Newport Channel Inn - Near Huntington State Beach

The location was great if you want to be near the beach. A couple of good restaurants nearby. There was 1 bar within walking distance, but it closes at 2 in the afternoon. I would prefer to have more to do within walking distance as parking in the area is expensive and hard to find.

This place is great. We stay once a year. It's across PCH from the beach! It's small and quaint. It is really clean and well maintained. The staff is helpful and nice. It is quiet and convenient. 2 miles from Daveys Locker where we go out on a fishing boat. Recommend!

We had a 3 night stay with 2 rooms. The staff was very friendly and welcoming. The rooms were good nothing special about them. The showers were a little dated but for being tile they were pretty clean. No charge for parking and they have beach stuff available to use at no cost (chairs, towels and bodyboards).

It was very nice and the stay for my family and I went smoothly I appreciate the staff for all the help. Never needed to ask a question because it provided everything we needed. Thank you for for everything!

Loved staying here! Wasn’t in the hotel much (we spent most of our time out and about), but the room was clean and we had complimentary shampoo and conditioner which was nice. The staff was very friendly!

Easy check in (we had late check in) and near-beach location was just what we were looking for after a few days in downtown LA.

Loved that the beach was just a 4-minute walk away. The breakfast spot next door was really good too super convenient and a great way to start the day. The beds in the room were not so comfortable and our AC was definitely not working properly.

​I do have two pieces of constructive criticism regarding the room comfort: ​The bedding scent: The bleach on the bedding was exceptionally heavy. It was strong enough that we actually had to ditch the pillows and set them aside because the scent was overwhelming. ​The mattress: The bed was very stiff, which left me feeling fairly stiff as well. Upgrading the mattresses would make a massive difference in comfort. ​Despite the sleep comfort issues, the hospitality and prime location made it a great trip. With a few adjustments to the room, this place would be flawless!

Location and that there were 3 beds Small sink and bad lighting in counter area.

They provided beach towels and a nice beach chair. It is a very short walk to the beach. There is a cute little liquor store on the walk to the beach where you can purchase your favorite adult beverage. The property is an older facility but the room was spacious. It’s not shiny and new but very comfortable.

Hotel was loud at night. Front desk said they couldn't do anything about it. We didn't sleep because of it. Additionally the prices were higher on Hotels.com then if I booked directly. Felt taken advantage of by hotels.com

We will be staying here again next time we go to New Port Beach. The rooms were very clean, spacious and the staff was nice and very helpful. It only took us about 5 min. to walk to the beach. I stayed here while celebrating my birthday at the beach on May 4th, 2026, and was looking for a comfortable place that wouldn’t break the bank. I was pleasantly surprised by how clean and well-maintained the property was. The booking process was quick and easy, and having parking included was a huge plus. Overall, it was a great experience—I would definitely stay here again and recommend it to others.

We loved the location and the boogie boards were our favorite. Staff was very friendly!! The towels are too small. You can’t wrap them around your entire body after you shower which makes things difficult. The bar of soap provided was too small and it was nearly gone by our first night, and toilet paper ran out after one day as well. I also wished the vending machine would have waters/more drink options.

They did not clearly post anywhere that there was a $100 pet fee. I only found out about this when I was checking out. We only stayed one night and that was about half of our bill. The staff was not very enthusiastic or eager to help and gladly charged me this outrageous fee at this "pet friendly" establishment. It's not friendly to charge an arm and a leg just for our service animal to stay with us.

Joelle helped us when we checked in. He was amazing! So kind, funny and helpful. There was no parking and he offered to give us his spot, but we ended up finding one after he moved our room to accommodate us. The room was spacious and clean. The location cannot be beat! We walked to the beach and the hotel had boogie boards and beach towels for the kids. There is also a nice sun deck to relax and watch the sunset. We will definitely be back soon!

