The staff were amazing and great, the room was nice and clean and the beds look great. The view was good. I dont think there is anything I didnt like at all I wish I was on a higher floor. Other than that the stay was amazing. :)

The view was exceptional, hottub and pool worked fine. The $50/ night was a shock. Added $250 just to park at the hotel i already paid for. No breakfast of any kind. No coffee maker or microwave in the rooms. For the price I paid, I had better service and amenities at much cheaper hotels. Just add the little comforts and upfront with parking fees! I'd go again but, not at this hotel.

Just the VIEW from the room There are beds and TV in the room , that it !!! no coffee machine no paper-towels no basic washroom amenties . it felt like all the money just to peek from the window not to stay comfortably .

Location was great, room was just okay - the room itself was clean but the halls were discussing. Halls are not clean at all. AC systems making loud noises in the room, I could barely sleep, the elevators are slow. On peck check in time, 3 out of 6 front workers desks were busy doing something else instead of checking in guests which made everything really slow and not welcoming. I paid for river view room, there was no view to the river but I’m sure the river was there somewhere.

1) First there is No Breakfast !! 2)You get coffee and have to get it yourself and the elevator takes forever to come up 3) The room first given on the second floor shower tap was not working , one small cake of soap is given to wash , NO shower gel in the container to shower with 4) The iron did not have a cap so all the water spilled out ( which was changed later ) , even the stand where the iron sits is not hooked into the stews so dangerous 5) House keeping is only done when requested 6)There is No safe to keep your belongs 7) TV is not standard our TV in room 624 was so small I never turned it on 8) No coffee or even a bottle of water in the room 9) The entry key did not work the second day as we came back exhausted 10) The front desk staff were very courteous and did assist to the best of their ability 11) This is really terrible !! The stay cost $770.31 for three days but never a mention of the daily different prices till the last day of departure The lady at the desk said overnight parking is $50 a night over and above , but what is totally unexceptable that if you don’t pay the $50 even as a guest they have No area in the day to park to change clothing Oaks only has a 15 minute time slot to park to register or you get ticketed 12) The conceige a white big set bald guy was argumentative and rude while asking for an explanation and he was at the front seat instead of his station ridiculous I am the Ambassador , MC and Director of the International Niagara Canada Film Festival held at the Greg Frewin Theatre for thee days and walked back and forth daily because of the parking inconvenience I had 1200 join me during the three days including the Mayor and Lord Mayor and would never suggest the Oak to any of my friends and colleagues It’s very unfortunate I mentioned it all in point form above

We stayed on the 20th floor, which was still under construction. The floor was covered in drywall debris and dirt. The room was outdated, dirty, and offered only a good view of the falls. Construction began at 8am, and we checked out at 12pm. We did not originally book this room; they claimed it was an upgrade since our reserved room was unrenovated. The customer service manager was extremely unfriendly, did not smile and was rude. We immediately decided we would never stay there again, and his birthday was ruined.

This was our family's first time staying at this hotel, and the service was quite good. The front desk staff were especially kind and even gave the children a small New Year's gift. They also gave us New Year's balloons when we left. We were truly grateful. We booked a suite with a panoramic view of the waterfall, and the view was beautiful, right from our room. We even saw New Year's fireworks! We would definitely recommend it to our friends!

The beds were very old and extremely uncomfortable. I ended up checking out 3 days early due to the condition of the beds and extreme back pains. The hotel refused to refund the remaining days paid so I lost out on over $480 due to having to leave early to get someone to be able to sleep through the night and have some comfortability.

The deposit policy was inconsistent, as my family and I were all charged different deposit amounts for our rooms. The $50 per day parking fee was also frustrating, and we were told the room would be “inspected” before checkout. Despite this, the room was not in great condition, with cracks, rips, and a very slow toilet. There was no housekeeping during our stay no bed making or towel changes. Additionally, some guests were given discount vouchers for nearby places (including Applebee’s) while others were not, and they had to return to the front desk to ask for them. The only real positive was the nice view, even from the second floor. Overall, the extra fees and lack of upkeep made the stay disappointing.

