Definitely not sound proof rooms. I could hear the neighboring rooms entire conversations, snoring, and even getting up to use the restroom. You hear every footstep and door shut on the same hallway, especially when room service is doing their rounds. The doors do not shut quietly. Sleeping in is not an option. I also had 3 different types of hairs on the toilet and a near empty roll of toilet paper, making me wonder if the bathroom was even cleaned. Lastly, no continental breakfast, which is fine, but they advertise for lattes and couldn’t even make lattes both days we stayed. If you try booking with the spa, you need to do it weeks ahead of time because they’re fully booked with their services. Sheets/bedding were cheap. Otherwise, it was okay.

When checking out we raise the issues again to a different staff member. They said they would give us $100 discount on our stay, but that has not happened. We also attempted to have dinner at one of the restaurants on site, but the hostess never acknowledged us the entire time we were standing there waiting. Bottom line, this is one of the worst hotel experiences we have ever had.

The room was nice but the carpets were stained and the TV was on its way out as the screen was going This was a double queen on the 4th floor with a pass through door to make it a suite....however this meant that when the woman next door started screeching into her phone on speaker at 6:30 we heard every word. The hotel did not seem crowded so I suspect they put everyone on one floor for ease of maintenance

The signage in the elevator needs to be replaced or removed. Maybe use a mounted panel that can display advertising or hotel information, instead of mounted foam board that’s damaged around the edges. It would also be easier to change or update information. In the halls, the carpet tiles are coming up, either reattach or replace.

I found the room quite comfortable and very quiet. The bathroom was very nice as well as the shower. It is very convenient that there are restaurant options. Attached to the property. Both offering excellent cuisine. There is a Fitness room, but I found it lacking machines. The bed and linens were very comfortable as well as the towels. I would definitely stay there again.

The spa is run separately from the hotel and did not return my calls so I did not get to take advantage of that - I had been hoping to schedule a massage. In the end, I felt I would have been better off choosing a cheaper option for lodging on a simple road trip.

The Delevan is a great choice if you want to avoid chain hotels. It’s elegant (which also means slightly worn around the edges). Friendly staff, daily housekeeping services including turned down bed (comfortable), spacious gym, downstairs coffee shop, and live music at the casual restaurant/bar.

A chair at our end of the hallway had springs sticking out the bottom. Our room was dusty, no bedside lamps, the door to the toilet was extremely difficult to open and close. There were dark bits that looked like flakes of chocolate between the bed and the windows on an obviously poorly vacuumed carpet.

This was my 3rd time staying at The Delavan. My husband and I absolutely love the hotel and the restaurants. The food and entertainment are top tier. Our room is always perfect. What I love most is seeing Sonny's smiling face when we arrive to greet us. This facility will not disappoint.

We usually eat at Italian Prime when we stay at The Delevan, but we were downtown checking out Allentown and grabbed a bite there. Made it back to enjoy the music and several (and i use that term loosely) cocktails at The Chandelier Bar..Ade Adu provided the music and the bartenders were excellent, as always. This has become our favorite weekend getaway

The bathroom was beautiful, but the shower water was lukewarm at best. The TV was beautiful, but it had no local channels to watch sports or connect to the area. Why do you have to call the front desk to get ice? There was no way to adjust the room temperature; it was set and locked at 71 degrees. The promised "breakfast coupon" I received in a text never materialized at check-in, and the selections for "breakfast" were premade sandwiches with no accommodations for allergies. The Campus is SMOKE FREE. For those who do not smoke, this is not a concern, but there was not even a designated smoking area outside for those who have the choice to do so. This experience was far from luxurious and felt more like a one-size-fits-all. Perhaps this company should stick to fine cuisine and overpriced spa packages for a romantic getaway. For a weary traveler who just wanted to relax after a long week, I will not stay here again.

The walls are paper thin! Beware you can hear everything through the walls. I asked to be moved to a different room upon arrival. I didn't even get anything out of my suitcase, and I could hear the people through the walls!

