This beautiful old hotel is hopefully getting the makeover it needs. We were upgraded to a suite, but the bathroom was falling apart and the shower wouldn't adjust--all hot water. Also, we encountered a snotty lazy bartender in the bar. Desk staff was great; valet was great. The location is perfect.

The Hotel is under construction. Only one elevator working. A great historical hotel that has nice room amenities like robes, quality bath products, bath heat lamps . Etc. But needs updating. Old curtains, room needed painted and broken curtain tie back rod and lamp shade. Hopefully new ownership and up dating will make a difference in the gem

It was a beautiful location but it was under construction and the valet was a mess. We couldn’t figure out where to park. After the hassle of getting our car checked into valet, when we went to leave for our dinner reservation and were again left waiting for valet to figure out their process. They ended up switching our key with someone else’s and instead of coming to tell us they were about to park another car until we approached them. We ended up missing our dinner reservation luckily the restaurant made it work for us but it was so inconvenient for a service that we paid extra for.

We loved the location of this site. It is so close to so many parts of manitiou Springs. We also really loved the staff. There was construction going on while we were there, but the staff worked really hard to help us work around that. The only complaint I would’ve had is that the HVAC system seem to turn on quite a bit during the night, and I was unable to turn it off. Otherwise, I would stay here again.

According to the desk clerk, because we booked through Expedia, they didn't have the king bed suite we reserved, so we were given a queen bed room overlooking the construction going on on the lawn and front of the house. We we're given breakfast buffet vouchers for our trouble, but there was no buffet available either morning. There was a mini fridge in the bathroom holding up the left side of the vanity. The only bright spot we're the valet. Definitely not 4 stars. Very disappointing especially for the price.

The property needs a refresh. There was construction going on where the entire front drive area was torn up. Renovations were underway inside the hotel as well. Parking was a bit of a mess upon arrival. Checking in was hectic. There was a large group when we arrived and then two other check in's in front of us. Only one person was available to check people in. Not informed of current construction being underway and at this price point, the check in should have gone much smoother. Staff however were super friendly.

The hotel is a great location, with in walking distance of downtown manitou. The staff is friendly and helpful. We loved the historic feel of the hotel. The hotel is currently under construction until 2027 so be aware of that. It’s not super disruptive but something to be aware of. Would love to come back and stay again!

The property is absolutely gorgeous and in a perfect spot for exploring Manitou Springs. The only issue was that the hotel is undergoing renovations that left many central parts closed and the elevator nearest the entrance not working for most of our stay. The elevator to the back of the hotel was working, but it was quite a long way away with a luggage cart. We were fine taking the stairs to the 4th floor most of the time, but some people would find that difficult. I’m sure once the facelift is done it will be extraordinary.

The hotel is a cool historic spot in a great walkable part of town. The downside is that it’s currently going under major renovation and that fact was not disclosed on their website or the third parties website. We would have booked it if we’d known that fact. The renovation will be a welcome upgrade as it’s in need of some TLC and replacements for things like carpet and paint etc. I’m sure it will be awesome when finished however this should be noted prior to booking so guests have a choice. Instead I received an email 45 minutes after booking that renovation was occuri g and the reservation was non refundable. The staff was the bright spot.

I was disappointed with my stay at the Cliff House. There was construction happening all around the front of the hotel and throughout the inside as well, and I was never made aware of it when booking. When paying a higher rate for a stay, guests should at least have the option to know about major construction beforehand. It really affected the overall experience. On top of that, the staff was not the friendliest or most welcoming. Overall, not the experience I expected.

This hotel is under construction. Our rooms windows were covered outside (no view whatsoever) as they were actively jack hammering out front of the hotel by 8am. Down the hall a crew was active daily, so if you want to book a stay, be ready for some construction activity all around you. It's a beautiful old hotel in need of renovation, but unless you enjoy being in the middle, I'd book elsewhere in Manitou Springs until they finish the job.

The staff was great, the room was clean. The exterior of the hotel looked like it had seen some better days, but that's kind of the charm. You definitely feel like you've been transported to the west. The last restoration of the property seems a little tired I have a feeling this place will get a very hip overhaul in the future.

The stay at The Cliff House is always great for us. Although I would love to see the history be brought back to life on the exterior. We really missed the breakfast buffet this time around but they do have a nice breakfast menu. Staff was pleasant.

Everything was great, staff was friendly, beautiful hotel that gives you a blast from the past! We ended up in a suite with gorgeous mountain views and even a fireplace...nice touch. We ate dinner on the patio and the food was decent. Would highly recommend for anyone wanting to enjoy the quaint little town of Manitou Springs.

The view was of the dirt cut out of the hill behind the hotel when they built it. A cliff about 10' from the windows. The furnishings were bad. On one of the chairs the arms would pull off when you moved it. The service at the restaurant was terrible. The sausage was cold but the plate was warm not hot, I had to get up twice to get more coffee. Wouldn't eat there again.

