Stayed 1 night on the 17th floor. No problems, bed was comfy. Clean room. Coffee in the morning lobby was nice. The only thing is Experian/ booking .com/ etc say there is parking. There is no parking. You need to go online and find a public garage nearby. We use "Spothero" to find parking, and it was 1.5 blocks around the corner. We unloaded our stuff at the hotel. Drove a nice garage, self-parking cost me around $45 for a 24-hour stay.

It turned out it's not in a great part of town but that is not the hotels fault. We were not happy with the bed it wasn't comfortable at all but everything else was good. The restaurant next door was really good and we got free breakfast there. It was still a nice trip

The heater in the room did not work. The water was not hot (insane). There were glass stains on my nightstand when I walked in. The housekeeping was not available after 3PM. The noise level from next door room was atrocious. And the check in person couldn’t answer a single question I had and kept telling me to come back the next morning because she was new. I mean gosh I hated my stay there.

We splurged on the suite so having extra room was nice. The hot water struggled to work out first day and it sounded like that might be a common issue. Day 2 though it worked like a charm so not sure what the deal was. It’s an old building that’s been remodeled. For the price it was awesome. Walked to tons of things.

Though the hotel was located 5 minutes from union square, right after the corner there were lots of homelesses, which made it very unpleasant to walk around. Room itself was clean but too small for a family of 4 people.

Room looked as described, however, upon check in we were informed the air conditioning was out, the restaurant and bar were both closed, and they were not sure when the a/c would be restored. It was not fixed during our stay. Additionally we received a notice on our last night that we would have no hot water. Very disappointing from such a nice looking property.

The hotel itself is nice and well kept. However, the noise level is an issue, you can hear almost everything from the room, including housekeeping staff talking and guests in nearby rooms. Also, the restaurant is currently closed for renovations, which should be clearly noted somewhere before booking.

Been coming here now a few years and it’s been steadily declining. This has typically been our go to property in the City but I feel like it may be our last. Location is great but service has really taken a dip. As a “VIP” guest(because of our status with Hotels.com) we used to be welcomed with cookies, waters, and food vouchers for the restaurant. That went away with the nice gestures but it didn’t bother me but this last trip was not a very welcoming one. I had my wife check in while I parked in a nearby parking garage. She said the front desk employee wasn’t very nice. Once I met my family in the room I immediately noticed that it was the wrong room. I had booked a specific suite and that wasn’t it. I go downstairs to ask about it and the gentleman kept telling me that it was correct(even though I had pictures of the room that I booked). I told him I wasn’t in the mood to argue with him as my family and I were hungry and on the way out to have dinner. We just went with the flow and tried to enjoy our time there but it just wasn’t the same because we were so used to the suite we always get. Unfortunate that we’ll have to find another property to stay out for our future trips to the City.

The staff was wonderful, the check-in was easy, the room was clean, the bed was very comfortable, and they were plenty of pillows. The thermostat worked well, although the fan was kind of loud. The breakfast was exceptional, the pastries were light and fresh and even the eggs were good, which is rare. I would definitely stay here again. I had a conference at the Hilton, which is just across the street, which made it so convenient to be out of the busyness of the conference and in our quiet residence next-door. I highly recommend this hotel. Plus the view was great! We had a corner room and was just lovely.

I first stayed at the Spero in 2005 and had made a point of staying there when ever I visit San Francisco. Over the years it has transformed from a well kept hospitable hotel to a run down establishment which looks to only maximize revenue from their guests. The rooms are very tired, similar to a run down Hampton Inn, there are no amenities despite charging a resort fee, and staff are more akin to working at a fast food establishment than a hotel. There are many better options now in the Tenderloin or wider San Fran area.

Anna was a dream!! She was sooo helpful with us coordinating for our son swimming ALCATRAZ!! We were in town to support him. Hotel Spero was absolutely manageable for us to enjoy this experience. We even spent time in Chinatown, which was absolutely lovely. The parking situation was confusing. Would have like to know more about how parking works in the city and especially that it is not affiliated with hotel.

We were there for 4 nights. In that time we were moved 3 time. First night we had bug bites! Second night/move was because the room was under the heating and air equipment. The room was so loud we couldn’t sleep plus we were so itchy from the bug bites (the manager insisted we didn’t get the bites there) the 3rd room was bigger- but the view was walls and equipment. It had a rain shower faucet (didn’t work) so I had to use the hand held shower head. A huge part of that faucet fell off and hit my head. It about knocked me unconscious. I asked to fill out an accident report. They don’t have any. Worst stay ever. Homeless everywhere. To top it off the housekeeping staff was on strike. The bullhorns they were yelling in were incredibly loud! Don’t stay here! Horrible bites I got and the huge goose egg I got on my head from the shower head breaking and hitting my in the head. Noises and homeless was awful!!!

Booking.com said the hotel had its own parking for a fee but the hotel didn't have parking. Luckily there was public parking close by. It was challenging to get all the bags into the hotel.