I was very disappointed with my stay this time. My room was cold! Very uncomfortable i had to wear my hoodie and socks to bed. I went to the front desk and asked for help with this issue. No one came to my hotel room to look into this. Also, hotel quests constantly slammed there hotel room doors all night long. I was woken up 3 times overnight because of this.

The view is probably the best in Niagara Falls. You won't find better. The staff are as helpful as they can be, but we really struggled with the repeated maintenance calls to fix the toilet and had to beg them to have housekeeping come once during our 5 night stay. We resorted to putting garbage outside door with the towels, they left anything that fell out of bin and our wet towels greeted us 5 hours later. When we called they dumped a bag of towels and toilet paper in a garbage bag off. Not what I would expect for almost $3000. Lastly, $50 a night parking is insane... The Skylon has manned parking for $10 per 24 hours so was worth the 5 minute walk.

The room is where troubles were, great view nice soft bed but come 9pm really loud noises were coming from between the bathroom wall and the living room wall. We waited to see if it was a one off but come 10/10:30 we said something. When we told the front desk the answer was hmm if it happenes again call 0 and maintenance can come in and look. Well when I have a 2 year old trying to sleep no that's the last thing I'd want is some stranger entering the room turning on all the lights and making a bigger commotion and more noise than there already is. I was up until 2 am listening to the noise and told the front desk at check out, played them the video and they only offered breakfast at Applebee's as compensation for getting next to no sleep from the noise. Apparently they were booked full and that's why we weren't offered another room. Regardless something more could have been done like discounting the stay, reimbursement for parking, offering a discount for another attempt at the hotel, something more than an Applebee's certificate that's only good the same day.

For the price being charged, the experience was very disappointing. The rooms are extremely basic and not maintained to an acceptable standard. The shower barely works, making something as simple as bathing frustrating. The bed creaks loudly with even the slightest movement, which seriously affects comfort and sleep quality. On top of that, parking is outrageously expensive. When you’re paying over $250 per night, you naturally expect a much higher level of comfort, functionality, and overall quality — unfortunately, this property falls far short of those expectations.

-Despite the bed being comfy, the strong winds were so loud. We can hear it in the room & it woke us up in the morning. Restless night for everyone! -There was no microwave in the room. -Breakfast not included. -TV was not working. A technician worked on it at night, replaced it but wasn’t able to fix the cables. They came back at 11am the next day (checkout time) to get it fixed. -Toilet did not work properly - we had to keep jiggling for the flush to work. -Parking was way overpriced - $50 overnight. Did not even include free parking for 1 car per room, unlike other hotels. First time staying here to give it a shot, but definitely not going back. Stay next door instead! Overall, not a comfy stay & not worth the price!

The concierge and reception staff were extremely unwelcoming and rude. When my guests asked if anything could be done about the iced-over window (given the high cost of the room), they were dismissed rudely and told “nothing can be done about the weather.” Despite calling ahead to ensure my guests could check in, their names were not on the reservation, causing unnecessary stress and embarrassment. Most concerning, my brother-in-law—who is Black and a lawyer—was treated with clear disrespect by front desk staff. The interaction felt discriminatory, and I sincerely hope racism was not a factor, but that is how it came across. A complimentary breakfast does not make up for poor service and broken amenities. I will never stay here again and do not recommend this hotel.

We didn’t get the hotel we booked and they referred us to hilton . Our parking was free on the booking at The Oak over the fall view hotel, but when we got transferred it was paid parking and that too expensive . They didn’t have parking inside their premises, they only had outside parking with the expensive price. It was so hard with an infant with us.

