As I was leaving, the lady working the desk screamed at me for speaking to “her guests” and that I was banned from the DFW area for taking photos of their facility. Please check your reviews before you book a hotel! No lobby, no breakfast, no pool, and the excuses are rediculous.

Unfortunately, I did not enjoy my stay and was dissatisfied with the room overall. The room smelled like urine, the bed covers were dirty, and the entire room felt unclean. The floors were sticky, and the overall condition of the room was unacceptable. It was a very unpleasant and disappointing experience.

I’ve stayed in cheap motels before but thanks to this place I got a new low. From huge German roaches, dropping internet connection that doesn’t allow more than 2 devices, and leaking pipes that maintenance kept knocking to check and ask me about my hygiene. Sheets had a few stains which I initially overlooked but over time this place is unbearable even with rock bottom standards.

It was in a convenient location. Everything, it wasn’t clean upon arrival, and when we asked staff to come and mop for us they told us they wouldn’t clean the rooms unless we stood for 2 weeks or longer.

Everything from my check-in to checking out was easy and user-friendly. The rooms were very nice. The guest were very quiet and considerate. Anytime I need help from my staff. They were very accommodating.

It was one of the worst places we have ever stayed. It took forever to get our room. The elevator was broken so we had to carry our luggage upstairs, which is not easy for Senior citizens. There was absolutely NOTHING in the room, no coffee maker, no hair dryer, no dishes for the kitchen, no utensils, no paper towels, nothing! It required us going to Walmart to buy a coffee pot and supplies. We ended up leaving early. The positive thing was that it was a place to sleep, a bathroom with good water pressure and clean towels. The sink and bathroom faucets need repair. Don't ever go to the hotel!!! It's intended for long term stays. But there is no way I'd stay at this hotel again for even a night.

Everything, wasn't ready when we were ready to check in and the reservation was changed incorrectly we booked from Friday to Monday, got there at 10am on saturday after confirming we would have a late check in when I called Friday and received an email confirming they would honor this as well. told them we would not be in till saturday and would still pay for Friday if needed and they changed our reservation Friday when we called to Saturday to Tuesday without notifying us, so we waited till 3pm politely and then at 30m we were told the room wasn't ready and this is check in time. Finally checked in around 320pm and had a Broken bed, not cleaned properly. They Wanted to charge for towels. Customer service was absolutely horrible. Broken elevator.

There was a hole behind the outlet (above the outlet cover) between the beds, there were saliva marks from someone brushing their teeth on the mirror still, the stove(2 burner) had what looked like grime and rust on it, there were chips in the bathroom vanity, and painters tape on the bed frame. You could hear walking everywhere in the room, above, the adjacent rooms, hallway, etc. The elevator was not working. There was an elderly couple that the rude worker put on the 4th floor! We made it work for the night we were in McKinney because we got in at 9:30 at night. But we will not stay here again. When we woke up we left as soon as we could get packed and out of there.

Hotel staff was deceiving guest by not sharing that the elevator was not working when room was booked in advance for the SPECIAL Olympics State Tournament. Spoke with hotel front desk Shonnie on several occasions before arrival date. It was shared with Expedia representative by different employees while confirming booking for room, after the cancellation deadline and less than 24 hours of the arrival time. It caused me extra expense and hardship due to being physically impaired to take stairs and they couldn’t accommodate 1st floor room. The hotel was not considering of guest handicapped only making money. I will never use this hotel in the future. The employee said the elevator was broken for 3 weeks before my arrival date. It was the hotel responsibility to share that information with potential guests that the hotel was not functioning with elevators and stairs would have to be used. That was the weekend for the SPECIAL OLYMPICS state tournament and I know they are aware that guests would be in wheelchairs, walkers, handicapped. SHAME ON WOODSPRING SUITES, MCKINNEY, TX 75071

The staff was friendly My room wasn’t ready when we checked in. We were told that it would be about 5 minutes until the linemen were done, but it took about 20 minutes. The linens were thrown on the bed and looked very messy. The bathroom was dirty and the mirror was greasy and dirty. The elevator was broken and we weren’t told until we were walking around looking for it…we had to walk up the stairs to the 4th floor.

the lobby did not look like the picture- misleading. The rooms didnt look like the photos. the elevator was not working- I was on the 3rd floor. The matress was plastic and had no sheets or blankets. I immediately left and booked a room at the Best Western across the street.

Upon check-in, I was told that the elevator was broken and there was no maintenance so at 7 PM. She had to go check to make sure my room was done checking in is normally 3 PM. I waited late. Got up to the room remote does not work to the TV. Then was told they don’t allow deliveries for DoorDash or anything else in the building so you have to take the stairs all the way back down to go get your food if you order anything and go back up. I checked out early.. and they make you signs them and says no refunds even with all the issues

We didn’t stay. Not as pictured online. After we checked in, we were told our room wasn’t ready yet, and went down the road and came in contact with a protest which not only congested traffic but made us feel unsafe. The hotel itself made us feel uncomfortable. Run down inside and out. We did not stay here. We wasted $100 on a room we never stayed in.

