Located on the corner of 12th and K Streets NW in Downtown Washington, Eaton DC is blocks away from shopping, the Metro, and the Smithsonian. Every room features a floor-to-ceiling window, a flat-screen TV with streaming capabilities. The only downside to our stay was that The Bakers Daughter onsite café and Michele’s restaurant on the ground floor were both closed so it wasn’t possible to have breakfast or dine at the hotel. This was very disappointing as we prefer to eat in the hotel, but it was possible to order breakfast online from the Mamma Dos café at the end of the block who had a special arrangement with the hotel where they delivered food ordered online, or alternatively you could visit them in person, which is what we did every single day of our trip! Their cooked breakfasts and pastries were very good and we would highly recommend making a visit.

Additionally, the area was very walkable. The night of our arrival, my roommate and I found dinner nearby after 10 pm, and we felt safe walking the area at that hour. Several of us walked to dinner at the Conrad the last night of our stay. We were traveling for a national conference. However, if I had a choice, I would choose this location again.

An enjoyable experience from top to bottom. It’s really a beautiful property with a special charm. The rooms are amazing and provide a sense of comfort not found in most hotels. The set up invited you to enjoy the space and relax after the day. The staff was very helpful. Would absolutely stay here again.

One of the two elevators was broken-which created a long line of long wait times every time we wanted to go up or down. Rooftop bar brought in so many locals so guests of the hotel could not enjoy it (no seating or anywhere to go). My husband and I checked in 2 items to be held at the front desk to avoid waiting in an unacceptably long elevator line. When we came back later after dinner to pick up our items, one of them was nowhere to be found. (A $50 hat) The staff wouldn't look at security cameras nor had a reasonable explanation to what could have happened to the checked in item. Beware that this hotel also hosts a lot of functions,so it gets extremely crowded with non-guests taking up all seating in the lobby, using the restrooms, etc. I would never recommend staying here to anyone.

- Amazingly beautiful hotel — both the lobby area and the room were stunning - Good location - Very clean and well organised - Excellent amenities - Significant noise issues — both from outside and from the air conditioning unit, which was so loud that it could not be kept on during the night But the most disappointing part was arriving and being informed that the restaurant was closed and breakfast would instead be served at a very basic café at the end of the block with a limited selection. We had paid for a hotel buffet breakfast, which according to the hotel’s website costs between $50 and $90 per night, yet were initially given only $15 vouchers for two people. After expressing our surprise, the hotel added one more voucher per night, but it was still clearly insufficient for breakfast in Washington DC — realistically covering only a drink each and a pastry or basic sandwich. We felt misled for three reasons: we were not informed in advance, the voucher value was unreasonably low, and the breakfast offered was not comparable in any way to the hotel buffet breakfast we had paid for.

The interiors and design are genuinely lovely and account for a lot, but the experience beyond aesthetics left something to be desired. The staff was all very kind, though the stay never felt high-end or five-star. I’ve stayed in hotels that felt far more hospitable, where check-in came with a property overview, staff greeted you in the lobby, and small touches made the experience feel above and beyond. Here, everything just felt ordinary. The rooftop bar is a highlight in concept, but the cocktails didn’t justify the prices, and the space felt more oriented toward private events than hotel guests, though they do reserve elevator access for guests during events. If you’re staying on a weekend, expect faint noise into the late night. A few practical disappointments compounded the experience: the WiFi was so unreliable I switched to my phone’s data, the rooms felt dusty and not particularly clean, and the on-site restaurant and bakery were closed. While those dining options aren’t technically affiliated with the property, their absence still meaningfully impacts the overall value. At the end of the day, the design alone isn’t enough to justify the price point, and I likely wouldn’t return. If you’re drawn to the aesthetic, it’s worth a visit, just go in with calibrated expectations.

Fantastic lobby with free tea and coffee and even a wine around 5 pm. Lots of people dropping in for a coffee at the little bakery, giving it such a nice vibe. Good rooftop and nice small outdoor terrace. Rooms were not spacious but comfortable and very clean. The location of the hotel is great, near 5th av. Would highly recommend. We had a room at the 5th level and at night the bathroom and hall way smelled a bit of food, think because of the ventilation of the downstairs restaurant. The bed in some rooms is on a plateau, making it hard to go around the bed, so if you have to get out at night, make sure you have a regular bed.