Minus: The Room was warm, and the thermostat could not go lower than 68 degrees. Had to leave the window open; noisy most of the night and early morning. The room was still hot. Tiny bathroom, but the shower was adequate. The bed was too hard, but it was a minor inconvenience.

Hotel is fine. Just fine. Lobby is nice and well kept. My room was also fine. I didn’t have heat in my room , the only option was a “cool” option. Brought it up to staff and they said it was an old system. They were kind and offered to bring maintenance in BUT I opted out as it was just a 1 night stay. If you come in the warm months, that’s obviously not an issue but cooler months may be. I was cold at night.

It was a beautiful hotel. The only thing I would suggest is maybe different beds I was there from Monday through Friday and their beds were just so uncomfortable. One more thing they’re AC. It was hot couple days we were there and I just felt like I couldn’t get it cold.

This was a cute and stylish hotel in downtown San Francisco. There were some sketchy characters hanging around the neighborhood as it’s right on the edge of the tenderloin which is not a great part of San Francisco. However, I felt safe at the hotel and had no trouble getting transportation like an Waymo and taxis. The staff was very nice. There was parking right next-door for $50 for 24 hours that was not affiliated with the hotel. I liked that we had a room on a high floor to be able to take in the incredible San Francisco views.

We also realized next day that the same lady at reception didn't give us the 'breakfast coupons' while checking in. I was sent back from the restaurant to collect them at the reception and come back again. The normal practice of telling your room number and having your breakfast didn't apply to this place. When one ends up paying almost 300 usd per night (yes, I totally understand that taxes and real estate costs in SFO are high) the least one expects is a courteous staff which doesn't differentiate between customers looking at "brown" skin color, simply because the color of the dollar bill that we pay is still same "green".

Ignored by staff when trying to get compensation for the constant fixing of my keycard. The property was extremely noisy (especially the AC, you could hear everyones’s AC and TVs), the staff interrogated me during one of the times I needed to get my keycard reprogrammed, the room smelled the moment I entered it for the first time, no coffee machine in room despite it being on the listing/website, and the bathroom door + the table were very dirty/scratched up like a dog was in there.

This is really great place to stay. I accidentally booked wrond room for handicap but got free exchange. Staff at reastaurant were very friendly and helpfull, especially Maria - special thanks. Breakfasts are very teasty, drink bar at the lobby. Also we got kettle into our room by request - it was very great due closed restaurant in late evening. Hope come back to SF again and stay here. In this part of the city, there are a lot of strange people on the street, which we weren't used to seeing in such numbers at home. This is a characteristic of this area, where there are many hotels. But inside the hotel, everything was quiet, thanks to the security. One time, filtered water wasn't available near the lobby because the filter needed maintenance. But it's great that the hotel has filtered water available. I'd also like to point out that Anna was very cool to our requests, but nothing more. Perhaps this is due to a biased attitude towards Russians, or perhaps it's just my imagination. In any case, despite the hotel being a bit rundown, it has a great team, and we really enjoyed it.

The staff are friendly and helpful. It's so nice to have warm breakfast with three choices every morning: waffle with berries, a huge burrito with side fruits, eggs and bacon. I tried different one every day and all three are great, especially waffle. The location of the hotel is great as it's walking distance to Moscone center and China town. Tederoin is a neighbor that is a couple of blocks away, which you want to avoid. I always went to the other directions away from that area. Hotel is clean and modern. My only complaint is the shower head. I lived on the 15th floor. The water pressure was low.

It's on the edge of the Tenderloin, so the street life and activity can feel a little edgy at times, but I've never felt unsafe. Love the lobby decor and the rooms are modern but warm and comfortable. Beds are comfy, black out blinds. Sometimes you hear some street sounds, but I travel with ear plugs, so it's never been too much of an issue. The staff are super friendly, the coffee is strong and solid and flowing at 6am - 10am, and really appreciate the gym (basement, but clean and the equipment works). The adjoining restaurant is also convenient and reasonably priced - especially during HH.

I liked that this hotel was close to Union Square and close to rideshare to Bill Graham Civic. I didn’t like that many of us who checked in had to wait an indefinite amount of time for our room to be cleaned and available. I ended up changing rooms for one that’s not city view that was available because we were running late to an event. I was not the only one with this issue. On top of that the pipes would make such a loud sound when using hot water in the shower. I’m not sure if this was on my floor specifically, but it was not just when we used our shower. We could hear the pipes when other people would use the hot water in the shower. The beds are also not true queen beds. We noticed they were full size beds and the linens were done in a hurry. I saw the fitted sheet was placed upside down. I probably won’t stay here in the future unless they have improvements.

The building was beautiful inside and unique; however, there was a destination charge, and they also did not provide parking, which was another fee out of pocket. Of course, the parking surrounding the hotel was costly, up to $60 a day, and there’s no way around it.

The immediate area seems pretty safe. However, a block or 2 over is very sketchy. I do not recommend walking around at night. During the day it’s not so bad, take rideshare if you can. The hotel property itself is very nice and clean.