However, there were a few areas that could be improved. As a solo traveler coming from California into snowy weather conditions, the lack of bellman or luggage assistance was challenging. Navigating snow and managing luggage alone would have been much easier with some form of support service available. On my first night, I experienced a significant shower door leak that flooded part of the bathroom floor. I reported it the following morning and was moved to another room. While I appreciate that the room change was accommodated, there was no acknowledgment or apology for the inconvenience. Additionally, I happened to be staying over Valentine’s Day. All restaurants and bar dining areas were set up exclusively for couples with a fixed menu. As a solo traveler, there were no flexible dining options available that evening, which made it difficult to simply grab a bite to eat. It would be helpful to consider maintaining at least one casual or flexible dining option for guests traveling alone. Overall, there were positives to the stay, but these improvements would significantly enhance the guest experience.

The carpet in the room was dirty and they were rude to the other guest I brought with me. She arrived early after a 17 hour drive and told them i would be there within the hour to provide them with the credit card for the damage deposit. They could have let her put her stuff in the room supervised but instead refused to even do that and sent her back outside to wait. I arrived within the hour and only then did they let her get her stuff inside the room with the keycards. I have not had this experience with other hotels. They are usually understanding of situations like this

Nice location but room was not quiet and bed was extremely hard. We had people in the room above us and could still hear them at 3 am. Not so much for the noise canceling rooms. The was a 10$ voucher but no info on the restaurants or the spa they had on site. Not the best marketing to upsell any of their restaurants or services. Breakfast was suppose to be in the lobby but we only saw a coffee shop. Not going to come back

Unfortunately, our first room was not cleaned well. Remnants of press on nails and hair on bathroom floor and in carpet. Asked for another room which the manager did the switch but felt annoyed that I asked. New room was clean BUT the fridge hummed loudly our last night and kept me up. The elevator was working intermittently, so we climbed 4 flights. Again, management seemed to just expect that we deal with it. Not apologetic or sympathetic

The room was very clean, smelled really nice, and was thoughtfully laid out. The staff were all super helpful and courteous, they've been very professional each time I've stayed. The restaurants and bars are immaculate and serve delicious food and drinks, and all the staff there were attentive and accommodating and very friendly. The only cons I could list were that the spa closed very early, it seems like a 4pm close time on a Saturday is a little strange especially when check-in is at 3, and the doors to each room close so hard it shakes the walls and will wake you up even with noise cancelling headphones in. This seems like it could be fixed with some simple hardware, so hopefully they update that. Otherwise it was perfect and I will definitely stay again.

My concern was that we went to check in and waited 40 minutes because there was no staff at the front desk to check in with, and found out they were at the airport picking up pilots and we waited all this time, and no one would check us in, and they stated, "they will be with you shortly", shortly is not 40 minutes. We just drive almost 3 hours to get here and waiting this long was not acceptable. We love the hotel and come here to stay, and this was the first time something like this occurred.

The staff was amazing! We ended up having to stay at the hotel one day rather than going to Niagara because of a snow storm and there’s no place I’d rather be stuck in a storm. The chandelier bar has amazing staff and the steakhouse had the best meal I’ve ever had in my life. Definitely a place to stay around the holidays. They go all out with Christmas decorating. Will be staying here again when I return to the area.

This property definitely needs some updating. It was beautifully decorated for Christmas and they definitely focus on the restaurant and bar, but they couldn’t even give us blankets or comforters and didn’t have what they advertised on their website available. The little café is really nice and the people there are great, but they have no hot breakfast at the hotel.

The main floor bathrooms have cool displays! It was beautifully decorated for Christmas. Staff was super friendly. Free parking. Close to lots of amenities. Right beside a blue water tower, so easy to locate when driving. The bad The floor carpet was coming up on the 3rd floor, and the shower water pressure wasn't the greatest. It also took a while to warm up. Cold water was powerful, but as soon as you go to warm it up, the pressure drops.

