The hotel has not been updated since the 70's. The rooms were clean, so was the linens but need new pillows and sheets are needed. For a reasonable price in a high cost town it works as long as you are not expecting the Hilton. Ask for a room on the creek side as they are quiet and there are places to set and enjoy the creek.

The bathroom was the best. The room itself was hot with bad air upon arrival. It cooled down 3 hours later. The room did not reflect what was advertised online.

Very small bathroom and shower. Had many dead bugs on the sink and cobwebs all above the sink. I cleaned them off. Also smelled of weed pretty strongly upon entering. Not sure if it was the unit below or an adjacent unit, but I got used to it. Was good in a pinch. Would recommend updating carpet/furniture, and do a more thorough job of cleaning.

Did not have breakfast at the lodge. The room was close to the attractions we wanted to see. That was a big plus. However, there were cons. The room needs updated. Mattress was bad. Carpet needs replaced. And the floor needs leveled. Would I stay there again? If it was remodeled.

We had a bottom floor room in the back. Even though the stream and sitting area was nice, the room was kind of awful. The door outside and the bathroom door barely shut, the room smelled musty, the bedding had tears and stains. The TV did really work and there are NO outlets for charging cords. The woman at the front desk was sweet, but that's about it. And "breakfast included" meant a basket of granola bars and bottles of water. That's it.

Older property, no excuse for the strong smell of stale smoke. Little balcony at the back has nice view of a stream. Breakfast!?!? Does coffee and a granola bar qualify as breakfast? Not for me.

My husband and I have been here a few times. The motel is older & outdated BUT we stay because of the little creek behind the motel. It is in an area where there are some questionable people,?Although you are relatively safe it is a concern for most people. The Owners are nice people.

This place is literally a hidden gem, BOOK IT! Back balcony with beautiful view. Walked our kids out back to play in the creek and to the playground that is also right behind the lodge. Walk to dispensary across the street, no smoking inside but outside is 420 friendly. Next door to a diner & cafe and a very short walk to convenient stores as well. Really cool squirrels that will sit with you and you can share snacks with. Very beautiful lodge, very clean, a little dated but has everything you need and you will feel safe and have a blast with nature. If you have children the rules are strict as far as you can’t have a single bed even if it’s a king. We did have to upgrade to a double bed room but I’m so grateful for the stay and experience. Coffee & granola bars are available in the mornings. Neighbors were polite & housekeeping lady was very polite as well. Great area, friendly people. We will be back!

The owner is very kind and the location of the place is great. However, the carpet was stained as was the upholstery on the chairs and the bathroom was in dire need of renovation. The walls leaked pretty badly during a rain storm, although none of our things got wet. The sheets and towels were very clean, though, so that was nice.

A great budget hotel to stay in. Ask for an upper level room. There are little balconies that overlook the stream. You can watch squirrels and birds at any time of day. The lower level is a bit dark in my opinion. It is a great location close to cog railway, garden of the gods and downtown Manitou Springs. It is on a busy road.

It wasn’t what I expected. The staff was very friendly, our ac control was in another room. It has permanent residence. Location was great. I would recommend to stay though. The pros out way the cons.

Huge rooms, older place, very cozy. If you need a good place to get some rest for the night its great. Flowing creek behind with lots of wildlife. Super friendly squirrels and mule deer.

When I confronted the owner at the front desk and explained and showed pictures she literally went insane psycho told me she was going to call the cops and I said for what LOL period because I pictures and you really need to clean up your hotel and not put fake reviews like I don't understand you should be apologizing she went absolutely insane never ever go

The room was clean and quiet, the bed was comfortable and nice. I think it would be better to change or repair a window curtain with a hole for privacy and safety.

We stayed for 1 night. The lodge is walkable to restaurants and has a flowing stream behind it. We ate breakfast by the stream and 2 deer walked within 50 feet of us. We couldn’t find a thermostat in the room. The heat was not consistent in the room and it smelled like cigarettes when on. Otherwise, a great stay.

