The room had very few electrical outlets for phones and medical devices. We had to have them move the bed and give us an extension cord so we could plug in a CPAP machine. Also a little strange that we were only allowed 1 room key for 3 adults.

Stains on top bed cover. Housekeeping doesn't come to clean room when we were out. No hair dryer, ironing board or iron.

Two king sized beds is great. Clean enough, secure enough. For visiting my aunt, it's been a great location for many years... the place is a motel, centrally located in south san francisco. We don't have huge high expectations, so we're generally not disappointed. And when "cheap accommodations" are so rare now, this is actually a find

The room smelled like pee. The curtains were ripped. I didn't stay. I got a new hotel. They did not want to issue me a refund.

Location Can hear people party all night, which one should expect, but to not check in on the noise all night was like ok then ?

The only thing i liked about the property is that it is close to a gas station. First the staff was very rude and unaccommodating. Second, the bed sheets were dirty and it had pubic hairs all over the bed. We had him change the sheets and the pillow cases.

I woke up with bug bites all over my body. I never experienced anything like this Not I’m worried about the bug bites. I have pictures of the room and the bug bite on my body. The staff are using towels to cover the broken blinds.

The walls and bedsheets are filthy. Why does Expedia have these type of hotels on here. Disappointing
- 1/5
Had to wear socks the whole time or my feet would get black walking around on their disgusting floor. For $500 I would expect a clean room. Never again will I go back.

If I could give a zero star I would. The room was disgustingly dirty. The walls were covered in hand and feet prints, the counters were covered in grime, makeup, food, and dirt. The floors were also dirty and the shower curtain was wet, dirty and moldy. The blinds were broken and a pillow case was hung over the broken slats in an attempt to cover the window. With the rating and price point this establish had I expected nothing fancy, but what I did expect was for it to be clean and not filthy. They do not take any pride in their establishment nor do they care about their customers and it shows.

Noisy bed and sheets, pillows, and blankets were stained and did not have an ironing and a hazardous lamp next to the sink

Our house was being remodeled and I needed a place to stay for a short period of time during a busy vacation period so I ended up at Royal Inn. If you are looking for a very no frills place and don’t mind a few bugs and not very clean place then this will be perfect for you! I don’t expect much from budget friendly places but I do hope they are clean and bug free but I killed three cockroaches during my five night stay and worry what I will be bringing back to my new place. This place does have new floors, newer bathrooms and dressing areas but nothing else in the way of amenities and like I said not clean at all. Okay to stay if nothing better is available but I definitely will look elsewhere if needed in the future!

I went to check in and I explained to the woman at the front door that I have a two year old and the facility was not acceptable for a toddler She said she would cancel the reservation and refund the money but when hotels.com called she refused to cancel and refund the money In any case, the hotel is run down and should not be listed on hotels.com

The stay was great for the price. The room was spacious and comfy. It was “walking distance” to the Bart, along a pretty busy street.

We stayed here when we came for a concert and we had a great experience. The man at the front desk was very kind and helpful. Also, the room was really nice.
- 2/5
it was old furniture inside. door had grey tape on it. tv didn't work. everything looked old inside and run down
- 1/5
The door had duct tape on it , the floor was dirty and the room was run down being held together by literal tape.
- 2/5
Room 202 1.card never worked proper front lock assembly was duct taped apparently to secure it to the front door, the card key never worked properly to get the green light to open the front door, there was a towel under the a/c unit apparently to cach leaks from comdensation, all doors had chips and the complimentary bar of soap was displayed unwrapped. The linen, toilet, and tub looked clean enough to use. When reported to the manager about the card key issue he says call him and he'll give me access to the room. I don't see how you can sustain a business that way.
- 3/5
No manual to turn on tv connected to cable, can’t take a bath after a long flight (no stopper on the drain).
- 2/5
For the price you can’t expect much. Key didnt work, I had to wake up the manager every time I wanted to get in my room. Rusted doors, no coffee maker, no iron. The heater rattled all night long. Like I said for $70 you get what you pay for.
- 4/5
Its okay but the TV does not show anything. Instruction was given but definitely nothings coming out from the TV. I

The clerk was not friendly. The property did not look like the photos. Dumpy & small. Definitely not a room you want to spend any time in.
- 5/5
Quick service and friendly staff. Will definitely stay again.