The restaurant makes beautiful & delicious food, the room service is very nice, love the "bags" of ice either delivered or available at the front desk for our ice buckets, as well as complimentary bottles of water. Especially love the French onion soup - magnifique! We frequented the bar one evening and Kelly (Kelli/Kellie/Kelley?) was super fun to have as a server. The sangria drink was very tasty and my husband enjoyed his beer! Utilized the fitness center, and really appreciated the variety of machines & equipment available. The view from our suite is amazing, with a large bay window around 10' to 12' wide allowing us to view the mountains, with a peak at Pikes Peak on occasion. Overall, we would HIGHLY recommend this establishment!!!

The room was amazing, loved the heated toilet seat and use of a mini fridge. The staff were very friendly and helpful. The only issue we had was the room card reader stopped working, but they gave me a physical key and all was good.

This last trip was for my grandmother’s funeral, and we couldn’t even hold our traditional family brunch at the hotel. The buffet is gone, and with à la carte pricing over $20 per entrée, it became cost-prohibitive. It was painful to see a place that has been central to our family and the community in such decline. The Cliff House is more than a hotel — it’s part of Manitou Springs’ heritage. Given its history and role in the community, it deserves reinvestment so it can continue to welcome families and honor its legacy for generations.

The hotel staff was very friendly and polite. The rooms decor along with the historical items throughout the hotel was really cool to experience. The only issue we had is that there were a few tiles in the bathroom that were no longer grouted to the floor and would rock when you stepped on them.

I really appreciate how friendly the staff was! The dinner was amazing and i loved all the ammenities. And it was a quick walk to downtown manitou. They had a minor issue where they had to go into our room for a fix and upgraded us to an amazing suite for the inconvenience! Room was clean but small. We were upgraded to a king suite, but it wasn’t impressive. When we got there, a staff member was still doing turn down service. Awkward. We could easily hear our neighbors conversation. The hotel was not full, so what put us next to someone. Being that we booked thru Expedia, breakfast was not included. Didn’t realize that parking needed to be valet for an extra charge, and tip. Meal in their bar/pub was inexpensive because it was Monday, but my husband had a reaction to the food/oil used in preparation. It was not a comfortable night for him. Place is beautiful, but we will not be back.

The hotel is beautiful and quaint. We found someone's panties in a drawer as well as their chips. The housekeeping staff did not check all drawers. That was a big surprise. The hotel did try to make it right by offering breakfast vouchers or switching rooms. The bathroom needed a scrub on the outside of the tub. It was visibly splatteted with something. The breakfast buffet didn't have many vegetarian or allergy friendly options. The food quality for what was there was good. The bed completely sunk in on the right side if you're facing the fireplace. It made my hips and back hurt. The fridge was so cold it completely froze the fresh vegetables and hummus I brought. The 4th floor hallways smelled heavily of marijuana.The staff was very friendly. There are no perfect stays but we were still happy overall even with a few hiccups.

The special New Year’s Eve dinner in the dining room was excellent! Plenty of choices for each course. My husband said it was the best filet mignon he has ever eaten! Also, we were able to see the fireworks on Pikes Peak from our room at midnight.

Amazing hotel! We were blessed with an upgrade to the General Pershing Suite and it didn’t disappoint. The shower is TOP NOTCH and includes opposing jets and a steam sauna. The toilet seat was heated, a timed heat lamp, and a heated towel rack was present. It also had a fireplace. The bed was comfortable and the location was right in the center of downtown Manitou. The staff was incredibly helpful. Breakfast was okay, not great. We would love to return again!

Front desk staff and valet were awesome. The room was clean and well stocked, but the carpet snd upholstered furniture are dingy. The jetted tub was difficult to operate, especially to switch to the shower head. The waitress, Brett, in the Bar n Grill was excellent!! overall we would stay here again.

We were not aware that the dining room was closed for dinner Monday, Tuesday and Wednesday in the winter months. We were here on a Monday night, our 46th anniversary. When I told the dining room manager that it was our anniversary, he invited us to come and eat there since the kitchen was going to be open for a private party. Otherwise we would've had to find somewhere else to eat.

Lovely historic hotel in the heart of Manitou Springs. We climb the Manitou Incline each year and decided to spend the night at Cliff House instead of driving early in morning to Denver. The beds were comfortable and very nice amenities. The heated toilet seat was incredible as we didn't realize how much we needed one! Staff was friendly and professional. Room and hotel furnishings were dated and needed a refresh. The paint job in bathroom looked like it was done hastily by an amateur. However, the hotel has survived the decades and even a horrific fire in the 80's. It's a beautiful tribute to years past and we are grateful it's been preserved in the epic Colorado town of Manitou Springs.