Don't use the bathroom because there's no soap to wash your hands. There's only a small tube of shampoo for two people. There's no soap to wash dishes either. Speaking of dishes, there's a kitchenette but nothing to cook with. There wasn't a coffeemaker in the room, just a microwave and a full size refrigerator/freezer.

Photos are not what the rooms look like. We had a stay for soccer tournament and all that chose to stay here were disappointed. Rooms looked old once you reached the elevator there was a heavy smell of like old smoke smell. My family didn’t want to lay on the bed because the bedding looked as if hadn’t been washed.

The staff was very helpful and friendly. I stayed here after a hip surgery. They made sure my room had all I needed, helped me when I walked in and out of the building and even helped me get in my car a couple times! The rooms are equipped with basic furniture but you will need to bring your own pots, dishes etc if you are staying for extended time.

I had to wait 10 minutes for an attendant to come to the desk for check in. Then, it took another 30 minutes to check in because the clerk could not program the door card. The clerk had to hold the room door open while I unloaded and parked my car because he WAS able to give me an outside door keycard. I said to him, “So I am effectively trapped in my room?” He said, “No, you can come to the desk, and we’ll let you in.” Right. And wait 10 minutes. No coffee service. No coffee pot. Full kitchen with zero dishes. I couldn’t get the AC fan to stay on, so I had to listen to traffic noise all night. I had a no smoking room, but about 3 am I woke to the smell of cigarettes, and by morning it smelled like I had been smoking in my room. When I started loading my car, I found my outside keycard no longer worked. I got lucky and was able to tailgate another guest. The room and bedding was very clean. The bed and bedding was comfortable. I’ll never stay here again.

This place should be condemned. Literally. Disgusting odor in our rooms. Stains on everything. The photos online are complete fraud if you ask me. The health department needs to close this place down. We had 2 rooms for 2 nights and left for another hotel down the road. I would not use this place as a prison.

The staff were the nicest part of the whole experience. The room was nice. The building itself reeked of a spoiled, musty, mildew smell. A small that never seemed to go away. The only just enough towels for maybe1 night and it is a $3.50 charge per towel for another. I've stayed in some cheap hotels before, and experienced another woodsprings before but this was beyond something I ever want to return to.

Wasn't sure what I was expecting at the price. However I can say that I didn't expect to arrive to find a bed on a metal frame that moved every time you did. The room is clean but to what standards. I'm pretty sure this place is used by long term customers meaning they are there for a while. There is no "lobby" per say and the entrance doesn't even look like an entrance. All other entry locations had tables for the smokers which were all occupied. People were in the parking lot drinking. Maybe I'm spoiled but I wouldn't recommend this hotel to anyone.

We arrived around 1:00 AM just looking to rest before continuing our trip. Unfortunately, around 6:00 AM, we were abruptly woken by the sound of water. It was raining, and we discovered a significant ceiling leak near the window. The floor was soaked, and the noise woke up my entire family. We called the front desk for help, but no one answered. Later, when we spoke with the staff, there was little acknowledgment of the issue. No room change was offered, no assistance provided, and not even a partial refund suggested for the clear disruption. It felt as though our concerns were brushed aside. All we wanted was a safe, clean place to sleep—but instead, we were left frustrated and tired. The condition of the room only added to our disappointment. It was outdated and clearly hadn’t been renovated in decades. Sadly, I won’t be returning, and I can’t recommend this hotel to others.

I heard banging the first night. I got up to take a shower and the faucet part that ipull for the shower came off so i could not take a shower! The toilet rocjed every time I used it. The channels were not accurate at all with the guide. One of the vending machines did not work and the other one gave me the wrong drink twice!

I was told to sign my receipt for he stay but when I inquired about a refund they said it was on the receipt I signed for my credit card purchase. Attracted to this hotel due to the inexpensive price point and proximity to where we needed to be. Within being in the room for 5 minutes we encountered roaches. We went downstairs to tell the front desk person, who said that people bring things such as this all the time. I told her I didn’t want to bring them home with me so we would be immediately checking out. She said she doesn’t want to bring them home either and that’s why they have Orkin come DAILY. She said I needed to send the pictures I had taken (I never told her I had taken pictures) and email them on Monday to the manager. Her blahsay approach to them and what she shared confirmed my belief this is their standard.

We knew we chose the wrong hotel when we walked into a room (not foyer) for check in, however, the women at the check in was very friendly. We were floored when we walked into our “Queen Suite”. The smell of mildew and smoke was overwhelming which immediately gave you the sense that it was not very clean. The furniture and bedding were very cheap, minimal and outdated. The bed was like sleeping on a board and creaked with every movement. And that wasn’t even the worst part! There was a literal hole in the floor along the wall. You could see insulation that was in between the floors! When we looked up there was a hole that we assume might have been where a fire alarm or something was suppose to be. There was mold around the hole. I have pictures but they won’t let me include them. I would never recommend this hotel to anyone!

