Reviews
The hotel is generally well-liked for its aesthetic, cleanliness, and friendly staff. The location is praised for its convenience to public transportation and local attractions. However, some guests express dissatisfaction with the resort fee, parking costs, and issues with room comfort and cleanliness.
- Aesthetic and clean hotel with interesting art
- Convenient location with easy access to public transportation and local attractions
- Resort fee and parking costs are seen as too high
- Issues with room comfort and cleanliness, including noise, smell, and maintenance problems

Hotel was conveniently located near a BART station. Fun interior and the game floor has a photo booth. Only complaint about the room was the two windows looked into the opposite hotel room across the way. Could not have the blinds open so no natural light.

Took a solo trip to San Francisco and needed a location close to the BART on Powell/Market. This hotel is around the corner when you come up from the subway. Hotel Zetta has easy access to the cable cars and other Muni transit system (Electric card and buses) within steps. This is my first stay at Hotel Zetta and will definitely try to make it my based whenever I'm in SF. Staff keep it very clean. It's relatively close (walkable) to the Ferry Building and MOMA. There is access to a restaurant/speakeasy from the hotel that I didn't get to try on this trip. Even though I didn't make it to the restaurant, i ordered a burger and garlic fries for room service that was pretty good. There is also a nice bar and lounge area in the lobby if you want a night cap at the end of your day.

I've stayed here before, and loved everything about it. There was free breakfast, a bar, and valet parking. This recent stay, however, I noticed a few things have changed. And unfortunately... Free breakfast is gone, now replaced by a "grab and go" option that doubles as a mini breakfast cart from which you can order coffees and various breakfast pastry items. The bar is also gone, which was a great way for guests to have some socialization in the lobby. In previous stays, I felt like I never had to leave the hotel for these options. Now I'm more likely to choose other accommodations.

There was a strong smell in my room and the paint in the bathroom was coming off I think because there was no vent for the moisture.

All the staff we came in contact with said hello or more. The front desk personal were extremely kind, helpful, and accommodating. We got there early and the woman at the front let us in early, upgraded our room to a suite, and wine and two glasses for us waiting for our anniversary. We loved that the buses were right there and optional parking was within a block. I loved the property and I knew the location was going to be a little rough with homeless, but it was really mostly just LATE at night. The only option for this specific property was valet which is $65 per day (not per night). This is understandable for the area, but it was something that had us park at a different parking garage.

Great location, near parking restaurants shopping including target. Breakfast was good but on the expensive side

This place was very beautiful and we felt very secure with the lobby door only opening with your access key card or the receptionist opening it for you. Their valet was also very helpful, you just have to leave it parked in front of the hotel without blocking the bike lane and let the receptionist know you want valet parking. They are so helpful.

We really enjoyed our stay here. Got here from east coast on the red eye and checked in super fast. Room was huge with great bedding. Staff is super friendly and hotel is in a great location. Reminds me of a smaller scale artsy hotel. There’s coffee in the lobby in the morning that turns into a bar at night.

The entire staff was so rude, unhelpful, and unfriendly. Would never stay here again or recommend it to anyone.

Clean room. Super nice staff. Bartender is top line.
- 5/5
We had a corner room on the 8th floor and it was a lot larger than I expected it to be, very spacious. The bathroom was huge as well. The staff was very nice-we needed to print some things and they gladly printed them for us. I also loved that the water machine down the hallway, also had ice, so we could fill up with cold water. It is in an excellent, very central location as well. We really enjoyed our stay there.
- 5/5
No complaints from me, this place is amazing. Perfect stay for when you’re going to the giants game or anything near by
- 3/5
Good location and nice design concept. Rooms are large, nicely furnished and clean. Price for my stay was very good, but it came with some compromises that I wouldn’t make again. My room had an hvac so loud it was like having a generator hidden in the walls all night. And complimentary breakfast is actually a $22 gift certificate to purchase something from the makeshift cafe set up at the lobby bar. Food comes in plastic packaging and is warmed up in a microwave convection oven. My breakfast croissant was cold in the middle and the espresso machine was busted so I had the “lobby coffee” which was truly terrible in a city that does coffee well. Hotel prices plus tax and service charges means a muffin and croissant cost more than the value of the complimentary breakfast. I gave up after one day and ate out. I travel for work and I’d pay for a decent breakfast. Why do this?
- 4/5
Great location!! Staff was great.
- 5/5
Surprisingly nice hotel!
- 3/5
I set the ac to 68 and it always stayed at 72. Room was very stuff. Place needs a bit of TLC. Pillows are flat, towels are tiny and the bathroom literally would leak water from the shower. We placed a towel under the door to prevent it from leaking all over the floor, which minimized but did not stop. I’m not sure the hotel was worth the cost. Even the game area, while cool in theory…..it could stand some cleanliness with all the guests touching.