Absolutely gorgeous hotel !! I highly recommend staying here. We enjoyed having cocktails on their beautiful porch. The location is walkable to alot of good restaurants. The beds are very comfortable and all the staff were friendly.

The property was beautiful, staff was great, food was amazing. Unfortunately, we were in a rush to get on the road to make a wedding 8 hours away & the shower did not work!!! After staff & ourselves trying to fix for 20 minutes we had to leave without a shower. It was so disappointing. 😡

The staff at the Chart House were the best ever! They were so attentive to your every need! Everyone was welcoming, friendly, and helpful! Overall, the property was conveniently located in the heart of everything. Cons: The property was in need of some refreshing since it bills itself as a luxury accommodation. The room (215) was very worn out. Carpet seams fraying, fingerprints everywhere, paint peeling, wallpaper damaged, exterior woodwork outside the windows rotted and falling apart, and the ac unit was very loud. Pros: Friendly staff, location. Wishlist: Self-parking option in the garage. Relying on the valet became more of a hinderance rather than a luxury amenity. We loved the period specific character, but that does not have to mean run down, especially at the luxury price point.

We stayed at Pikes Peak for our first trip to Colorado and our very first vacation together. It was a beautiful hotel. The staff were absolutely wonderful! Our only real issues were that we were expecting more of a mountain area while the area is fully in the city of Manitou Springs. And our room was really hot! We had someone come up the first night and tell us we couldn't put the AC below 68 or it would freeze up the unit and not work, but that didn't seem to matter. We needed a box fan in the open windows at night to cool the room off. But the room was beautiful.

Beautiful historic hotel. Love the area, there is so much to explore. Valet parking was reasonable and well worth the convenience. The room was a little tight but that’s typical of historic hotels. We got take out from the grill and room service breakfast in the morning. It was all fantastic.

Everything was very nice. I would recommend changing out very cold (blue-ish) LED lights for more warm white ones. In our room 311, these were in the bathroom and over the sink. Also, the shower seems to spray a lot more water than needed for a satisfying experience. This must be expensive for you. A shower valve that separately regulates flow rate and temperature would help.

The rugs were torn. The shower was difficult and without water pressure. It took far longer to shower with the poor dribble than it would have taken with regular water pressure. The hotel is charming and well located. Staff was very nice and helpful.

I am rating this 5 out of 5 mainly because I had the best time in manitou springs,,, the location of the hotel was amazing me and my husband stayed out at the arcade across the street till 10pm ,, we are use to staying embassy suites with breakfast included ect ect… but picking my own breakfast the next morning wasn’t to bad either… the rooms were nice, I don’t feel like nothing was outdated at all it’s definitely just a historic hotel, I felt me and my husband were the youngest couple there that night lol and we walked all around the hotel like little kids, the rooms were clean bathrooms were clean, everything was nice and welcoming, I have no complaints! It was a one night stay and it was worth it! I am a Colorado native and have never been to manitou springs and we had a blast!!!!

We really enjoyed our stay at this historic hotel. Valet parking was $20 a night. Not having to deal with parking for the entire trip was really nice because everything was walkable and we took the free shuttle to do the incline. The staff were kind and thoughtful, the room was comfortable, and the happy hour deals at the bar were a plus!

Heated towels and heated commode seats were such a surprise and nice touch! We arrived on June 17 and stayed in the Charles Dickens Suite! We were celebrating my 76 the birthday. My sister and her husband shared the room and I got the alcove with the twin bed! On June 30, we came back and stayed for the 52nd anniversary of my sister and her husband! We stayed in the very same suite! The breakfast vouchers was such a wonderful treat! We will be coming back to Colorado next summer and I fly into Colorado Springs from Texas! It is our hope to stay with you again! We loved Manitou Springs and the Cliff House! We loved it! We had one small glitch that our keys would NOT work. Have going back to the desk two more times, a kind young man came with a “real key” that we had to use. Then, a small mix up with our luggage after we valeted. After two hours, we finally got our luggage and were able to make our 5:30 dinner reservations. It would have been nice to have had our parking compensated for the inconvenience. But, this will not stop us for coming again next year! It bespeaks volumes for your establishment for us to stay twice in 17 days! We all agreed that we wanted to go back to the Cliff House!

This is a lovely old property. We enjoyed drinks and a bite on the veranda at dusk, thoroughly appreciating the beautiful mountains/pikes peak. Valet parking is very reasonable and we were able to walk to all of the shops and attractions on the main street in town, which was very convenient.

The location of the property makes it excellent for exploring almost all the Manitou has to offer. That said, there aren't a ton of amenities at the property. The concierge was also impossible to engage before the stay (I called 4-5 times, leaving messages with whomever answered and asking them for assistance but to no use). That said, Matt (valet) and the front desk staff were incredibly friendly and helpful once I arrived.