Older hotel but very clean. MJ was very nice and check in was easy. Beds were very comfortable. Small outdated bathroom with a very small shower with low water pressure but it served well for the 2 night stay. Easy access to a lot of places so the location was very good.

Close to garden of the gods and wonderful downtown Manitou springs and pike’s peak. Marvelous small balcony to sit and listen to the bubbling spring. Not fancy, but awesome for the price.

Very friendly place, was probably top of the line 40 years ago. Needs a major redo, 2nd time there so knew what to expect. Nice area behind motel when weather is nice,along a mountain stream with wildlife around, tables and chairs for relaxing.

Before registering at the front desk, I asked if I could see the room. The attendant seemed offended and asked why people ask when she assures them that all the rooms are definitely clean. She asked, "don't I look clean?" At first she seemed unwilling to allow me to see the room, but when I persisted, she agreed to let me check the room out first. The room seemed a bit outdated and needed some basic touch-up and repairs. It was later in the evening, and not wanting to go through the process of cancelling online and trying to book another motel with short notice, I decided to stay, but was slightly uncomfortable with the attendants attitude and lack of customer service. The shower did not work, which was very disappointing! No amenities were offered. Overall the motel and the manager left a lot to be desired. I would not want to visit the motel again in the future and would not recommend it to anyone else. A partial or full refund seems in order simply for the lack of a workable shower.

Very quaint and nostalgic. Our room was great, but could use new carpet or other flooring. So convenient to Pikes Peak and Garden of the Gods. Easy walk to some food choices. Pretty stream in the back! Staff is wonderful.

This is our 5th time staying here. The property needs updating for sure but its clean and quiet. The owners r very nice people. The creek in the back does make this motel quaint and different. If your looking for high luxury this isnt the place but if you want affordable,quiet,basic, accomodations i recommend.

A little bit outdated. the sink tubes were disconnected from the wall when we got there. we had to put it together. the AC didn’t really work. the only good thing from it was the parks were closed by and the staff was very nice.

The smoke detector battery started chirping at 2:30 am. We didn’t get any sleep after that. It was terrible. I could also hear the person in the next room snoring most of the night.

They have shared conditioners and they not even disclose it. NOT COVID safe places. They did not inform us about shared conditioner for 4 units, other people who had control are smoking people kept it very cold, we came to room after dinner with kids, and got totally frosted, kids got sick. With shared air no clues what they got sick with. Avoid this place at all cost.

The room and the bedding was very clean and the beds were comfortable. I had a room on the upper area that is at road level, but I couldn't hear the night time traffic at all, though I do keep the air conditioning running on at least fan all night. There are many video cameras and as a single female I certainly felt safe being there on my own. And the location is great for a live music bar diagonally across the road, and some options for food within easy reach.

Stayed at the cottage. Not charming or comfortable. Close to the road. No back porch/patio to enjoy the brook running behind the property. Majority of windows let the noise of the road inside. Broken blinds don’t block the sun. Dirty broken floor vents ( just disgusting). Very small sleeping futon ( for a short person) covered in stains. There is a TV but with the futon turned to bed there is no space for all the people to sit. The entryway/living room/futon room is tiny. The place is suppose to accommodate up to 7 people. There is a tiny table in the kitchen with 2 wobbly bar stool. And the table is regular height. There were 3 forks in the drawer. Odd number of plates and cups, etc. I got the place with a kitchen to use the kitchen. There is no place to cook. Microwave/coffee maker/toaster shared an outlet. I had to unplug something all the time. Mattresses are rock hard. Bathtub has a concave bottom and is slippery ( no bath mat ). Some outlets were so old that the plugs for our phones would fall out. Not enough outlets. The buttons on the thermostat broken. There were like 10 hangers to accommodate everyone. No entry closet or even a hook, and no place to put all the shoes. Tiny porch with 2 chairs and the view of the road. Very badly build, very cramped separate building from the main motel. I would not recommend unless you are there to get stoned ( several shops around with one across the street). Charming cottage it is not. More like a halfway house.