This is a long stay hotel without any nearby amenities. No cups in bathroom, no soap or shampoo. Even the vending machines are junk food and it is a distance from restaurants or services. It is convenient to the County Courthouse, but be prepared for extremely basic accommodations.

The hallway leading to my room smelled of dirty diapers. As I entered my room, there was a weird musty smell, I bought air freshener for my second night. Initially, I pulled the bedspreads back and found hair and spots on my pillowcases and sheet. Plus, there was a 2 inch black smear on my sheet. Immediately, I brought pictures to the front desk and was assured that the sheets and pillowcases would be replaced. I left and returned to the room and found the bedding issue had not been addressed. I went to the front desk and called the after-hours number. I was reprimanded for calling so late. Plus, I was told I could complain to the front desk in the morning as if I had not asked for assistance earlier. Finally, the attendant agreed to bring new bedding and I made my bed. She also said the terrible smell was due to the hotel's location in McKinney. Years ago, I lived in McKinney and that was not the case. Plus, the smell was in the hallway and room but not in other nearby businesses. I took pictures of the entire room and found shoddy cleaning as there were food stains and other stuff that I cleaned easily by a simple wipe with a damp rag. The refrigerator handles, walls and doors had stains and rust all over. I have very clear pictures that show the terrible quality of the room and lazy cleaning practices. I complained to Hotels.com and was told the hotel refused any sort of remedy for my issues.

This is bare bones hotel. If you’re ok with that, then great. It was affordable but definitely not my favorite experience. Hotel was generally clean and front desk staff were nice. However, a gentleman outside did ask me for a ride somewhere after admitting that he was recently released from prison. I won’t be returning!

The lady that worked the front desk is the only reason I am giving 5 stars instead of 3. The rooms were ok, clean and fairly comfortable. A little too pricey.. the lighting was odd, but I dealt with that. Also, several people lurking around the property that you could tell might have lived there. But the lady at the front desk was a gem, and if I decide to stay there again she will be the reason why. I wish I could remember her name, because she deserves praise from her superiors for sure.

We booked a room with two queen beds and ended up being put in separate rooms in twin/full size beds. They also wouldn’t refund us for two nights. We will never stay here again.

The room was stinking and floor was sticky. The bathroom has Smoking smell and all night long there was shouting and screaming noises outside. The hotel WiFi wasn't working and there was no one available at the front desk or on phone for resolving issues Expedia representative asked me to vacate the room and that they will get me a refund from the hotel, but I was told later that the refund couldn't be generated and I had to pay for 2 hotels ultimately.

Check in was amazing but the bed was kind of small. Didn’t like the layout of room but it was very clean except for the cigarette smell. Not much to do in the area as far as night life

Nice room but there's nothing to cook or eat with (besides a couple cups left in the bathroom to drink tap water). There's a stove that you can't use unless you buy or bring something to cook in, as well as a cutting board and microwave. If you want cutlery, cups, plates, anything, you gotta pay for them. Same as with the coffee machine. There was also mold above the garbage can and the door to the bathroom was getting stuck and didn't lock (granted, it is a single occupant room). The table was also wobbly.

This hotel was not a place I would ever stay at again. Very scary. It was more like a halfway house. I didn’t feel safe. When I went to check in there was no on at the desk, so I called on the phone they had there to get hold of someone. I had to call 6x before someone answered, then it took awhile for someone to come help me. It was 10:00 at night and I had to wait in a sketchy waiting area. The man who came was very friendly, but still scary to wait. When I got to my room it smelled old and musty, there was no soap and the fire alarm made a cracking noise the whole time I was there, when I called for maintenance I was told there was nothing they could do about it. For four nights I had to turn on white noise on my phone to cover the sound so I could sleep. One morning I got up and looked out the window to see 2 cop cars arresting someone. They don’t off refunds otherwise I would have checked out. Avoid at all costs!!

When I walked in the door, the receptionist was very sweet and friendly as going to the rooms. The hallways was smelling, so good, it had a clean smell loved it. My room was nice and clean and nice 😊

After having a reservation for almost a month for a room with 2 beds. They did not have my room. They only had a single. I had 3 adults. They acted like they could care less that their mistake ruined my trip

We did not even stay 10 minutes. Bugs in the elevator, hair all over the bedding, TV wouldn’t turn on. Had to find another hotel and could not get our money back. So I paid for 2 hotel rooms in 1 night and only stayed in one. We were very disappointed.

I was placed in room 225 - the manger and the trainee showed me to my room and asked if it was to my liking. Before catching an Uber to dinner, I checked out the room. Everything (bed, kitchenette, and bathroom) was clean. The hot water got hot and excellent water pressure. The kitchen didn't have pots & pans or utensils as I thought it would but it's ok since I didn't use it anyway. The bed was super comfy. The TV was kind of iffy as some of the HD channels were glitchy and the options were in Spanish.