I would not stay here again nor recommend it. The room lighting is sparse - no bedside lights, no desk lamp. The one standing lamp in my room is broken and the front desk was like "oh we don't have a replacement" - useless. Sitting in the dark with two strange wall sconces. On a highway. Advertised a free included breakfast but that was false advertising, Luckily there is a nearby Cracker Barrel!

Property is beautiful, however the carpets need a deep cleaning the hallway carpet is filthy and tattered see photos, The elevator carpet is black with grime. Stayed here many times in the past but some maintenance of the place needs attention, clearly visible debris and string and paint chips and wall paper separation are clear signs that management is not addressing the most basic tennant of a clean property For close to $200 a night the experience is more of a motel 6 at this point- a shame, hope they make corrections.

The Delavan was amazing! We stayed in the Harriett Suite my wife and I agree its one of the most comfortable beds we've ever slept in. The room was spacious and nicely decorated. The bathroom was beautiful, deep tub, rainfall showerhead and his/hers vanity. The facilities were well kept gym included. I love that the gift shop is 24 hours and that Perla, Italian Prime, and the Chandelier Bar are all attached the food is delicious and the drinks are creative and stiff. Allison was very accommodating and polite i will definitely return when I go see my Buffalo Bills play as they are 15 minutes from highmark stadium and about 35 minutes from Niagara Falls, we loved it!!!

I stayed for 3 nights and my room had stains all over the pillows and sheeting. I only asked for room service to clean my room on the 2nd day and they did not clean my room or even make the bed. All they did was replace my towels and toilet paper. Further, as you can see from the photos, the state of the hotel is in disrepair with the floor tiles coming up from the floor. I have absolutely no idea how this hotel has a 4 star rating, but you are better off at any of the 3 star rated chains compared to this location.

Long term stays have to ask to get service and fresh towels. They can’t fix the bed or change the trash. Decent room for Buffalo but you’d think the premium price would solicit excellent service. It doesn’t. No bed bugs so there’s that. The suite has a nice bathroom and some extra space. Have to call to get ice. Room service done at 9:00. Thought it would have more for $250 a night.

First impressions stay with you and unfortunately as you’re going up to your room you get hit by a stench as you enter the elevator. Main elevator by the reception was the worst with an awful smell that never went away and it’s unfortunate because the lobby is well-kept.

This hotel is pretty.The people above me were load. The bed was load, could use a better mattress. The carpet is showing wear. The washroom is beautiful in the room.

In the entire week I was there, my room was only cleaned once even though I did ask for it to be cleaned daily. Also, gym

Room was not properly prepped when we checked in. There was not a full set of towels when we arrived. Housekeeping did not come to clean the room and refresh the towels every day.

The Delavan is the latest of the family owned hotels in Western NY. We enjoy great rates by booking early. We appreciate their shuttle to and from BUF airport. The staff is always friendly & accomodating. We see signs of wear in carpet tiles popping up in corridors, nicks in paint & furniture. Most importantly be aware - they hand you a paper at ck in that if you forget to read, you will on the second day realize, your room is not cleaned nor towels replaced unless you arrange for this a day prior. Otherwise great location, nice amenities, super staff.

Staff were not overly helpful, some rude, especially front desk at the restaurant. They advertise 3 dining rooms but NONE are open until 4:30PM. Spa not open. Fell short all around.

I think I liked pretty much everything about this property except they had terrible pillows on the bed. Too big and uncomfortable to sleep on so that made for a less than a perfect night sleep. The bed was fine. I could hear the people in the next room in the morning fortunately I had earplugs.

Loved the hotel as far as location and size. Not too swanky, but nice enough. Sheets weren’t as soft as I would like, nor did the water get hot enough for my liking, but neither of those things would deter us from staying there again. The important parts for us were the cleanliness and the friendly staff…from Dapper Sonny at Check-in to the helpful gentlemen in house keeping.

