Breakfast was really good. The bathroom and the room are very clean. Location is ok. We are seniors, so we have to take the car and pay parking fees to see the Falls. The short cut from the house stairs to the back is very dangerous. It has slabs. I took it and I slipped and fell. My left knee was bruised and it took 2 weeks to heal. My suggestion is to take it out.

Beautiful home in immaculate condition. Room was small but cosy and there was a nice living room and dining room available for extra space. The breakfast was delicious with a wonderful selection. The host/hostess were always quick to respond to texts if you needed anything. Located 5-10 minutes walk from the waterfalls and many restaurants. Highly recommend this place. Loved it all

Breakfast was very well presented & prepared. It included timely & individually cooked hot egg dish as well as fresh fruit & cereal with yogurt and selection of bread/toast & muffins. On arrival our room designation was not clear from original booking.com correspondence. Telephone call to hosts, however, brought immediate resolution.

The B&B is located on a safe, quiet residential street about 5 minutes walking distance to the Niagara River Pkwy and the beginning of the Falls-related attractions. The room (the 'Green Room') was a little small, but adequate, with a queen size bed. The room and private bath were immaculate and in excellent condition. The parking lot behind the house provided safe off-the-street parking. Overall, Ambiance by the Falls is a charming, ideally located B&B run by owners who care about their patrons. They show it in the charming decor, the condition and cleanliness of everything, and most of all, in the delicious breakfast they serve every day.

It was convenient to attractions. The room was very small. The hosts were not very friendly and it was hard to communicate since they didn’t speak much English .

We enjoyed a short morning walk to the Falls before a delicious breakfast. Great hosts!

Great value for the money. The breakfast was one of the best we had during our vacations. Bed and pillows were really comfortable. Walking distance to the Niagara Fallsview Trail. The owner is a nice person. The rooms are not too big and the shower was in the room... however there is good ventilation so, no issues for us.

The property was fantastic! Check in was easy and the location was great. Having the seperate cozy suite was nice and quite. Everything we wanted to see was within walking distance. Id highly recommended staying here!

Inside the property are two large comfortable bedrooms that each have their own on suite bathrooms with fabulous powerful showers. A spacious kitchen and dining area with so much storage space and everything you could need. Perfectly situated home with the Falls a mere 5 minute walk and the town high streets being so close and easy to walk to. The parking space itself pays you back because everywhere car park at the Falls is around $30 per 24 hours to park! We will be back.

The only improvement to suggest could be if there was an option to avail of the breakfast from the attached BnB. It could be delivered to the front doorstep of the Cozy Suite or available as a pickup option.

We had a wonderful time in the cozy suite attached to the Ambiance BnB. The home was exceptionally clean, and the parking was never a concern with our own parking space. The beds and rooms were comfortable and provided enough space for my friend and I. We enjoyed having our own bathrooms with spa head showers. Comfortable space was limited in the main room (no couch or lounge area) but there were separate TVs in each bedroom. We didn’t spend much time inside the home, because it was a very short walk to the nearest bus routes and rainbow bridge, and a scenic walk to the falls. We took advantage of the nearby amenities and booked enough activities to fill our 4-day stay! Kevin was a great host who was very friendly and considerate of our privacy. We would absolutely recommend this home and hosts to friends and family!

Kevin and Anna were wonderful hosts for our trip to Niagara Falls. Each morning our breakfast was plentiful and different each morning. Our room was comfortable and well kept.

Location was great, everything was incredibly clean and neat. The listing on here shows a washer dryer and mentions a living room. This does not have either and these were selling points for us.

Everything about the cozy suite was fabulous. The location to the falls and all the activities were a short walk away. The house was clean, stocked with all the amenities we needed and parking was great. The small refrigerator did not keep things very cold and the freezer did not keep food frozen.

Clean, tidy, smelled nice, everything worked and was easy to find, with a very warm welcome from Kevin Nothing to dislike!

Charming 100 year old home in excellent condition Gracious and warm hosts

A 2 night stay in very quiet area only a 10 min stroll from Clifton Hill & the American Falls. Ideal for nighttime fireworks viewing. Stayed in green room. Quite small but bed very comfy. Bathroom tiny but modern with great shower & spotless. Didn’t want an impersonal room in one of the big chains so we were well satisfied. Breakfast plentiful & freshly cooked to perfection. Really enjoyed our stay. Great value & lovely hosts.

Looking back, I can't say which we liked better. Niagara Falls or our home for one night. Kevin was an absolutely perfect host. We felt very comfortable and if we are ever in the area again, we will stay with Kevin again. I have rarely experienced such a loving host. Thank you for everything…

A very nice property within walking distance of most things you would want to do in the area. I would recommend it to any of my friends that are visiting Niagara Falls.