From the moment we entered the lobby, this hotel was a disappointment. There were 4 staff members manning the check-in desk, with only 2 actually checking guests in, while there was a line-up for check in that made its way out the front entrance. There was a bellhop kindly asking if anyone had been in during the day to "pre-register" but no one even knew what that meant. When I called earlier in the day to find out if our room could possibly be ready early we weren't advised that "pre-registering" was even a thing. We waited in line for 50 minutes before getting to the check in desk. During check in our room's view was "upgraded" due to our wait time. Now, with our "upgraded" room we were treated with burnt and ripped carpets, table tops not attached to the bases, floor tiles that have clearly been through flooding of some sort and not dried properly so the grout and glue crunch under your feet as you walk. Nothing felt clean in the room - we checked out early and headed home to bathe. There was no discounted pricing or anything that appealed to us at booking, just wanted to try a new hotel. We won't make that mistake again. Spend your hard earned money where its appreciated.

They over booked and gave us a room at a different resort. Which didn’t have any parking available except a block away and charged $50 dollars for that. While parking across the street was only $35. The Oaks advertised self parking available. That along with waiting in line for 30 minutes only to be told they didn’t have our room we booked. Not happy with this experience at all.

Lined up out the door for check in. Pleasant staff. Room could have been cleaner. No signs directing to room. Room was definitely an “add on” room. They had space and made it a room. Chair in room broken. Supposed to be courtyard view but we were looking at roof with all the HVAC equipment. Coaxial cable running along wall and out of room. First off we arrived at the Oakes and they told us (and a bunch of other people) that due to maintenance on our room we had to drive to the Hilton down the street to get a room. When we arrived, check in was great, the staff was very nice and I didn't wait too long in line. The parking was brutal, $55 to park offsite! When we got to our room, the room was clean but our headboards were pretty beat up. The tub was also pretty bad and looked like some tried to spray paint the tub white and over sprayed the drain and some of the jacuzzi nozzles because they were half white as well. I tried to spray them off with water but it didn't work. Then we wanted to go to the pool but had to book a time slot online, which was fine. When we got to the pools they were both freezing! Not to mention WAY over chlorinated. We won't be coming back to the Hilton.

Bad moment at the checkin time, when the recogí in clerk told me that I have to pay 50 can dollar per day for parking and also one fee that Expedia not use to pay. I beleive that at the time the client is making reservations it should be very clear all charges and not after traveling to the place. Beside this everything was perfect

The staff was nice. The room was clean when we got in but the bed had hair on it and the jet. The chair was broken so we didn’t sit on it at all. I really enjoyed the jet after I cleaned it. The sink in the bathroom isn’t installed properly and moved side to side when you rested your elbow in the sides. The bed was comfortable though and nice fluffy pillows. The pool was cold but expected hair was everywhere on the floor lol idk why lol the hot tub was amazing!!! The sauna was cold and very small only to fit two persons or one big body person. The 14th floor where you look out to see the falls was nice it’s just one big window. The elevator is very fast and nice because you can see through it. They have a small coffee spot in the lobby that’s open 24/7 which is great. Applebees is right next to it and was nice and it’s surrounded by many other restaurants. Enjoyed my birthday away from home. Just minor fixable stuff

My biggest issue in the room was you could not set the room temperature. I had to get up in the middle of the night to turn it off because it was just too hot. Most hotels nowadays allow you to set the temperature.

Staff was friendly. If you’re just looking for a place to sleep and get a great view of the falls this is the one. Hotel has no restaurants, just vending machines. However there are many restaurants nearby, walking distance. The Fallsview Casino is very close too. Excellent location. Doesn’t have EV parking with charger. Also general parking price was ridiculous: $50 per night. Room was clean (just don’t look under the cabinets).

Good location, hotel was clean and room was well sized… however, there were literally no spare plugs or USB ports anywhere in the room and the tv was tiny. The shower was big enough to fit 4 large adults if not 6. But the sink had no vanity or storage.. not even a spare shelf in the bathroom. That means you have to keep all toiletries/beauty products in the main room and get them as needed. Carpet had a bunch of wrinkles in it and sink wasn’t cold at all.

