The room was spacious and walkable to downtown shops and restaurants. Garden of the Gods and pikes Peak were short drives away. The staff were friendly and helpful. We liked everything!

We had a great experience at the Pikes Peak Inn. Not only is this hotel super close to everything you want to do but the management was phenomenal. We did not get utensils with our Doordash order. I reached out via text to the number provided and they brought us forks. How great is that for hospitality. Thank you Pikes Peak Inn for a great night in Manitou.

The only other concern we had was that the king bed would slide away from the wall if you try to sit up against pillows against the wall. Normally might not be a big deal as we just push the bed back against the wall, until we looked under the bed and saw that the supports holding the middle part of the bed, we’re bending one way or the other, and looked like they were gonna give way. Very good accommodations for the price we paid. And the location was excellent right on the strip.

Nice an close to Manitou, smaller place so not so much noise. A little older building but was remodeled in rooms. Just perfect comfort for a good nights sleep between the days outings. We were very happy with it.

OVerall room was very nice and clean but the AC/heater unit was quite loud. Nobody at the checkin counter. Had to scan a QR code and a few minutes later the manager arrived. Parking was adequate if you had a normal car. I wouldnt recommend with any type of camper. Parking lot was small but adequate for cars. The parking around the facility is outrageously expensive. Nice location, conventient to stores and restaurants.

We absolutely loved our overnight stay here. The staff was super friendly and welcoming. The room was very clean, and the bed was comfortable. The shower had excellent water pressure. Located near the town center and Garden of the Gods.

Welcome text, room ready & door code arrived two hours before 4pm check-in time. Touch the door’s digital pad to access the number pad for door code. Very clean, no smells. Spacious. Excellent lighting throughout. Great bathroom also with excellent lighting, clean shower and hot water. Shower water leaked out of the door onto the floor in room 8. Heating worked well in April. The ac/ heating unit is a little loud while running and runs often depending on temp set, earplugs may be needed for sleep. Quiet location and guest noise from above wasn’t so loud. Mini fridge and microwave in room next to the bed even though not listed in amenities. Bedside lamps with multiple three pronged plug ins, USB & USB C wall ports. Clothing iron, ironing board, coffee maker, coffee & hairdryer provided.

Great location Bedding wasnt changed filled with little curly hairs, Room was dirty bed was 30 years old stained blood on edges. Took 2 hours to reach someone just for them to tell us to move rooms to a clean was that was in fact also dirty bed just remade nothing else done. I wanted to love this place but it was awful.

The remodel of the rooms is super wonderful. So bright and clean. This motel is vastly underrated. Walking distance for all th8ngs Manitou Springs. Just park you car for the entire stay and enjoy the wlks. The stop for the free bus is right out front.

Property is contactless check in with no one onsite, however saw the housekeeper daily and she was very friendly and accommodating. The room was clean and the location can’t be beat! Free parking within Manitou and walking distance to every thing. Loved that I could hear the babbling creek behind the motel. Made for great sleeping. Great base motel for all the activities the area has to offer!

The suite at this location is phenomenal! Highly recommend for a weekend getaway. Menchie was amazing made sure we had everything we needed. This place was super clean! Our room had the balcony that was right over the running creek. Air conditioning was good, has a microwave and fridge. Theres one queen and one king bed that have their own tv's and are in teo separate room's. Very close to all the shops and restaurants. Parking was great and safe. Ill definitely be back!

The power outlet in the bathroom didnt work, the toilet ran and wasnt secured to the wall, and the tv audio made a banging noise while watching tv. They should also add curtains to rooms as the pull down blinds dont keep the light out of the room.