This is favorite place to stay in Newport. We have been staying at Newport inn for the last 6 years at least twice a year. Staff is awesome and helpfull. They have beach chairs, beach towels, umbrellas, boogie boards, beach toys and bikes. The walk to the beach takes roughly 3 min. There is also a playground in the back if you have children. Parking is included in the price, which is unheard of with every other location charging around 20 dollars a day, i believe. If you are visiting Newport to relax on their beautiful beach. This is the place for you.

I rarely leave reviews but I felt I should because the reviews on this property led me to stay here. If you’re looking for convenience and close proximity to the beach, then this is a great spot. I feel like I was led astray from there. The pictures don’t tell the story. It’s an older property but well maintained. Parking is limited and we had to park on the street. The mattresses are really hard and the sheets were like sand paper. During our stay in the middle of the night, while we were sleeping our smoke alarm went off for no apparent reason. Not only once but twice, we had to disable it. The nightly rate wasn’t cheap either so I expected it to be newer with more amenities. Overall stay was ok minus the middle of the night alarms.

Parking was good. Room did not get made when we were there. Ran out of toilet paper.

Walk to beach, price is great for the location, close to restaurants, three beds for comfort, microwave, mini fridge, table and chair for multiple uses. The AC Unit in our room wasn't great. It wouldn't get cooler in the room. We didn't mention to front desk since we ended up out most of the time.

We got this because we thought there was a view of the beach but there isn’t. The room was clean but we did end up googling a bug that we found on our bed. We were on the 2nd floor and there were spots of the floor that seemed a little too squishy. However, we felt safe and it was a decent enough place to call home for a single night.

Our room was pet friendly and staff were very nice. Our room had a floor that needs to be replaced. The flooring was broken in spots with rough edges where we didn’t feel comfortable walking barefoot. We have stayed before and always had good experiences so maybe it was just this room that needs work.

Perfect place close to the beach, just cross the street and walk thirty steps past a couple apartments and you’re there. So close that if u need to go to the bathroom it’ll take u 2 minutes to walk. The hotel is very clean and equipped w a refrigerator and microwave. They have beach towels and boogey boards you can use for free! The people are super nice! The place does seem a little old but if u want the beautiful newport beach, this is the place!

Room was clean. Parked 2 steps from door--liked that. Had 3 beds which worked well for a small group of friends. Front desk staff nice and prompt. Just across street from the beach!! Who cares if it was built in the 60s!--added to the charm. Liked the price. Had to report noisy people.

I am honestly quite surprised that this place has the reviews it does. It was one of the dirtiest and run down hotels we have ever stayed at. So much so that we finally got out of bed at 3:45am to begin our travels home because we couldn’t sleep. The beds were incredibly uncomfortable, and dip down in the center like they are decades old. The sheet set is the super low quality where they are crunchy sounding- make one move and wake everyone up. It is incredibly dirty. Flooring is all falling apart, the fridge door was covered in splash marks, everything looked like it needed a deep cleaning for the first time ever, and hadn’t been taken care of in a very long time. The towels didn’t feel fresh or even clean, we actually ended up using our beach towels. You can hear EVERYTHING. Every footstep she voice, there is nothing sound proofed about it. I am actually very sad we spent so much to stay here.

Anybody who’s been in hotels knows what it feels like when somebody’s trying to just brush you off or make you feel like you’re bothering them and this guy could not be sweeter more understanding and just so helpful so happy that you’re even calling to ask him for help! What a relief to be able to call the desk with some issue in the room and the person not make me feel like I am gonna be thrown on the streets for it whatever raise he’s up for it needs to be doubled. Simple, clean rooms, close to the beach

Black mold in the bathroom and around the windows, the floor in our room was collapsing in on itself, and it was just overall dilapidated and dirty. The beds were from like the 70s you could feel every spring in the mattress. It was by far the worst place we’ve ever stayed. The old owners would be ashamed of how it’s been kept up.

The staff was very nice and helpful, the room was big and cozy, and the hotel is so close to the beach! Perfect for a relaxing stay.