Room was clean staff was nice. Issue was the breakfast we paid more for - they were out of so many things it was very very limited. Would never recommend doing this again, total waste of money.
- 4/5
Staff was super friendly
- 5/5
Staff were very friendly and kind, and the room was comfortable and clean. The grout in the shower looked like it needed some bleach, but everything else was great.
- 5/5
Clean room, friendly and professional staff.
- 5/5
The staff was incredibly kind especially after a super long flight, the room was clean and cozy the amenities were good plus the area itself felt safe. Would absolutely stay here again. Special shout out to
- 5/5
My room was huge and very clean and nicely appointed. Didn't like the marshmallow mattress but others probably would. Staff is very nice. Location can be very dead and maybe a bit unpleasant at night. Loved that I could beam my phone to the TV (especially since there were no movie channels). The one way they could improve is by having a vending machine on the property (maybe with hipster/healthy snacks). If you arrive after 8,there is no food at the hotel or anywhere nearby. You'd have to walk up to Union Square (thru a sketchy area).
- 4/5
Room was great and staff was friendly. The only thing I missed was coffee in the room.

- 5/5
Room was very clean, staff was nice, and bed was comfortable. The bathroom was also very nice and new.
- 2/5
The resort fee feels a complete rip off, the game room which is featured prominently as a gig deal has an old pool table that is not flat so the balls roll down the table and that is it, the gym has almost no equipment and is dirty, "free" reception area coffee and tea were made a big deal about but the quality is terrible, no coffee or tea facilities in the room, no online or netflix availability and the TV offered screen swap.sharing so we could watch our netflix online but it did not work and staff said that they received this complaint all the time. really a lot of sale pitch for a very poor experience and the amenities are almost non existent for the "resort" fee, very disappointing
- 3/5
This is my second visit to this hotel. Two years ago, when I visited here, it made such an impression on me that I came back again. So, for this time since I checked in at the lady's reception. She let me grab my luggage from the front mirror room by myself ( I left in the morning and came back at 3 p.m.for check-in). She opened the door for us and let me grab it. I feel that normally your service is more welcoming than this time. The room inside is old some cabinet is broken, the pillow is uncomfortable for sleep, and the important thing is that when I turn on the A/C or heat the air comes with a food smell all the room. Finally, I check out in the morning. The other lady's reception is so nice and a welcome service to us. We appreciate.
- 5/5
Great staff - friendly and helpful. Beautiful room. And very very quiet. Plus, snacks and cocoa in the lobby. This will be my hotel for my next visits.
- 5/5
Staff wonderful hotel very convenient for Powell Street station
- 4/5
It’s SF so you are right downtown. However, the games and some of the lobby furniture condition was subpar. No sand in the shuffleboard and the soccer balls for the soccer plinko we’re all deflated. Half of the furniture in the lobby was in poor condition, including the upstairs lounging area.

There was no coffee machine in the room so I asked reception and they provided one, however, the cups were not cleaned the next day nor the pods replaced. By the bar, they have pool table and games, which is a nice touch. They do not really provide breakfast in the hotel, but they do have free coffee and you can buy some pastries at the bar in the morning. It is conveniently located near the Powell Barts station.
- 5/5
Beautiful hotel with large rooms. Staff was very nice and amenities were great. They kept the free coffee hidden and poorly labeled though. Not sure if I was drinking decaf or regular coffee.

Great location, great price, clean

Only thing missing from the room was a microwave, but the front staff reheated food for me.