To start, we were not given the right room. They blamed Hotels.com for just sending over instructions that say King Bed. We paid for the honeymoon suite with a balcony and jetted tub. They moved us, still no balcony. Their TV requires Internet to function. The Internet didn't work. Finally get in the jetted tub since there isn't TV, no hot water. We complained the next day and we were brushed off with, 'We will look into it'. Issues were never resolved. Then with no TV, we get to hear the people upstairs running around, jumping, and being so noisy. We leave at 9:20am to go get breakfast. Good thing we took our stuff, because we get a notice that says we have checked out. So they went in the room before 11am, which is check out. THEN we get a call. The woman states that housekeeping says we smoked in the room. We didn't. She goes off about how they can't rent the room because it smells like marijuana. I told her that's not my problem and check with the upstairs people that were up all night partying. She tells me there was no one above us and that she's charging my card $200 for a smoking fee. Jokes on her. I locked my card and told her to try it. They weren't getting a goddamn cent from me. Awful place to stay. Crazy person trying to call and extort an extra $200 from us. Stay TF away from this place. The toilet wobbled and slammed the wall every time you stood up. Fixtures were loose. Jetted tub was dirty and the water wasn't hot anyways. Stay elsewhere.

Super clean room. Plenty of open, separate spaces. Great for a group of friends or people who sleep better alone. Cozy views with sounds of running water. Really enjoyed my stay and wish I could have extended my visit here.

This was a perfect place to stay. It is centrally located to enable you to get to all of the prime places to visits. We had a rental car but were moments away from the Dillon Mobility Hub to catch the free shutrle to the Manitou Incline and Pike's Peak Cog Railway station. We were close to so many good restaurants and shops also. This is also right next to the fire station which added an extra feeling of safety. The room was clean, the self check in process and room access was perfectly coordinated and the room was clean. The room/bathroom were a little run down but overall clean. I would highly recommend this as a central, safe location to access all the fun things in Manitou Springs.

Great Location, Peaceful and quiet for the most part. small domestic argument Saturday night during our stay but it ended quickly. The room was very clean, Air conditioning worked amazing, Housekeeping was very kind and friendly. Easy check in and check out. Easy walk to the incline, and all of the shops.

We thoroughly enjoyed our stay at Pikes Peak Inn. It was very clean, newly renovated. Simple, but had everything we needed. Location couldn’t be better. We were able to walk the entire length of Downtown Manitou Springs from the Inn, not having to worry about parking elsewhere. It is also within short walking distance to the free Manitou Shuttle. I would definitely stay here again.

and the bathroom door is really narrow. Our room had a broken outer pane window above the couch. The AC sounded like a truck running just outside the room. But overall not bad.

The room was spacious and clean. The property was well kept. The stream running next to the property was such a peaceful soundtrack for the stay. The bed was very firm as was the couch. We had plenty of space for our belongings and were able to use the couch, table, and chair. The bathroom is small but very functional. The fridge is also small but we managed to keep our drinks and food all in. The only issue was that we cleaning solution used had an incredibly strong scent. We actually searched the room for a plug-in air freshener thinking that scent was being pumped into the room continually. Because I am very sensitive to smells as a migraine trigger, we spent much of our time the first 2 days with the door open. This worked out great as the weather was beautiful. We were able to walk to the shops, dining, and the amazing penny arcade very easily from the hotel. If I visit Manitou Springs again, I will absolutely stay here again. I will just message ahead of time to see if they can use a cleaner with less smell or go over the floor with plain water to remove the residue.

The property was clean, convenient, close to shopping and restaurants. We drove in from Texas and were able to unload luggage and just walk up the street for dinner. That was very nice and convenient. Would stay again if in that area. Next day took road to Guanella Pass and on to Georgetown for lunch then on to Breckenridge for next nights stay. Beautiful Drive.

The property manager Menchi was awesome. She greeted me in the parking lot to let me know i could check in early. When i went outside to smoke on the patio, she noticed i was looking at the wet chair, and came out of nowhere to dry it. She definitely ensures a quality stay.

The bathroom had issues, mold and loose parts on toilet and inside shower, water from the shower leaks all over the floor. Not having any staff to contact at any time was inconvenient. On the plus side, the bed was comfortable and the AC worked well. We didn’t use the TV. Close to restaurants and shops.