The vibe is hip but not hipster, the spa/sauna excellent, the suite was large, well-appointed, stylish, clean. Booking through Booking is/was twice as expensive as booking directly with hotel. The sofa seats four I guess, only one of them in front of TV/positioning of these two. The record player didn't work and the album selection was six, two of album covers were empty.

Convenient location for me to get to a conference at the Walter Washington convention center a couple blocks away. I was traveling alone so my small well appointed room was just right it was quiet. It was good shower, water, pressure and really everything I needed.

What a great find Eaton DC is…a charming and characterful hotel in a great location just a short walk from the sights of DC and only a 5 minute stroll to the Convention Centre…wonderfully appointed rooms with all the amenities you could require, amazingly comfortable beds and wonderful friendly and attentive staff…could not recommend more highly.

Beautiful hotel, and very stylish rooms. However, too expensive given the amenities fee 40 dollar / night. Hotel is more of an events space so the roof is a club/bar. I was booked right under the rooftop bar, so there was a DJ 3 of the 3 nights I was there, which made it very hard to sleep. The area where a hotel cafe would usually be is actually a members only club. At this price point (~300 a night with fee) you expect more, since most of the amenities aren't available to hotel guests (rooftop and 1st floor cafe).

Selected this hotel for it's location which is fairly close to the Convention center. An easy 3+ block walk. Also walkable into the National Mall and museum area. Friendly staff, great rooftop bar. Clean comfortable room. Would highly recommend.

Eaton is a hip, beautifully designed hotel that deviates from the typical chain hotel. There is a gorgeous speak easy, behind the bookcase in the lobby and a wonderful roof top space. Each room has a record player and vinyl, with options to trade albums at the front desk. I really enjoyed the hotel and the location is perfect.

Unexpectedly loved this hotel!! I travel a fair amount for my work and didn't have any expectations here. Eaton is such a cute beautiful boutique hotel. Room was small but very clean. The water pressure was so strong, which was awesome. Toiletries were very luxurious too, the first time I went home and ordered hotel shampoo and conditioner (grown alchemy). All the staff were very kind. Bed was a tiny bit hard for my taste but still comfy. Free wifi, free morning tea/coffee and granola bars. Very close and convenient to the convention center. Would absolutely stay again next time I'm in DC for a convention.

This hotel was everything I needed for a solo stay. From the rooftop bar to the morning dj I was in love as soon as I walked in. Lidia (not sure if I spelled it right) at the front desk was so sweet and accommodating she really made my experience so much better. 10/10 recommend and will book again next time I am in DC.

We were not informed ahead of time that the hotel hosts a rooftop club on Saturday nights. Returning from dinner, we were met with large crowds of intoxicated guests who were unaware of their surroundings and made the elevator ride back to our room uncomfortable. Our room was also close enough to the lower floors that we could both hear and see an altercation outside that ultimately required a police response. Not exactly the peaceful evening we had planned. On top of all this, the hotel uses valet-only parking with additional fees that add up quickly over even just a couple of nights..something worth knowing before you book. Overall, between the lack of transparency about the club event, the noise and safety incident, and the costly parking situation, I wouldn't recommend this hotel for a quiet or relaxing stay.

No amenities really, the breakfast bar was coffee, tea and granola bars. The only bar that was ever available is a very dark “speakeasy” that serves very expensive cocktails, nothing less than $25.00. They make you wait outside forwa seat, even if they aren’t busy. The bakery attached to the hotel was shut down and the rooftop bar was either always closed or had private events. Sooo basically NO AMENITIES! The staff was very nice, but because of the lack of expected amenities, with no mention prior to our stay… would not stay here again.

One small thing to note: when I made the reservation, I wasn’t aware that the hotel restaurant would be closed during my stay, so there weren’t food options available on-site besides a few bites at the rooftop bar, Wild Days. This meant room service wasn’t an option either. Despite this hiccup, everything else—rooms, common areas, and service—was great. Overall, I’d definitely consider this hotel again for future trips to DC. The positives far outweighed the minor dining limitation, and I left with a very positive impression of the property.

My husband and I had a very nice stay at this hotel. The staff was very courteous. The rooms were clean and the amenities were up to par. The only suggestion is if the hotel can work out a deal with one of the area parking lots. There is no street parking so we had to put it in a lot and if staying for a few days, that adds up. Would have like to have taken a class in the wellness center but that was an extra charge. Maybe workout a deal for hotel guests? Love the soap, lotion, tea and coffee in the rooms. We would come back. It is a shame that the hotel restaurants were closed.