We loved staying at Ambiance! We were there two nights. Our room and bathroom were immaculately clean!! Both breakfasts were scrumptious! It was an easy walk down to the falls. I’m glad we didn’t stay at a big hotel amongst all the chaos. We stayed in cozy comfort.

What a wonderful stay at an extremely clean property. The Inn Keepers were so pleasant and helpful that when we had a tour scheduled earlier than the set breakfast time, they went and made a special breakfast much earlier, so we could both eat and make our tour of Niagara Falls. We highly recommend this location for viewing the falls as we could walk very safely at night to see the light show. The neighborhood was quiet and away from the hustle and bustle of the tourist area but still very walking friendly.

The hosts (Kevin & Anna) were very gracious and accomadating. Breakfasts were very good. Very clean everywhere!

The suite was spacious, new and perfectly clean, equipped in a thoughtful way with everything you need even for a longer stay. Kitchen facilities are perfect. Very comfortable, felt like home.

The location of Ambience by the Falls was perfect to walking to all of the craziness Niagara Falls has to offer. Very near the main hub of kitzch! Easy walk down the Parkway to the Falls as well. The Cozy Suite was just that. It had everything we needed as a parent and 1 child group, although everything is compact. The beds were the foam kind which many people love. The kitchen area that joins the 2 bedrooms has all you would need for breakfast/ lunch kind of meals. The hosts were communicative and genuinely welcoming. There is no place or furniture to gather to sit together as group, except for a small table in the kitchen. With everything going on in Niagara this isn't necessarily a bad thing - just something to note if you are planning on hanging out together as a group.

This apartment was fabulous! After staying in hotels on our travels for 4 weeks it was great to have our own space and be able to cook in a lovely kitchen. The facilities are fabulous, location is great and very quiet nice touches with a coffee machine, floor heating and the shower has spa jets on it! Kevin made us a lovely full cooked breakfast each day in the main house. Overall a great stay and we would stay again! The only comment we have is that the bed was quite hard to sleep on.

I felt it was new, clean, tidy and the hosts were adorable. Wonderful breakfasts and the host Ken and Anna allowed me to have flowers delivered to the AB&B for my partner's birthday surprise. I would stay there again!

Property was cute. Abit outdated. The neighbourhood is abit run down but overall felt safe and was walking distance to the falls. Kevin was very nice and helpful. Wish the rooms had cable.

Our hosts greeted us when we arrived late, served a full course hot breakfast to start our day, helped to find a great wine tour, and were so, so hospitable. We walked everywhere which made our stay convenient and affordable. Thank you Kevyn and Ana.

Empfangen wurden wir von Kevin, der uns in seinem wunderschönen Häuschen willkommen hieß und einwies. Frühstück konnte uns leider nicht serviert werden aufgrund der Corona-Einschränkungen. Aber es standen den ganzen Tag Tee, Kaffee, Wasser, Snacks sowie Toastbrot mit Butter und Marmelade zur Verfügung. Frisches Obst war auch reichlich vorhanden. An Allem konnten wir uns im großen Gemeinschaftsraum bedienen. Das Zimmer war klein, das Bad groß und sehr sauber. Wir haben uns sehr wohl gefühlt und könnten die Unterkunft nur empfehlen.

We had initially booked the property for 2 nights, it was quite pathetic that we did not stay for the second night, and of-course the money would not be refunded, which is expected. Safe to say that, I will never be returning and will make sure all my friends and family stay at-least few kilometers away. A trip to Niagara has never been quite traumatizing.

The stay was quite good, just not the cleanest in the bedroom - there were cobwebs above the bed and 3 spiders in the room when we arrived, as well as a couple of hairs on our pillows.

Our stay was amazing ! Close enough to the falls to be able to walk there and far enough so it is silent at night. Mr. Kevin was amazing and helpful. You can reach him at any moment by text. Room was perfect ! Breakfast were delicious ! We recommend it to everybody. I would go back there anytime.

Nice, cosy house and Kevin is a good host. The room was tiny, but for one night stay it had everything we needed. It even had an ensuite bathroom. Breakfast was very nice.

Quaint nice setting. Bed was very firm but comfortable. Bathroom was in room with toilet in small attached closet and shower and sink in room itself which was a bit unusual but all working and private. Awesome location being a block away from the main tourist strip and about a mile walk to the main falls. Owner was very nice and breakfast was amazing! Overall a great quiet place to stay if you are visiting the falls :-)