There’s a limit for housekeeping, we booked 4D 3N and they need to verify first if we can used the service, whereas compare to other hotels it’s offered for free regardless the numbers of night stay.

We checked in only to find out there was an “ event “ going on… that event was a swingers convention.. we were subjected to their ways. They purposely stopped the elevated on their floor only for us to see them degrading and abusing their wife’s. Extremely uncomfortable feeling. Little did we know the party wasn’t just on that floor. We were on the 19th and the neighbouring rooms to us were having a come and go all night.. both nights. The pool, hot tub and sauna were closed down for the “ event “ . Who would want to go in these after these creatures were just enjoying themselves and others there?!? The hotel front desk seemed like they didn’t care and didn’t offer any solutions to fix our very uncomfortable stay. STAY AWAY FROM THIS HOTEL!!

We were given a room at the hotel due to maintenance at the Oakes. Not the view we had planned for and were hoping to be closer to the tram as we had a planned tap at table rock. Our view was far from amazing.

While the hotel is older, you cannot beat the views overlooking the falls! If you are going to stay here, pay a bit more to get a room on the 9th floor or higher with the falls view. You won't be disappointed! PS If you are driving, find alternate parking as this hotel does not have covered parking....even with the extravagant parking fee.

If you're focused on exploring the area and just need a basic spot with (potential) views, this works. For amenities or comfort, look elsewhere. Parking is uncovered and pricey for one night, especially inconvenient when it snowed during our stay; a covered lot would've helped.

For the price we paid for a premium room, you would think that the toilet would work. Zero compensation or compassion was given to us by the front desk staff, just a measly "oh no, that's unfortunate" from the lady at the desk while checking out. The view was 10/10 from our room, and the location was well situated for the price. The gentleman who was at the front desk was also kind during check-in. Those were the only good parts about this hotel. The gym and pool were decent, but there was a sign at the front desk saying they are currently going through renovations and that they were sorry for the appearance of the hotel. The parking was a scam for $50 for the night when there was $20 parking across the street. The view is the only reason I would consider returning, but overall, an unpleasant stay at a hotel that prides itself on premium rooms and high-quality service to its customers. 2/5 and only due to the view from our premium room, which had no working toilet. :(

Blankets for the sofa bed, there were none in the closet. Would also suggest a ramp at the back to make it easier to bring in luggage etc from the parking lot. The stairs are difficult. Thank you.

I think the hotel uses its location as an opportunity to rake in as much as it can. the parking lot was not full, there was no need to charge guest extra for parking.

Easy access to the Falls either on foot, or via the tramway ($3.75/trip). Plenty of dining nearby, or a 20min walk to Clifton Hill entertainment district for more options. Would recommend for the view!

Hotel rooms are a little tired and did not have an in-room coffee maker. Heating/cooling unit was loud and difficult to maintain temp.I was surprised to find there was no onsite restaurant or bar, that did not require exiting the property - my error I should have double checked. The Hotel does need to upgrade their reception area and frond desk carpeting and also the carpeting in the hall ways. The carpets look unappealing and worn. LIven up the appearance of the hotel with bright and vibrant coloured and patterned carpeting. We showed up at 5:30 to find our room was not ready and had to wait 30 min. We were supposed to have view of the falls and we were just high enough that you could just see the tops of the falls just over the trees. The view did not warrent to price of the room but it is why I give it an extra star. Otherwise, the room had a renovation and it was done terrible. Kind of a half way renovation. But the worse part was in the middle of the night, water started leaking in the bathroom ceiling... from the room above us. Not sure what kind of water it was but any water coming from the ceiling is bad water. For our inconvience, we were only offered our parking fee refunded. Lastly, the pool and hot tub was very and had a bad color to it so we did not use it. BTW, there is no coffee in the room, you have to go to the lobby for that. I would not recommend this hotel even if it was for half of what we paid. Terrible.