Let me explain the 3 star rating. First of all the Hotel was in a great location. Room was clean and the staff was amazing. BUT… we stayed over the weekend and we were not told that there was a rooftop club during the weekend. And let me tell you if you are the kind of person that needs to sleep before 3am, then don’t stay here over a weekend. The Hotel entrance and lobby felt like a chaotic club. The club shared the only hotel elevator and that was insane! At 2am our hotel room walls were literally thumping with the base from the music. And to top it off, there was no breakfast, since both the attached restaurants were closed. We would have rated much higher, if we knew that we were going to be staying at a “Club” for the weekend.

The property while aesthetically pleasing, there were a few issues. The property was in need of a in house restaurant. The rooftop lounge/bar seemed to be an after thought poorly decorated & very mid. The bartender amazing. The room I stayed in cute I’d say the design while I get it the light switch only operated the entry way light. The light hanging over the lounge area you had to pull the cord to get to the control switch. While on the 8th floor I could still hear all the noise from outside. To pay amenity fee’s for every night it was missing a few.

The restaurant was closed. The cleanliness of the room wasn’t the best experience. The headboard was full of hair and stains. The sheets were either ripped, stained or had a hole in them. My sheets were changed 3 times over the course of the stay and it was still the same. The window sheet had a red stain on it as well. The mugs and glasses in the room were full of dust and never changed. The tea kettle had dust coming out of the spout. The whole tea set up area was also full of dust. The rug was ripping so bad at the corner, I had to use the table to cover it. The cleanliness of the room wasn’t the best. The front desk agents were amazing. Very helpful and friendly and on top of things.

I truly appreciate the cleanliness of the room and comfort of the space. The shower was invigorating. It was unfortunate that the restaurant wasn’t available but it did not place a damper on my stay. I am looking forward to returning.

The restaurant was closed. Would be nice to know earlier before booking. Rooftop bar was average, as the service. Great view. Limited drink options. U pay $200 in Incidentals but the rooftop wont let u charge to their room number and no restaurant. My phone in 508 was also broken so i basically paid $200 for no reason. Still waiting on my refund. Coffee in the morning was terrible. They dont give u towels so u have to walk down in the morning, dirty, to get a towel to shower. Toilet area is too small. Shower water pressure was 6/10. Definitely stay somewhere else.

There were events hosted on the rooftop during our visit, and we even watched a movie here lol which made the stay feel special. The hotel also offers great amenities, including a spa , gym and yoga classes, which really added to the experience. Everything felt thoughtfully curated. I would definitely stay again.

On the down side, the hotel doesn't have parking on-site and the sign for cars pulling in was pointed in the wrong direction…use Spot Hero for a much better/cost effective spot. The restaurant wasn't open during our time, nor was anything else in the general vicinity. The rooftop bar was interesting, loud dance music at 5 pm and seemed like more of a dance club…not our style. Overall, it's a hip place, but didn't live up to other reviews that made us book it. However, it's comfortable and nice, but not something for someone looking for a luxury experience like the Riggs.

Was not able to use $30 of credits because the cafe was closed. Was offered credits at other restaurants but could not use them due to our schedule. Coffee options were not good in room, in lobby, and at co-working space. Room had a board where guests could write words or inspiration. Would have preferred normal art or a blank wall. The progressive, artsy, boutique vibe seemed fake and shallow. It's just a hotel. Staff was very friendly and helpful otherwise.

Excellent quality hotel, very pleasant staff. Only issues are the missing small but crucial imperfections - soap dispensers are bolted into holders that make it hard and awkward to pump soap, the water pressure in the bathrooms is so high as to become inconvenient.

Additionally, the sauna amenities are not available to guests unless you pay for their use, which is another misleading practice.

I requested a pet dander free room due to my partners allergies to pet dander. I made the request through the on-line portal along with requesting the same from the hotel associate upon check-in. I was told that the room had been thoroughly cleaned and would be free from pet dander, but we found that wasn't the case. We found loose strands of pet hair on the second day of our stay, after my partner began experiencing allergy symptoms throughout the night. This should not have been the experience that I'm memorializing through writing this post. It's unfortunate that our stay was as challenging as it was, especially since a request for basic considerations was made in advance.

