thing I liked was the fridge was full size and the room was huge am

Poor communication!

Where do I even begin. First off they are rude an have zero customer service skills. The hallway is dirty, hot, and stinky. They do not have respect for your personal space. They try to force their selves into the room every morning. They told me they have to come in every morning it's mandatory for them to come in every morning and see what I'm doing and clean the room. This is the most absurd thing I ever heard. I asked them to show me in the policy where it says you have to mandatory come in my room every day and bother me and my family. They couldn't provide that instead they actually try to type up something and make me sign to say I understand that they have to come in my room and when I didn't sign the lady got mad. Talk to the manager he's talking about housekeeping supposed to come every 2 days but I've been there 6 days and they come every day trying to force their way in my room. Avoid this place at all costs they have no care for their guests at all.

The curbside appearance needed a lot of work. The room was large and appreciated the ability to bring my mom’s cats on the property while we were traveling. I felt there were sufficient USB outlets and the bed was comfortable. I do felt the hallway smelled of cigarettes / but otherwise for an overnight stay - it worked and was close to the highway.

Check in took about 40 minutes. The girl behind the desk is very slow during the day. The room was OK if it wasn’t for the roaches everywhere.

Staff rude

I travel a LOT and this is the worst hotel I have ever experienced. AVOID AT ALL COSTS, they will not compensate or refund once they have your money, they will lie to your credit card company if you try to file a claim for the scam they are running. Just please don’t go here for any reason whatsoever. It’s SO bad, for the love of god don’t ever stay here. The good reviews of this place are FAKE, no human would ever leave a good review of this hell hole.

Two seperate times someone entered my room while i was sleeping early in the morning. I booked and paid for a king bed and when i got to the property i was told there were none available. The curtains were broken so it was super bright in the morning. And when i told the receptionist about all of this, she said sorry ill have someone look into that and did nothing. Terrible stay.

Under renovation so my room wasn't complete yet. The upgrades that were done were awesome. Unfortunately the pool wasn't open and that's why I booked the room.

Practical, good size refrigerator. Easy and secure parking space. Excellent customer service. Facial renovation is currently is process, but there was no inconvenience and didn't effect my stay. Looking forward to see it's completion. Would only recommend a baggage cart in lobby, for transporting guest luggage from vehicle to guest room. Good Luck ! Thank you for a pleasant stay.

Dead bugs everywhere some alive but mostly dead

It was good for the most part just don’t be alarmed about how it looks on the outside because the rooms looked nice on the inside the outside needs to be remodeled but the rooms are decent and it was clean for the most part

I think this place has potential and it looks like they are trying to renovate and make improvements but the rooms need to be cleaned properly by experienced, professional cleaners. Customer service all around needs to be improved and they need to actually CLEAN the rooms.

Great service had reservations at another hotel we pulled into that hotels parking lot at 1st glance knew we didnt wanna stay there. There pics def arent what they seem. Went to studio 6. Sevice was great got us in a room right away. Entered the room and it was surely nice and clean and everything was fantastic for sure. No troubles or distuebances. Enjoyed are stay very well.

Room very nasty, and not aesthetically pleasing at all, although booking a smoking room the room Talks of hard cigarette smells as if there is no deep cleaning happening, mold and water leak on ceiling in the bathroom, tub is filthy looking with stains and grime, furniture is filthy, mattress is filthy. I absolutely hate this room and hate the false advertisement of pictures that are provided for this location. 0/10 do not recommend.

The room was filthy, ashtray dirty, food left in bathroom, floors dirty. Toilet ran continuously. 1 ply toilet paper, toilet seat broken. Phone in room not connected. Hall way smelled of weed. Room key didn’t work, I’m handicap and had to walk long distances to get working room key. 70 bucks wasted .i was told that guests are not allowed friends to visit

My stay was really good, hostages were very polite, the facilities are very clean, the place is very quiet, anytime you can listened any disturb, excellent place to stay if you wanna something near to the best area in Memphis.

The inside of the room was clean. But the hallway could have used apaint job, and the outside looked bad.

Room was decently clean but found cockroaches in bathroom, and dead on floor by nightstand. NO HOT WATER AT ALL, couldn’t take a shower and front desk was rude about it.

I did a late night booking and they told me they didn’t have a room for me, then they refused to refund me because they said they had a policy on refunds…

The jetted tub! (The reason we booked the hotel) needs to be cleaned… through the jets and the knobs… which we need to control the water flow… needs to be repaired… our stay would have been soooo much better if we didn’t have to deal with those things!

I didn’t care for it at all, cleaning staff was rude and very nosey as to what you are doing in your room… It should take 3-4 people in one room to clean; the room smelled awful the cleaning supplies they used didn’t clean anything it didn’t even have a smell… sheets were horrible had insects in the room, the hot water did not work in the room, someone murdered their self upstairs, was awaken to a detective asking did I hear anything, the workers are very nosey and inconsiderate, throwing away things on the night stand coming in the room to clean before check-out time; just opening doors and leaving them cracked while In other people rooms leaving it possible for some one walking in and take things I won’t be back horrible property. Ice machines don’t work over priced vending machine snacks, horrible hallway appearance and odors.

Property is infested with roaches. Had to switch rooms twice and ended up leaving. Property also has a really bad small inside and outside the rooms. Location is not safe either. I wouldnt recommend this hotel to anyone.

I had an extremely unpleasant experience at a this property due to safety concerns and the presence of drug users. Despite informing the property about the issues, no action was taken. Additionally, the rooms were designated as non-smoking, but the corridors reeked of cigar smoke. To make matters worse, there were gaps in the room doors that allowed smoke from the smokers' rooms to seep into the corridors and adjacent rooms. The strong smell of smoke woke me up at 4AM, as the smoking continued throughout the night. This was by far the worst experience I've had while traveling, and I strongly advise against anyone using this property.

Ok so I’ve stayed here a few times. Initially me and the attendant had a slight language barrier and the manager is brought in and he is very quick and explains that they want me to be welcome and that’s why he called so he can help. Now this happened the last two times I’ve stayed here but they are cool once the ice is broke and it’s also a neighborhood where they are afraid too. I enjoy that the rooms inside are very well decorated, my daughter pointed a few stains on the bedding and pillow cases which we usually travel with blankets and besides the few stains everything else was clean. I love that the rooms have couches and different layouts! My daughter loved the gamer setup style layout the room we had displayed. I lived in this area so I’m ok with it but if your not from in town it is quiet but you want to be back in before dark or not out walking and be careful when getting rides alone. Overall I enjoy my stay and they are helpful there is a $50 deposit and it is returned at checkout so plan for that.

It got the job done. We weren't looking for anything extravagant. The doors locked, it was clean, no bugs and wasn't any disruptive loud noise so it did what it was supposed to do. A full length mirror wouldve been better tho.

Hallways were too dark should be well lit. Only 1 ice machine working close to the office, when all should be working. Doors coming and going into the building have signs saying doors are locked at all times, they are not locked at all.

OUR STAY WAS GOOD.. THE ONLY ISSUE IS HAVING ICE MACHINES THAT DO NOT WORK.. YOU GUYS MAY WANT TO GET THEM FIXED..

Wifi was spotty at best, and non-existent for the first 2 days. When I tried to get support for it, I was told “It must be your equipment,” and “It works in everybody else’s room.” The only furniture was an uncomfortable love seat and uncomfortable office chair. No dresser. No coffee. No iron. Paid for a king and got a queen. There was no breakfast. The room was very clean. There were no lamps, only ceiling track lights that shine in your eyes. There was a desk, but there was no outlet close enough to it to use.