Room was very comfortable.

I had a fully paid, confirmed reservation at Hotel Zetta, only to arrive and be told — without any explanation — that my booking could not be honored. Instead, I was moved without consent to Hotel Zeppelin. That’s where things went from bad to worse. The room we were given (Room 637) was filthy, with visible dust coating the surfaces, and the air conditioning made a constant, unbearable noise. I have photos showing the dust buildup. It was obvious that this room hadn’t been properly cleaned or maintained. We informed the front desk the next morning that we wouldn’t stay under those conditions. They agreed and promised a refund, confirming that we were checked out. Two nights were eventually refunded through Orbitz — but then, unbelievably, my credit card was charged again for the same nights I didn’t stay. That kind of unauthorized charge isn’t just a clerical mistake — it feels dishonest. I’ve had to dispute it directly with my credit card company. In short: My paid reservation at Zetta was not honored. I was moved to another hotel without consent. The replacement room was dirty and noisy. I was charged for nights I never stayed. I’ve stayed at many hotels, and I’ve never seen this level of disorganization and disregard for guests. Until Hotel Zetta (and the management behind it) address these issues, I strongly recommend staying
- 2/5
Poor experience. Has gone downhill. Lobby was dead and bar was closed both nights I was there. Gym was smelly and tired. A resort fee of $35 a day was a joke - there were no amenities
- 5/5
We went to the Blue Bottle coffee shop. Ghirardelli chocolate ice cream shop, and Ray Ban shop near by. Great stuff. Clean Oh, and they need to provide coffee in the rooms!! Otherwise, outstanding.
- 5/5
Clean room, convenient valet in the heart of the city. Good walking distance to Folsom street.
- 5/5
Always a great stay here.
- 5/5
Clean Room and very spacious
- 5/5
Perfect getaway hotel.
- 4/5
Parking situation isn’t great. I was confused when I first arrived as to where to park you just to check-in. There is no attendant. Ultimately, the only option is valet parking overnight, which is extremely overpriced. Recommend searching parking garages in the area for self parking
- 5/5
Good location, very secure and the rooms were well sized.
- 5/5
this hotel was a hidden gem. pool table in the lobby and a little cafe area. you go the second floor and there’s a PHOTOBOOTH you do have to pay but it’s so worth it. and they have an arcade as well. it’s lovey. the only thing i didn’t like was it felt like our room ac would stop working.
- 5/5
this hotel was a hidden gem. they have a pool table in the lobby and a little cafe area as well. if you go to the second floor they have a little arcade area and my favorite part was the photo booth , the only sucky part for me was the ac in our room i feel like it wasn’t working.
- 2/5
The 1st room smelt of smoke and the 2nd room I was moved to - the lino floor was dirty and sticky. I had to ask the cleaners to wash it. Which never happened as I never saw a mop with their trolleys. The daytime front of house staff tried their best but it is not worth the 4 stars. Disappointing stay.
- 5/5
Spacious and very nice place. Great lobby area and service was great by all staff.
- 5/5
loved the location
- 2/5
Our stay here was not so good just due to the fact that my car came back to me with minor damage, I’m not sure where their valet parks the cars but a little after our stay we left the hotel and stopped by a store and seen that my front license plate cover was broken and license plate was bent. Not sure if the valet person hit my car against something or someone was trying to steal it, hard to tell this is SF, but still made my day irritable. Our hotel room was clean and the bed was comfy but the pillows not so much. There is an additional fee charge for amenities once you check in just be mindful, oh and our room did not come with slippers and a robe like advertised.
- 5/5
We enjoyed our 3day stay at Hotel Zetta, and loved the location as well as the games/arcade available for guests! There was complimentary coffee and donuts, and hotel was very clean. We weren’t able to check in early but they held our bags til our rooms were ready.
- 4/5
I enjoyed my stay at Zetta, the staff are polite and professional.
- 5/5
A beautiful little hotel right at the head of the cable cars and shopping and really cool restaurants across the street!
- 5/5
Great spot and access to trans and walk to most places. Stay right on market street and you’re good. Just avoid lower tenderloin as it gets a little rough. Other than that awesome. Would definitely stay again. Grab a muni ticket and ride all around town on most busses and trains.
- 5/5
After an unpleasant check in our experience improved and went smoothly. Our room was nice and spacious. My kids enjoyed the Nintendo Switch in the room and the games in the lobby. The hotel is also located close to all the tourists attractions.
- 5/5
It’s pet friendly, modern and clean. There’s a dog park nearby.
- 3/5
To make matters worse, I saw a small mouse in the lobby, which made me seriously question the overall cleanliness and maintenance of the hotel. Definitely not what I expected or paid for. I won’t be staying here again.
- 5/5
I went to this property to attend a concernt and take my son to the city as he has never been. The hotel had so many cool things such as their amazing gym, it had a peloton, beautiful gym equipment and weights. The gaming area was super cool too, including a giant plinko we played, pool, ping pong, and other games. Their ice machine was freaking rad. It had an option that allowed it to do both water and ice at the same time, which was a cool feature. It was nice to have that to fill up your water bottle as you went in and out of the city. Would stay there again. Also, you cannot enter the hotel without your hotel key, so this made safety a priority, as there can be homeless people wandering.
- 3/5
The hotel itself is very nice and very conveniently located from the airport . However, the neighborhood is like a zombie land and very unpleasant to walk through
- 5/5
Room was nice, the only complaint is the water pressure in the shower. Bed was comfortable. Location is convenient.
- 5/5
Bed was super comfortable. Room was clean. Great nights sleep, didnt hear any kind of noise
- 5/5
Located in the downtown area. The bed was comfortable and we slept well.