Room was clean but I dropped an earring and when I went to pick it up, I saw a piece of chicken under the bedside table. Went to the cafe for breakfast. Overpriced considering we ordered at counter and collected and dropped back plates. Our food was meant to be warm but was cold. $44 for 2 coffees, cold food and fast food type service was disappointing.

Complimentary continental breakfast means that the hotel covers the entire cost of the breakfast, whether it's a continental spread, buffet, or made-to-order items, so you pay nothing at the time of service. So meaning you are cheating your customers. Will never be back in this hotel again. Please let this be a warning to all future customers. Also check the price details as they charge you extra resort fee upon checkout. My bad, I did not check it upon booking.

I had never been so pumped to enter a room until I stayed at Eaton DC. As soon as I walked in, I felt like I had traveled back in time. The room had such great aesthetic. From the record player to the pictures on the wall to the chair and desk by the window, it had so much character. The bed was unbelievably soft like I was sleeping on a bed of feathers. I can't wait to book my next stay.

This place was a major let down. The gym was underwhelming to say the least, with the photos clearly over 10 years old. All of the machines are broken and barely working. The advertisement makes it seem like the sauna is included; which it is not. The front desk personnel were especially rude. I had to call 5 times to get a room change due to thin walls and a constant crying baby next door. Then they essentially downgraded me to a smaller room. Not to mention the speakeasy is closed every night for a private event. Total disaster.

The room was very nicely appointed with designer-style furniture and rugs and tile. There's a record player (however the needle on mine didn't work), wifi, fancy aluminum water bottles, coffee service (both pods and steeped) and a kettle, but no tea bags - this is all part of the city/resort fee. I did really like the lighting in the room. It's both stylish and functional, with multiple lamps and dimmers that I appreciate for mood lighting and night lights. However, I was surprised that there were no robes in the bathroom. While the room had a steamer, I had to request an iron and ironing board as I prefer that. My room was on the 4th floor facing the back, so my view was of A/C units and very little sunlight, unfortunately. Staff was initially not helpful at check-in and I didn't get access until after check-in time (they had a snafu with their linen delivery truck, apparently), but ultimately were quite helpful and gracious during my stay. I'd return!

The Eaton DC hotel was really nice and quiet. The room decor was modern and very clean, and the staff was attentive. The location of the hotel was very mid-town, which allowed for walking or a quick Uber to everything DC has to offer. I will definitely book another stay at the Eaton DC hotel.

Quiet, clean, close to the convention center, however, I had a short meeting at the restaurant on the front of the hotel, $30 for a glass of house wine and a can of IPA... really? the lady serving was nice and I felt ashame to leave her only $3 tip, but now the bill was $33, translated to Canadian $$$, equals $45... wow, for a glass of wine and can of beer... !!!

1. Main shower head wasn't functional, so the lower hand-held shower head was the only option. It can be mounted, but it's a bit too low. 2. The record player in the room, along with several albums, is a nice touch. Placing it in the middle of the working desk was not ideal, however; I needed to move it out of the way for my laptop.

My initial experience at check in was not great. I arrived a little after 4p and my room was not ready, I was told I would receive a call which I never did even though they say they did. After that my experience changed bc while I was waiting I discovered the Allegory bar. The atmosphere was chill, the drinks were amazing and I even went back down a second time for another drink and to eat dinner. The service was great. I utilized the gym in the morning, which was a bit small, but I was the only one in there at the time so that was not much of an issue. I love the record player in the rooms and overall esthetic. We stayed for 11 nights, and the staff was consistently responsive whenever we needed anything. The room we ended up in was spacious enough for us, which we appreciated. One thing to note: the rooms come with a cooler rather than a standard refrigerator, and it doesn’t get cold enough to store food. Since we needed a fridge and microwave, we asked the front desk, and they brought them up to our room right away, which made a big difference. We didn’t get a chance to try the wellness center or other hotel amenities, so I can’t comment on those. But based on our experience with the staff and the room, once the initial issues were resolved, our stay turned out to be comfortable and relaxing. Thank you to all of the staff involved in making our stay enjoyable, especially Faye and Maggie for their kindness and support throughout our visit

I really loved this so much about the hotel. They were generous in making sure we had a quiet room and a late check out. It is absolutely a happening place, with a regular crowd of folks showing up for the rooftop bar. And the room had a few improvements that could be made (the record player which was hyped as a perk didn't have a needle for instance) but none of that overshadowed the fact that it was a comfy bed, with a decent amount of space, and excellent water pressure. Would definitely stay again.