The parking fee is hidden charge and they charge $50 + tax for overnight parking , but they put $60.45 charge on my credit card for parking. Even the Expedia app does not tell that parking is paid on the property details. Where do u think customers are going to park. It should be included in the room fee. Rooms are old lighting is poor. When I later raised the issue about not receiving the river view room I had booked, the front desk informed me that the hotel was fully booked and could not make any changes. I was really disappointed with my stay at this hotel. The place felt very rundown — the wallpaper was peeling off the walls, and the bathroom was in serious need of renovation. Everything looked old and poorly maintained, and there was even a musty, sinky smell throughout the room. Definitely not worth the price.

Hotel overlooks Horseshoe Falls, great view especially if you get the falls view room. Rooms are dated, bathrooms are not the best- sink slowly drained, caulking around shower was gross. About the only thing good about the hotel was the view, but even that comes at an extra cost, not every room comes with a Falls view. No daily maid service, no wardrobe, no tea and coffee in the room, no robes/slippers, no breakfast. $50 a day for the car park, tax for this, tax for that. Works out quite expensive when you add all the extra taxes and all for basic amenities.

When we got there I was so disappointed. The room did not look like the pictures. The tub was a single person tub with some jets. It looked like it hadn’t been updated since 2002. The carpet was so ugly. The vanity had two different wood veneers like part of it was shoddily replaced. The furniture looked like it was just kind of placed randomly in the room and it didn’t feel cozy or at all worth what we paid. I would not book here again. Especially for the price it would be nice to at least get a continental breakfast and the two person jacuzzi that was in the pictures. It kind of put a damper on the trip. We thought it was going to be a nice romantic fancy getaway like the pictures, and it felt like a budget hotel or someone’s grandma’s yard sale basement. Disappointing.

I cannot recommend this hotel for a number of reasons. The room had a musty smell. The bed was uncomfortable. The mattress is extremely firm. The $30/day resort fee was not listed on Expedia. Add this to your $50/day parking. The fitness center is located in the pool area so it also doesn’t open till 9am (no early morning workouts ). Several electrical outlets in the room were not functioning. On the bright side, the view is great and the hotel is in a great location. Those were really the only positives. I would evaluate all options before choosing this hotel at the current price.

Checked in, had a falls view room but as it was our anniversary was offered an upgrade to a suite with a jacuzzi on the18th floor. View of the falls was amazing. Room was clean & comfortable. Jacuzzi & separate shower were lovely. We had an amazing stay at this hotel & would definitely stay again. Staff were lovely & really accomodating. We parked at the hotel & had no issues. We took in a cruise of the falls which was amazing. We made use of the complimentary vouchers the hotel gave guests & dined at the Brasa Brazilian Sreakhouse & enjoyed the discount offered of the food. Food & service was lovely. We enjoyed watching the fireworks from our room at 10pm. Overall a fantastic experience & memory.

We didnt actually stay here, when we checjed in we were advised they were renovating the room type we booked, so they transferred us to an equivelant room at the Hilton. They put us on a shuttle and dropped us there. They were super accommodating and helpful about the whole thing.

Customer service was great. Very clean. Loved our view from the room and the room was very spacious. Good free coffee. My only complaint would be the bed was uncomfortable. I woke up with sore hips and my boyfriend had a sore back.

My boyfriend tried to take a shower the morning of the 26th and there was no hot water which is ridiculous for the amount we paid.

Room supposedly had a river view of Niagara, instead had a view of a parking lot, heart shape jaqussi had brown water, no restaurant or bar in hotel, parking outrageous expensive, property looks old and outdated carpet worn, hole in Sheetrock in room.

Our reservation began at 4pm, we were still waiting for our room at 5:30. After a day of driving, we were really ready to settle in. They offered coupons for comp breakfast at the Applebees next door. We had no desire to eat there. I think the reasonable thing would have been to have comped a bit of the fees, or at least a days parking as we were paying for a room that we couldn’t use. Otherwise a very mid-rate establishment.