Staff Amazing!! Amenities The Best! We went 30ppl for a Graduation at the Dental school. And the Kids Had the best time!!! The activity Room was the Best!!!! The rooms were large and Beautiful! Def recommend this Hotel!!!!

I don’t expect to return to this place.
- 4/5
SMALL ROOMS BUT GOOD FOR BUSINESS TRIPS. EXPENSIVE FEES
- 5/5
Great property, I wish the complimentary drink had an option other than beer, such as wine or a canned cocktail.
- 5/5
Beautiful hotel, super clean, great location, friendly, helpful staff.
- 2/5
For the price and location, it wasn't bad. I'd recommend if you don't care about service. I do love a hardwood floor hotel so I'd consider staying again.
- 3/5
The room was just okay. Our room looked out to a blank wall and was not overly bright. There were no chairs in the room except for one at the desk but THERE was an exercize bike which made a great place to hang your clothes. There is also no coffee or tea in the room and the coffee service in the lobby is not available all day. The bed was comfortable and the bathroom was fine. The separately owned restaurant off the lobby was closed on Sunday and the bar in the lobby was closed on Sunday also which seemed like bad planning to me. There are pool tables in the lobby and upstairs in the game room. There was also a shuffleboard and two pinball machines available to play at no cost which was nice. They pinball machines do need some maintenance and there was no chalk for the poll cue sticks. Overall, I'd say the hotel worked okay for our trip but I can't say I was wowed!
- 4/5
Located right off Market Street close to the cable car, tramway and train station. Rooms and especially the bathrooms are spacious, everything is clean and modern.
- 1/5
I hope this message finds you well. I wanted to share my recent experience during my stay, as I believe in giving honest feedback to help improve guest experiences. Unfortunately, my stay was less than ideal due to a strong smoke smell in my room. It seems the ventilation system is connected to the adjacent mall, allowing smoke to drift into the room, making it feel like someone was smoking right beside me. As someone who is quite sensitive to smoke, this made it incredibly difficult to relax and get a good night’s sleep, which is a fundamental part of any hotel stay. I genuinely appreciate the effort your team puts into creating a welcoming environment, but this particular issue significantly impacted my comfort and overall experience. Given the circumstances, I kindly request a full refund, as I was unable to fully enjoy my stay due to the air quality issue. Thank you in advance for your understanding and attention to this matter. I look forward to your response. Warm Regards, Josh Tsendayush

Great spot to stay, really loved the overall vibe of the place from the lobby to the rooms. Staff I encountered was friendly, although not terribly informed on the area and available places to eat etc but very nice.
- 4/5
Hot water flow is way too little.
- 5/5
This is very convenient to the BART station and is quiet and safe. Staff weren’t overly friendly and the room was clean enough but not spotless. The room was comfortable, quiet and safe. A great option for the price.
- 5/5
Great experience. Best hotel I’ve stayed in SF
- 5/5
This was a fantastic experience! They even had pinball! I would absolutely stay here again!