However, there were a few issues that took away from the experience. Some of the provided toiletries, like the shampoo and body wash, were not functioning properly, and a few items in the room were unplugged when we arrived, which caused some initial confusion. Additionally, we requested an extra blanket during our stay, but it never arrived despite following up. With a bit more attention to detail, especially in guest requests and room readiness, this could have been a five-star stay. That said, the location and cleanliness make it worth considering for a future visit.

First of all the receptionist who checked us in did not separate it to twin beds so I had to rent another room for my son. The receptionist that check out charged us for additional service although I paid breakfast for two for the original room at the time I checked in. She was rude and was not able to get me the supervisor when I requested that at the time we checked out, we were overcharged and necessarily due to her first mistake at the time we checked in.

The property was lovely! The room was very nice and clean. There were issues with the shower, but it was due to the hotel broiler that was being worked on. The hotel provided us with food vouchers for the inconvenience and I was pleased with that. I will definitely be staying at the Spero again.

Bed was rock hard, and had no fitted sheet just a loose sheet disgusting. Parts of ceiling were open and exposed, bathroom was worn. No access to a very basic cable tv, couldn’t plug anything modern in. If you need a place to crash for a night fine. A long stay past 24 hours find another hotel. No amenities at all

I lived the out side view and how close everything was in proximity to the hotel. However, a street down there was literally poop everywhere on the ground, but they’ll building itself gave a great experience. Only thing would make it even better would be if there was a microwave.

I paid for a room that should have had a king size bed but was given a closet size room with a queen size bed next to an elevator. We didn’t sleep at all as the elevator was incredibly loud & the queen size bed was hard & uncomfortable. The staff was unfriendly & apathetic which made the experience even worse. The area was riddled with homeless violent drug addicts; our safety was jeopardized whenever we stepped outside that god awful hotel. I demand a full refund as I should not have paid for this misery ; no one should

The hotel is great no issues and staff is amazing but the area around the hotel makes it feel terrible lots of homeless and drug usage near by doesn’t make going outside flexible I parked right next to the hotel at the garage which was convenient.

Everything at the Spero was very clean, the staff helpful and friendly, and the connected restaurant was great. We ate breakfast there every morning the week we were there plus dinner once and it was consistently fantastic. The hotel is historic so the lobby was beautiful and our room smallish but attractive and with a very comfortable king bed. The shower was nice but the bathroom tiny and the sink is poorly located. The property is located near the edge of the Tenderloin district and we did encounter homeless people in one direction but there were alternatives to mostly avoid them. The Hilton half a block away and they and the other nice hotels in the area have the same issue. The clientele at Spero was mostly families and professionals. We had a great stay.

Hotel was very clean, beds comfortable, and staff were super friendly. Broiler not working while we were there and the neighborhood didn’t feel safe at night if you wanted to roam the city a bit after dark.

The area is surrounded with a lot of homeless people. We could hear siren going on all night. The bed was on the softer side and my partner and I both felt very itchy from it. The room is also very small and old with constant noise from the old pipes

Arrived on a Friday and they had no hot water until later at night . The following day around 8 am there was NO water . All the guests were upset.

I gave this a 3 because there was nothing out of the ordinary that wow'd me. There wasn't even 24 hr access to coffee. But overall pleasant stay

Old hotel that’s been rehabbed but not gutted, except in the bathroom where it counts. Retains charm and character of an old, grand hotel. Comfortable room, a bit small, perfect for solo. Good breakfast at restaurant. No room service but you can pick up your order in the lobby. Staff friendly and efficient.

Carpets and couch was dirty. And toilet paper holder was mounted below the toilet, like I could pee on it by accident. Bathtub was also dirty. Some TV channels didn't work.

Traveled to a conference at the Moscone Center and I was looking for a hotel close to it. It works and the hotel facilities were ok.

Our room was really nice however the tv was not working. The hotel itself was nice but outside in the neighborhood was dirty. Lots of human feces up the block. Not a part of the hotel but it was on the way to the parking garage.

Check-in was easy and loved that I received a $20 voucher for food at the attached restaurant called Jasper’s thanks to booking with Expedia. The room was spacious enough and clean. Bed was not the comfiest thing i’ve slept on however. Overall I would stay here again for a quick weekend trip.

Fine, but the hotel inexplicably adds a “fee” to what you have already paid. This is - improbably - for WiFi, coffee and the business center. It’s dishonest. Just put it on the cost of the rooms.

Excellent stay! Hidden gem in SF! Great customer service, beautiful spacious room, comfy bed. Easy access to nearby shopping, eating, sites... Classic decor in lobby.

A block away is an area full of homeless and druged people, avoid this area, on the other side like 5 blogs cls away there is Union square, with fancy stores and restaurants.

It was pretty good stay. Location is good, near cafes and bars and restaurants. Service was nice. Loved the lobby aesthetics.