Fallsview room was excellent. No obstructions from our 12th floor room and the falls were clearly visible. Also we were able to enjoy the fireworks from the room itself. Very convenient location. Everything was within a mile distance. Hotel charges for parking separately.

When I checked in it was a 2 floor suite which isn't what I reserved, especially since my mom who uses a cane to walk was worth us. so they moved us and stated they would "comp" me for it but that never happened and my bill was over $200 now than expected.

If you’re looking for a five star resort, this is not the place for you to stay. Very old clean but rundown. Rooms are old shower has very low pressure, and the bottom of the shower had mold on the door. No daily housekeeping. We didn’t mind because we spent no time in the room, except to sleep and shower. On a positive note we were on the 21st floor and the views were spectacular C$50 to park no amenities really on site. They have an old pool. The coffee was good. You also have a small refrigerator in the room and Walmart is about 3 miles away if you want to go get Some snacks and water to keep in your room. I also found the beds very comfortable. I would stay here to again just for its location. You are directly next to the Falls. Wi-Fi worked well and it’s close to everything.

We did not get to stay at this property so I have no idea how to rate it. They moved us to the Hilton and we didn’t get the type of room we booked, there was the frigging Casino in the middle of our view of the falls and the price was higher than when I reserved. Not impressed with the Hilton at all or this booking.

We booked The Oakes Hotel Overlooking the Falls 3 months ago and we notified a couple of days before our visit that they had water pressure issues and they rebooked us into the Fallsview Hilton. This turned out quite well for us except the Hilton restaurants are all rather expensive.

Terrible experience. I had booked thru them. They call me last minute to say that they’re having an issue and can transfer me to Hilton instead. This is the second time they’re doing this. I go to Hilton and was given a crappy room with crappy mattress and pillows that gave me neck and back pain the next morning. Will never book with Oakes ever again. This is the second time they transfer me to Hilton and the stay is not up to par. They may leave the crappy rooms to the transferred guests I don’t know. Terrible customer service on Oakes

Excellent for view of Horseshoe Falls. There are a few hotels with similar views, but more expensive & upscale. This hotel wasn't cheap, but very basic. No maid service unless you ask, which was ok for me since I was there for a few days. Carpet had burnt in mark from iron. Toilet made leaking noise. Hotel needs update/upgrade. Location made up for it to me.

Pool area was decent. Very clean. Staff are nice. Room view is awesome. Our room however, smells like a strong combination of Dog, urine & body odor. The carpets are filthy. I don't even feel comfortable walking on the carpet w/bare feet. The smell is overwhelming. Drywall repairs throughout property are just barely sufficient. Furniture is worn & scratched. I would never stay here again.

I had researched best hotels for their room views of the Falls and chosen the Oakes. I was disappointed to be relocated, but the Hilton equivalent was very good. I commend the staff & service for making accommodations rather than just canceling our reservation. We had a wonderful experience, and I only wish we could have enjoyed what I'd read was a superior room view of the Horseshoe Falls

Was notified just over 2 hours before check in that we’d been moved to a different hotel. We had booked this hotel specifically because we were meeting another group. The lack of notice wasn’t great. Why allow booking if you don’t actually have the rooms available? We were moved due to a known problem not because something happened to arise after the reservation was made.

Once we entered the room it had a very odd smell to it. The only good part we could say was the washroom but not until we used the jacuzzi. When we activated the jacuzzi the pipes were so dirty that yellow/brown bubbles started the form and it was super disgusting. The only purpose of renting the room was for the jacuzzi but yet they still couldn’t meet that expectation.

Deceitful pictures of the hotel on the internet . The room we got was not worth at all the money I paid for. Not to mention that they will charge you an extra $50 for parking. Everything was very basic and my wife saw a roach in the room. I am not returning to this hotel again nor do I recommend this hotel to anyone