The charge was reversed. All staff were exceptionally attentive and helpful.
- 4/5
Liked the property and what we expected for the area.
- 5/5

- 4/5
I checked in late and staff didn't want to open the locked door, despite having a backpack and suitcase! Definitely a bad first impression. I get it, as this part of SF is sketchy, but it was less than friendly. Otherwise place was fine.
- 3/5
Not a great location (people yelling across the street kept me up all night); you have to ring to be let in at the front door and none of the staff ever seem to be paying attention; stains on the bedroom furniture, views of alleyways. Can’t recommend I’m afraid
- 5/5
The staff were AMAZING and super helpful. Did absolutely everything to ensure that my stay was perfect. Thank you so much :)
- 5/5
Right on the edge a very bad area but felt safe coming and going. My only complaint is an added surcharge that was not disclosed when I booked the room
- 3/5
The rooms were clean but only a step above airbnb-level design - lots of blown-up photographs of books and record albums on the walls but otherwise you might be sleeping in an IKEA.
- 2/5
-Small beds -Slow valet -Limited dining hours
- 5/5
Great staff, great facility. Union square is not the best area.
- 2/5
What really agitated us was a pair of earrings were left behind at the hotel, and no one from the hotel has had the courtesy to call us to update us as to the return of the items. We notified the hotel shortly after checking out, meaning only hotel staff have been in the room. 5 calls and 3 emails later, Zetta staff continue to ignore us. Hotel staff have clearly taken the jewellery and are refusing to contact us as a result. At least the taking of the items is on brand for the surrounding area! I would not return to the hotel and reiterate my disappointment at the poor service experience. For a hotel relying on service to overcome its challenging surroundings, you would expect better.
- 4/5
It was close and convenient to the venue I went to. Only issue was that initial room assigned had an issue with the lock set so that you could open the door without the key. I switched rooms since it was going to take an hour or so to fix it. The room was smaller than the original one and the water pressure wasn't the best in the shower. The room was clean and didn't hear any street noise. I was only in the room to get ready and to sleep so it fit my needs. Staff was nice.
- 5/5
Great hotel and location
- 5/5
The front desk person was a little bit cold but overall the hotel was beautiful.
- 5/5
Excellent place
- 5/5
Area around hotel and north are good and even has the trolley cars to ride and see how they turn around. John’s steak and seafood also very nice. All cities have trouble spots although it seemed less of an interaction Then you would find in NY.
- 5/5
Really terrific, cool place to stay. I'd like to give a shout out to Paris and the rest of the reception staff -- support helpful and friendly.
- 4/5
Upon arriving I was very nervous about the homeless and the area. I asked the guy at the front desk, Paris, about the area and the safety factor. He talked to me about it and he was right, nothing to worry about. Paris was excellent at the front desk! The hotel itself was also great. Clean rooms. The hotel wasn't loud with people and the AC worked well. There is a restaurant adjacent to the hotel where we are for happy hour.
- 1/5
The valet was not good. They didn’t get my friends car and couldn’t get ahold of the valet people. She had to get a taxi home. And a taxi back. Both of which the hotel said they would reimburse her then tried to not pay! I paid for a valet service that didn’t even work. Then the hotel said they would refund my valet and send email confirmation. I have not received either!
- 4/5
Nice staff and central location. Only draw back was that room was uncomfortably warm despite air conditioner being set at 65. Hallways and work out room were cooler than assigned room.
- 2/5
Anyone taking the time to understand behavior science will see why charging more after the start will leave a poor experience
- 2/5
I purchased a superior king room, there was nothing about that room that was superior, I opened the blinds to get some light and there I stared at some sort of ac unit or what ever it was very ugly site to see.
- 2/5
Not great tbh - very tired rooms, spent all the money on the reception
- 5/5
Property is nice and clean. Has a lot of nice décor in the main lobby and the rooms were a lot more spacious then I had expected. Would definitely stay here again.