Nice place. Quaint and quiet. We were not able to take advantage of any of the amenities because we were only there for 2 days. I didn't realize we were about thirty minutes away from niagara falls, which is the reason we went there. That was a downfall, but at least the area was pretty easy to get to.

Things we didn't like were...... the lack of cleanliness...there was a bloody bandaid on the shower wall in our room.....another guest left a broken plastic hanger in the closet, clear for housekeeping to see.....some of the carpet tiles were replaced and never secured so they were just laid on the hallway floor loose.....the main door we entered and exited to the parking lock was locked and broken so our keys didn't work.....there was a rock there instead to keep it open. The walls are paper thin and it sounded like an elephant was in the room above us....the day before we left, we were locked out of our rooms and had to get new keys made....the Expedia website says they have free breakfast. They don't. When we asked about it, we were told, "that's a mistake on their website". They need to contact Expedia to change it because anyone booking through Expedia is expecting free breakfast.....the rooms were very average....our coffee maker didn't work. The rooms had a musty smell. Overall I'd say this hotel is a 3 star at best. I wouldn't stay again.

I also wanted to use the microwave up by the front desk. There was a gentleman heating up his dinner. He stopped what he was doing and let me bump ahead of him to heat my food up. That was very kind. I'm just saying the employees here are fabulous, kind and accommodating. The bed was comfortable. The place is quiet and the shower was out of this world. Thank you Delavan for a great stay.

The curtain was broken, we can’t close it, making it too bright in the morning. The door handle is super sharp and the door is very heavy. It almost cut my hand when I tried to open the door inside. I guess that’s why everyone has to slam the door!! Even at midnight we can’t sleep because of some people are talking and laughing in the hallway and sometimes slam the door making loud noises!!! There was no microwave in the room. We paid over $200/ night, very disappointed.

I was told that I couldn't get the free continental breakfast because I didn't book through them directly. The hotel was far from full, and I had a view of the air conditioner lot. Definitely treated as a second class citizen

Hotel was beautiful but the rooms were stifling…the lowest setting for the thermostat was 68 degrees. That’s not even reasonable. My husband and I woke up hourly from how warm the room was. Even my 17 year old nephew and his mother who were in another room said the same thing. Terrible.

The Chandelier Bartenders were the best I have ever seen, I don't think I ever saw them stop tending to all the people at the bar and at the tables. The drinks were outstanding. We ate and drank there every night.

This was my first time here and I was pleasantly surprised. You never know what you are going to get when you book online and it’s not a chain hotel. This place surpassed my expectations. Very nice hotel, lovely rooms, service was amazing, and everything was clean. I highly recommend this hotel. I will definitely stay here again.

Stayed here the night before our flight. The hotel is very nice and the parking rate is good for when you’re leaving it for multiple days. The frustration began when the people above us came in it midnight on a Wednesday and apparently rearranged their entire room while tap dancing. I’ve never been able to hear someone above us so much. We requested a 4:30am shuttle to the airport (property offers 24 hour shuttle) at 4:10 the desk called us that the driver wasn’t there so they called us a cab and could we please hurry…. She was rude to us for making him wait when we requested to leave at 4:30, not 4:10, not our fault the driver was there already. Then when we got back tonight they said the driver isn’t there and to get a cab and they’d pay for it… so you don’t do 24 hour shuttle? I wanted a hotel shuttle not a sketchy cab. Yikes. Wanted to like it so bad but kind of frustrating

We stayed at The Delevan for our anniversary dinner and quick ‘get out of town ’ evening. Quick and simple check in, very helpful and friendly staff at the front desk. Had a cocktail in the Chandelier Bar before dinner st Italian Prime steakhouse..fabulous service at both places, amazing meal at Prime

The staff are wonderful and are very friendly and helpful. The suite we had (Harriet) was beautiful and very clean. I needed an accommodation of a shower chair, due to having a recent knee surgery. It was set up in the shower for me before we arrived. The communication from hotel staff about this need was fantastic and very much appreciated. Will definitely continue to stay here. Thank you!