The room was big, clean and comfortable. There is no front desk. Everything is done on line. My only gripe was we were not sent the door code and had to track it down by phone. The hotel is easy walking distance to downtown. I liked this place and would go back.

The only negatives I have is that the ice machine wasn’t working and the bathroom was crowded - not for lack of space, it was just poorly spaced out so the toilet was squished in between the wall and the sink and you practically sit on the toilet paper dispenser. All in all, I still loved it.

I tried contacting the property three times in the weeks leading up to our reservation, but never got a response. Finally tried Expedia's customer service and their rep was able to give me the "Booking ID," which did finally let me access my reservation in the property's app. The day of my reservation, I finally got a message from the property explaining the check-in process, including a passcode field ... that was blank. I had to text them (not to the number they texted from, but a separate number listed in their email) and to their credit, this time they were responsive and sent me the missing passcode in a matter of minutes. Otherwise, the stay was great, the room was clean, they had remarkably plentiful parking for a lot right off Manitou Ave, and it's probably one of the best locations you can get staying in Manitou. Our one complaint about the room is that we put leftovers in the minifridge, only to realize in the morning the temperature had been left at its lowest setting. We had to throw away a pretty decent amount of leftovers.

Our room, property, and location was very nice. Nice area. Very safe, because the fire/police station is next door. No cable tv, but built in wifi apps work well. It's all automated and nobody is on-site. Waiting for my room passcode and confirmation was a little stressful. Overall, it's a nice quiet Inn.

This was out first time we stayed in a place where they did not have any front desk. They had a bit of a hiccup but the owner took care of it right away and made everything super simple. Great job, your place is very nice. Thanks again.

This property has no staff on site and no lobby. I received an email with a code and phone number to text questions to. The sign on the building and Expedia advertises that the property has a creekside hot tub and there was not. I texted the number last night around 6pm asking about the hot tub and never got a response. There is no deadbolt on the door. There was no bedding for the pullout sofa bed. A lot of corners were cut with this property. The bed frame was a king size but the mattress was a queen. I feel like I should be refunded as this property did not have what was advertised (no hot tub, no king size bed, a sofa bed that couldn’t be used). There is also no elevator.

The owner couldn’t access my credit card so I told him to stop the transaction and I secured a reservation at a different hotel. This happened at 3:00 pm. The time he promised check in. At 6:38 he sent text saying my credit card was charged and gave out room n it her snccess code. I immediately requested a refund

The inn was only a minute walk to the park and looked newly renovated on the inside. I was a bit unsure about the fact that there's no front desk or attendants on site regularly, but someone was waiting out front for us when we arrived to help us check in to our room, and the communication was clear and easy to follow. Will definitely come back!

Loved my stay here! It is an old motel that has been redone on outside and inside. It is super modern and cute. Easy to find, free parking, and walkable to the cute town. I would definitely stay again.

They’ve done some upgrading of the bathroom. As cheap as possible really. No wiper on the bottom of the shower door allows water to stream out on the floor. 2 towels rung out several times to clean it up. Toilet had no bolts holding it to the floor. Hard beds.

The property itself was OK nothing fancy, kind of worn. The main thing that disappointed me was telling me I had to figure out a way to scan and send my I.D. or else don't bother showing up because there won't be any staff there and there will be no refunds. This info. was provided after I already paid for the room. I almost didn't catch the email telling me this. Luckily I saw it just before departing on my road trip there and then scrambled to accomplish that. Maybe most folks are set up and prepared to scan and send your personal info.at a moments notice but I am not!

This property has no staff onsite. I was highly uncomfortable with their "online only" registration, that required I upload my passport, which is my ID. When this site manager called me 2 hours before check-in on arrival date, they informed me either upload ID or I couldnt get my room. When I told them about my PPI ssue with uploading my passport, they told me it was "policy." They offered no other options. 2 hours before my arrival. I tried to cancel with them, they would not issue a refund. Very unfriendly, very unprofessional, very, very poor customer service.