- 5/5
Beautiful
- 5/5
The place was very nice and clean. The area is very convenient and adorable compared to most near by
- 3/5
property felt old, area felt unsafe for walking at night, additional charges per night did not include many vouchers for guests with different options
- 5/5
Great hotel! Loved it.. Just didn’t like that I had to pay for over night parking.
- 5/5
Great place to stay. Second time and will stay there again.
- 5/5
Room was very clean and hotel felt safe
- 5/5
A wonderful hotel in SF…cleans and quite!
- 4/5
Room was nice
- 5/5
So close to all the restaurants and shops.
- 4/5
The game room this hotel has is amazing! We spent every night here as a family.
- 5/5
I have stayed here 2 times in the past few months. The staff is awesome and so accommodating. Easy Uber to Chase center or to a Giants game. The rooms are very clean and updated.
- 5/5
Great stay in a great location
- 4/5
The property itself was nice. The furniture are a bit outdated but I really enjoyed the design of it.
- 5/5
It’s close to the Powell BART station, it takes 25-30 min to go to the airport. Next to the hotel and in front, there’s a lot of homeless after midday, but they all go away in the evening
- 5/5
Great hotel with nice play room for kids
- 5/5
Checking in was quick and staff was really nice! The decor in the lobby is cool. I wish we had time for a drink at the bar! Overall our stay was good.
- 5/5
Hotel Zetta was wonderful! It was close to shopping and the cable cars. It was an easy 30 minute walk to Oracle Park. The only downside was that it is close to the Tenderloin District where most of the homeless are located.
- 5/5
Very centrally located hotel that’s chíc and has all basic amenities you need and walking distance to everything. Staff are nice and helpful. Partner and I had a wonderful stay for SF Pride weekend.
- 4/5
Great central location, nice staff
- 3/5
Unfortunately, one of our rooms were not ready until over an hour after check-in. The room that was ready had a stale smell of body odor and no way to keep the window open for fresh air. Our beds were comfortable, but I would not stay here again. It seems that they were understaffed and we had to go to the front desk for multiple items.
- 2/5
Apart from one helpful front desk agent, customer service overall was non-existent. Surrounding neighbourhood unsafe and dirty. Lack of simple amenities e.g. a vending machine. Dismal water pressure in the shower. Coffee machine not working. Rooms sparsely furnished given generous size.
- 5/5
Amazing, convenient location and friendly staff. Great sized rooms for San Francisco. We loved the vibe of the entire hotel, will definitely be staying again.
- 5/5
Excellent restaurant 50 feet away: ZIVA. Great breakfast with large portions. Close to convention center and Marriott hotel for other meetings.
- 5/5
The game room was really fun and an unexpected bonus. I love the artwork in the hotel and the staff was very friendly.

Good reception area but rooms are very basic and old

Staff was very nice, but the lobby is a bit run down from years past. And, we also visited Zelos for Dirty Habit, and their lobby was lovely. Clean , and it smelled wonderful.

My boyfriend and I got a standard King room which was pretty clean and neat inside. It was more spacious in person. The bathroom was clean, love that it’s a walk-in shower and not a tub. My only complaint is that the fridge wasn’t working properly. We brought meals to microwave to reduce some food costs on our trip, but those ended up going to waste since the fridge didn’t keep anything cold. Microwaves are available upon request which was really nice!however we were told there’s only 2 on the entire property, so if you need a microwave you may have to wait for one. You would also need to bring your own microwave-safe plates since the restaurant can’t send any dishes or cutlery up to your room. They can, however, send you some disposable bamboo plates and disposable utensils. Overall, service was great, workers were nice, and I would stay here again :)

Very aesthetic hotel with a lot of interesting art in the communal area. Very easy to access from the Airport on the BARTs and to get around SF on the cable cars and streetcars. Staff were helpful and there were great touches like the free coffee/water points and free bike rental (although note there are only two bikes and one scooter). The Cavelier bar is lovely.