Darling little hotel right along the creek. Very quiet with a balcony and lovely views from the porch. There is no breakfast, but there are microwaves and fridges in all rooms and you are right next to amazing cafes and restaurants. Right on the busline too, so you can walk or take the bus into Manitou. The area on the creek has 2 BBQs, and 3 tables available for guest use (charcoal provided, bring utensils). We were traveling with our small dog and he just loved running along the creek and all the new smells. The stairs down to the creek are very steep and I would not recommend this hotel for people with mobility issues (not handicap accessible). This is a good hotel for families and couples, as the kids can play in the grassy area outside.

This is the type of mid-century motel that would be so cool and kitschy with just a little bit of updating. Love the pine paneled walls and you can tell the owners are doing their best to make it homey while keeping it budget friendly.

Great place to stay and very friendly. The only negative I have is we were in the room with 3 queen beds and 1 bathroom . The area where the beds were was great and roomy but the bathroom was extremely small. Could hardly get in the bathroom with shower. The sink area was very small. With at least 6 people in this room the bathroom needs to be larger. That is my only complaint.

The motel itself needs updated as it is probably from the 1960s generation. The beds are not that great but overall it is clean and quiet and a good price for a night or two. The creek behind the motel is quaint and the picnic tables are nice for an outdoor grilling (We take our own coleman stove and grill and cook our steaks for dinner)The owners are very nice and cordial.

The front desk crew is so friendly and really show they want your stay to be nothing less then the best! That is was. We stayed in room 203. The room includes two queen beds and a full kitchen that is very spacious . The room overlooks the little river and was perfect for our family. We will definitely be returning on our weekend getaways.

The property and the area around the property has been renovated. If you stay in the second floor, they cute little balconies that you can sit on and view the gurgling creek.

This is a sweet little vintage motel located a mile or two from downtown Manitou Springs. The room was large enough and the bed comfortable. Check in was fast and easy and owner very sweet. We did have a view of the little creek and it was nice to sit at one of the tables/chairs provided. There is a public trail located behind the creek that seemed to have some sketchy folks walking back and forth - I am not sure I'd walk that trail alone for safety's sake - but felt safe in the hotel. Only a ten-minute walk up to the Garden of the Gods gate and Trading Post (and GREAT Chinese food right next door!).

An older place built back in the fifties? that is full of charm. The room is clean, the bed is comfortable, everything worked. The balcony overlooks the flowing creek that whitetail deer room through every morning. Way better than a corporate owned hotel. The owners are awesome too.

The only thing i would complain about was the toilet area was so small was not very comfortable. And the people next door to us were loud most the night, even knocked on the wall a couple times. Other then that it was just an average visit.

Convenient location. Comfortable bed. Bossy manager. Carpet dirty. Creaking floor (Rm 211). Lady next door (210 ?) screaming and crying at all hours. Thin walls. Glad it was only one night. Won’t go there ever again.

This is my 2nd time staying here. The gal at the front desk is very friendly. I will stay here again. The view from the room is awesome amd well kept. We were able to leave the door open day and night. It is so peaceful. You can bear the creek and enjoy the fresh air.

Very conveniently located. Contacted the manager about stained sheets, within minutes she brought us a new set. Bathroom is very clean, plenty of hot water and clean towels. It’s an old fashioned motel where you can back up your car to your room . No steps, no elevator. Grocery and spirits store very close.

Location was great. Beds were okay, small shower. Our only complaint was the last next who yelled at someone all night long. We turned on the fan in the bathroom to cut down on the noise and we turned up the air conditioning to cut down on the noise.

Inside of room was a mess. Bad lighting, low water pressure in shower(no light at all), Worn and dirty carpet. No one in office at 3:00pm. About he only good things were the outside areas and location convenience. Would not recommend this place to anyone.

Our group of six was delighted in the cabin. We want to get this one again. It isn't large for six, but we weren't falling over each other. Next to road, but really didn't notice. Yes, no thrills, but we like decent and this place was

This was our 3rd time back to this hotel and still love it! We love that it's always peaceful and has a beautiful little creek behind it to enjoy. I think we've seen deer every time we've been enjoyed from our cute balcony. It is a bare basic hotel, but we love it for its peacefulness.