Nice simple hotel by the ocean. You can’t see the ocean but it’s a close walk. Parking ok, a little tight, we had the family room with 4 beds, which was great. Cleanliness ok, 3 out of 5 stars. Floor was laminate but wear slippers unless you want dirty feet. Bathroom shower was very small. But for the price and it being a basic motel, it was good.

Staff was very friendly at check in and during stay. We requested first floor room and unfortunately the guests above us were very noisy, walking with heavy boots or shoes the entire night and could hear conversations until 4am, we did not get any sleep. The room was fine, the toiletries and towels need to be upgraded, very thin and overused . The tv was set on a dresser close to the door and not bolted down and I accidentally hit it with my backback when entering the room and it fell to the floor. I reported the accident and was charged $220 to replace it.

Staff was great and the property is clean, but the facility is in need of work. Floors suffer from water damage (curled/cracked laminate). Exterior upper walkways are bubbled from expanding plywood. Beds are spring mattresses and slope to the center. Main parking lot has these short walls on one edge of the parking stalls that makes it almost impossible to get out of your vehicle. We checked out early.

Rooms are old and it showed. The beds were very uncomfortable, but it was a short easy walk to the beach, so location was great! It was also nice that the hotel let you borrow beach towels, chairs, and umbrellas for free.

Spotless room, we had the handicapped room and the walk in shower plus grab bars were a wonderful reassurance for my disabled husband and myself! Dog friendly, with a park right behind the hotel to walk the dogs and truly friendly neighbors made a huge impact on our stay here

Parking was easy and included. Location is amazing. Price was reasonable for the area. Service was friendly and efficient. Floors are a bit beat up but perfectly serviceable and clean. Very central to Newport and Huntington Beach.

Arrived just after midnight and the staff person was incredibly accommodating and offered us a late check out the following morning. We were given an accessible room which was HUGE and very clean and comfortable! Location cant be beat - right across the street from the ocean!

CONS: The floor (some type of vinyl) was sticking up all over the room, causing black sealer/glue to cover the floor in a black dust, just from walking on the floor. My socks would not come clean. Also, the raised floor areas were a tripping hazard and so was the soft, "bouncy" floor in the room and on the upstairs walkway to the stairs. There was no elevator, so getting my suitcases upstairs was difficult (I'm 79). The beds were horrible!! The bedding seemed clean, but the mattress (advertised to be great) felt more like a box spring. It was incredibly hard and you could feel every spring in it. No padding on top of the springs at all. Room cleaning/supplying was poor. Cleaning only occurs when requested ahead of time (I'm on vacation - just clean my room!), towels, kleenex, toilet paper, also had to be requested. Even though we were two people paying to stay 7 days, they said we could only be given one roll of TP/day because "people steal it." When the room was cleaned, kleenex was not replinished and I had to ask for it. Towels were thin and small. I could say more, but out of characters.

The beds were very comfortable. The bathroom is very old and dated. The floor made our feet dirty if we walked barefoot. But then again we were near the beach and I guess that’s par for the course.

Hotel was a good price. Cheapest. Nearest to Beach they also have beach cruisers bicycles. You can rent from a local vendor for about $20 for 24 hours that are located on the property just call Jason 949 -612 -8389 for bike rentals they don't serve any type of Continental breakfast, but there is plenty of other places to eat around the area

Beach very close.

The hotel is one busy street crossing from the beach. They also have chairs, beach towels and boogue boards available to use. The room we stayed in was in pretty bad shape, warped floor and flooring that has been falling apart for some time. The rooms are very dated. Sound proofing is good but not enough to block out the groups of bullet bikes that like to rev their engines on the highway in the evening. The bed is mostly comfortable, but the linens are pretty stiff. We elected not to stay a second night and find someplace more tranquil.

Our stay was nice room was clean but they had a very noisy portable air conditioner. The area is very close to enjoy all our activities. It did get very noisy late at night a lot of in and out not sure what that was doors slamming hard about every hour.

Best deal in Newport! Not too up scale. close to the ocean but you can't hear the waves. Very clean! Really good access to go north or south. Good food at the local restaurants: Capies and Spaghetti Bender.