I really enjoyed this hotel. It’s very eclectic. Conveniently located in walking distance to the convention center and local restaurants. I loved the vinyl vibe. I loved the bake shop/eatery located inside and ate there just about everyday. I throughly enjoyed the junior suites and would encourage them to talk to guests about the nuances of their assigned rooms prior to placing them. I would stay again and wished that I had time to take in some of the wellness and musical activities.

This hotel is not horrible. The service was good and it was mostly clean. That being said, this place is all aesthetic with little substance - it’s a hotel that thinks being a boutique is simply putting a record player in the room, which are beyond small, small enough that I hit my head on lamps every time I was near the dangling one. The bathroom sliding doors are poorly maintained, barely slide and when they do it’s with lots of effort and noise. I’ve never seen a bathroom where you need to put your room key into a reader to get electric, and to have that in a hotel in the nice part of DC is mindblowing. Overly expensive, potentially worth it if you like bars as it does have some experiences, but don’t go expecting a very nice room. It’s exactly like every other hotel/motel/Fairfield in the city except it pretends it’s nicer because it has music and a bar. Do more research than I did.

The staff was amazingly welcoming and gracious. The room had a record player and records we could play. The furnishings were stylish but didn’t have that modern sterile feel so many hotels have. The shower was strong and drained perfectly. Everything was clean! There is a club on the roof top and a Speakeasy in the lounge. We needed a microwave because we stayed almost a week and the staff made it happen. What a lovely group of open minded people. Will try to stay here again.

Love the hotel. It’s beautiful and clean. The only thing I didn’t like was the constant smell of mariguana from the people going up and down the roof top and people smoking in front of the hotel. I was with my 15 years old daughter. If I travel with family I would pick another place but by myself I would stay again.

The hotel itself was clean and easily accessible. Check-in at the front desk was quick and smooth, and all of the staff—from the hotel team to the coffee shop downstairs—were friendly and helpful. The coffee shop, Baker’s Daughter, was a real bonus. It had a great variety of breakfast options and quick bites, perfect for fueling up before or after a day of exploring. Our room had a fridge and we received bottled water daily, which was a thoughtful touch. There was even a record player in the room—such a unique and fun feature! My only minor complaints: there’s no ice machine, and the lobby could get a little crowded due to people heading to the rooftop bar. But these were small issues compared to the overall positive experience. I would definitely stay here again the next time I’m in Washington, DC!

I really appreciated the free breakfast vouchers, enjoyed an evening at a Tibetan sound healing that was included for Brilliance members, ate dinner at the lovely, high energy restaurant there at the restaurant Hotel, and enjoyed two nights at Allegory, one of the top 50 bars in the world. It’s an amazing hotel , friendly staff and very clean. The only problem was the parties upstairs, it would take forever to get an elevator and people at the party were rude. One of the party guest even want to take my takeout. They were crowing up the elevator and I saw one of the party guest threaten a hotel guest. I believe the hotel should have a separate elevator or make them take the stairs.

The lights in my suite did not operate efficiently; they did not come on when manually turned on. At check in, The front seat associate did not inform me that the room key card when need to be inserted at all times ( without removing it) from the digital reader inside the room. This was Bessarabia to keep the lights on. So at night when I had to go to the bathroom, I had to find the key in the dark and then insert it into the digital reader.

I had booked for a two night stay at this hotel. The booking was made several months in advance. Upon arrival, I was welcomed with, sorry but me moved you to another hotel for the night. Was told by a very nice lady that the AC was not working in our room so we made other arrangements for you at The Line DC. Which was a decent hotel but not in a great area and several miles from where we intented to be. To compensate they gave us food vouchers when we finally checked in the next day, but honestly that was not enough for the inconvenience. Also, it seems like they were lying to us about the AC because we asked other hotel staff about it. They were over booked and didnt want to say that. I would never book this hotel again on a future stay.

Great ambiance! The staff was helpful and friendly. I enjoyed the balance between the zen shared spaces, the eateries, and the radio station. Our room was spacious and cozy. We enjoyed restful sleep, on comfy beds without the commotion of people walking the hallway being loud and obnoxious. The location of the hotel was a short 15-20 minute walk to all the historic sites. There were plenty of cafes and restaurants along the way.