What a pleasant surprise! The photos don't do it justice. It is right in the middle of town, so we did not take our car anywhere. We walked to everything (including the train to Pike's Peak which is $20 to park). The rooms have been updated and are super clean with comfy beds. Parking is right in front of your unit. There is no manager onsite, but they responded to us immediately when we had a concern. I would definitely stay again!

The actual rooms were fine, almost no other guests,they recently renovated but clearly on a budget corners were literally cut. The shower door was upside down, instructions were left on the toilet, exposed wiring.Don't go here!

Room looked nice like it was just remodel. location is amazing, walking distance to everything. Large section of restaurants all with great menu's and i'm gluten free food everywhere. Would definitely, stay here again.

I’d stay here again. Location and price are great for a place to sleep before the incline. All communication was done through text. I don’t know if that’s just an offseason thing or not but it was just fine with me. Whoever answers the texts responded to my question at 8:30 pm just minutes after I asked. Nice place.

We stayed two nights and enjoyed it thoroughly. Its the perfect location for historic Manitou. Walking distance to absolutely everything! Bed was very comfortable and sheets were super soft. Room was very spacious! Would definitely book with them again!

I had reservations at this hotel, but upon arrival, the lack of a deadbolt on the door raised safety concerns. The damaged door frame hinted at a troubling past incident. Additionally, the bed’s itchiness made the stay unbearable to the point where we didn’t even stay the night. I had to pay for a hotel room to stay vacant. Despite a friendly and helpful point of contact, I wouldn’t recommend this place to anyone for any occasion.

There was no hand soap, light bulbs out, mold in the shower, stool ran every 4 minutes, no regular coffee! Would not recommend it at all. And ice machine didn’t work!

Stayed here for the Manitou Coffin Races. Originally planned to stay just 2 nights, but extended 2 more nights. Perfect location for walking to restaurants and shopping. We will stay here again!

Easy to walk in to old Manitou Springs. We walked to ride the cog train up pikes Peak. Garden Of The Gods, Cave Of The Winds are less than 10 minutes away.

Room was clean, bathroom clean, had a fridge, microwave, massive TV etc. but it was really tired and in need of a revamp. But for a cheap night in a lovely part of the world, did the Job and can't complain.

As far as the hotel and it’s staff, I could not have been happier. They do not staff the office all the time, but there is a phone number right on the door and you call that number when you get there and they tell you how to access your room. When I got there, the room was not quite ready, the manager showed up shortly after I was there and said she had to run and get some soap because she was out. She handed me a full size bar of ivory soap, for some reason we both laughed about this that day, and every time we saw each other for my three days later. It was easy walking to all the shops and restaurants/bars in to. I would highly recommend this hotel! Me and my son and some friends are already planning a trip back out to this area at the end of June. We are definitely staying here again, we will be getting three rooms at this hotel at that time. Looking forward to staying here again!!

The location of this property is perfect for exploring the area. Our soaking tub was much needed after hiking and exploring all day. The property is very outdated with no frills but everything functioned as it should and the staff was extremely helpful and accommodating. Property is located right next to the fire company and police station for anyone who has concerns of it being “safe”. Area is quiet and close enough to walk just about anywhere. I plan on coming back again.

The location was great, but the room was in disrepair with a really old bed and cracked walls and ceilings. There was no phone, the shower was extremely small, and it was cold at night, and there were not enough blankets to stay warm sleeping. The AC/heat/fan unit in the room would not turn off. With a few easy changes, this would be a much more comfortable place to stay.

One of the most delightful places I have stayed in a long time. Nice rooms (certainly not upscale but neither is the price). Nice seats outside the door to each room and several great seating areas including several at the back of the parking lot on the river. There is a gas grill for guest use. Adequate free parking. 1 block walk into main downtown Manatu Springs. Nice continental breakfast (great coffee).