It was in a good area. The room was big but having knee issues, it was a 3 story building with no elevator. I stayed for 5 days/4 nites and room was only cleaned/bed made once during the stay. The bathroom plumbing is not the greatest. It was hard to flush if you did more than urinate and seemed like it wouldn't flush or would overflow. I told the mgr about it. Rather than attend to it himself, he had the audacity to hand ME the plunger to do it myself! NOT like I paid to stay or anything. SMH Also the roku tv was broken as there was some vertical line going thru the right side of the screen.

ROYAL INN SOUTH SAN FRANCISCO AWFUL EXPERIENCE THE PROPERTY MANAGER WAS WAY OFFLINE, VERY ANGRY& HE TOOK ALL HIS STRESS OUT ON ME @ CHECK IN TIME...UNPROFESSIONAL. BOTTOM LINE I CALLED THE SSF POLICE TO GET MY REFUND.PROPERTY MGR. REFUSED TO REFUND ME MY MONEY. I BOOKED THROUGH HOTELS.COM ....

Very close to restaurants, groceries, gas station and within 15 mins to major attractions. So close and easy to get anywhere with a car or uber. Great value for money.

The caretaker is so rude. Very unprofesional.

This place is good for what it is. It’s definitely not luxurious, but it’s, cheap, clean, and in a decent part of town. Buried in the fine print is that the office requires a $100 cash deposit (be sure to ask for a receipt) that is refundable upon checkout. There are grocery stores, fast food, and gas right next to the property. If you don’t have a car, it’s a 10 minute walk to South SF BART and there’s a bud stop for SAMTRANS around the corner.

Every thing was horrific. No service. They set up their own rules and charged guest cash if you needed to go out and come back into your own room and they said it's curfew. I never heard of that. Room was leaking every where as it was raining outside. When manager was called and is name is Patel about the issue, he just put a towel against the leaking area. Video was recorded to show the horrifying condition of the room and hotels.com need to refund the money to me as this had taken a couple of hours to talk to the manager back and forth and basically a soaked through bed and room was where the situation was in. When asked for changing to another room, the manager refused and said the whole place was full. This was the most ridiculous encounter and experience so DO NOT book this place ever and this place should be taken out of any hotel booking list.

So much in such a small area , could easily be missed and unnoticed A lot of restaurants and retail ALOT and the awesome one at that like Costco , Carl's Jr , Trader Joe's .. I can't remember what else but there's another store there that's cool. Hardly ever see any blacks in the area it's a busy area peaceful arethe room echos and feels desolate, if the remote control from the bed it sounds more like a brick . If ty hllllAsk them if you could split the deposit

The place was really dirty. They need to mop the floors. After walking on the floor for less then a half hour in the room we realized our socks were disgusting. We had a one year old with us and thankfully we had a pack and play for her to go in. We weren't going to let her crawl around on the floor. It's sad too the place looks like they recently had done some upgrades like new floors but unfortunately it doesn't seem like they have bothered to mop them ever.

Pros: 2-star hotel but customer service is definitely 5-stars. Updated hotel rooms. Everytime I had a need, the owner was prompt to attend to the situation. Convenient location close to shops, grocery store and restaurants. Close to highways. Cons: Outdated windows-loud. Blinds let light in instead of the blackout curtains being used. Need to use a better housekeeping service. I bought my own room air fresheners. Thin towels. Webs on corners in rooms. Housekeeping needs to do a better job in cleaning rooms. Excellent customer service from management for a budget hotel.

The neighborhood seemed safe. The staff was nice until I asked for help with the broken TV and the dresser drawers that wouldn't stay closed. The man who came up to help literally put a bar of soap (that was put by the sink for our use,) under the dresser to keep it balanced. There were holes in the doors, stains on the sink and in the microwave, and the refrigerator leaked water all over the floor. I realize it's a gas station motel but it could've been better. Don't let the pictures online fool you.