Stayed in room 221 and the floor was peeling from water damage and was scratching our feet. Also the floor was spongy from the water damage and it sunk as we walked on it. Could hear neighboring rooms talking and laughing like there was zero soundproofing in the walls. Have stayed here before due to the pricing but this time wasnt my favorite. Guess you get what you pay for.

The property is under new management, so things are looking good.

Cons: Thin walls- you can hear the neighbors and every car that drives/races by making it very difficult to sleep. Clean bedsheets but traces of sand were consistent in all 3 of our beds. Poor ventilation in dated bathroom with what appeared to be mold.

Clean and quick check in and out

Property was well maintained, friendly staff, clean rooms, working appliances— Came to enjoy the beach and the area with my best friend for her birthday. The room we stayed in was perfect for our travel needs. Everything worked, it was clean, and the staff was very accommodating. I’d recommend this hotel for anyone who wants to visit Newport Beach.

Been Coming here for over 30 years and although its been different owners throughout the years this place is a gem! It’s nice to see the new owners keep the original colors and set up. Walking distance to beach and they lend out towels chairs and umbrellas! I will continue to come here whenever I want to stay at the beach. Love it!!

We have been coming here for several years, no updates no new showers no new furniture, old old facility.

Check in was so easy and the gentleman at the front desk was amazing. He had such a great personality and was so helpful. I read that in the reviews and it certainly holds true. We also loved that they let us borrow chairs, beach towels and boogie boards. It made our beach experience so much better and my kids were excited to get on those Pacific Ocean waves. The location in proximity to the beach is very close. Less than 5 minutes for sure. I would definitely stay here again for all those reason, even over a more "upscale" hotel.

Easy walk to the beach, staff volunteered information before I even asked

We absolutely loved our stay at the Newport Channel Inn! The rooms were spacious, comfortable, and perfect for relaxing after a beach day. The location couldn’t be better—just a short walk to the beach and surrounded by great coffee spots and restaurants. Parking was super easy with the convenient onsite lot. We especially appreciated the beach towels and chairs the hotel provides—such a thoughtful touch that made our beach days even better. Highly recommend, and we’ll definitely be staying again!

Place was an older building but the rooms were updated and great layout to your car. The service was fantastic and the roof top sitting area was cool after hours! Restaurant next door was good too.

I have mixed feeling about our stay here. While it was super convenient to be in short walking distance to the beach and a tiny playground/park behind the hotel that was perfect for my kids, the room itself was a huge disappointment. The bedding was stained and the floors were absolutely filthy as was the bathroom. Very disappointing for what we ended up paying per night.

Fun retro inn! We enjoyed the clean room! And although a little vintage, we slept great, enjoyed breakfast at chappy’s - yum!! And we’re central to all that we needed with the beach a short walk away!!

We love this property, it is the 3rd time that we have stayed there. The first was rather random of right place and right rate, but since then it's been due to the property. It is clean and well maintained and so cute! They have beach cruisers, boogie boards, beach chairs, and real beach towels to use at the beach. We FINALLY were able to use all of that on this trip. Just by random chance it was the same room as last visit in 2024. We WILL be back! (Only bummer is the local restaurant Spaghetti Bender closed, which was a childhood favorite of my wife)

Room was clean. Very very loud (next to busy street), even at night. Fridge was hot. Room was extremely hot and took 3 hours to cool down under 80 degrees. Very uncomfortable if you stay in the summer.

Great location and nice staff at check in. Booked 5 ppl in the Family room and only had towels for 3, phone did not work to call front desk, AC barely worked, and light bulbs missing in the lamps. Mentioned these things to front desk and they really did not care. Just handed over more towels. Then had to ask for more towels the second day!

Worked perfect for our group! Large room with table snd chairs, microwave and frig. Convenient and safe. Helpful staff. Room was a little cold as we didn't know how to work the thermostat.

The photos on line make this hotel look a lot nicer than it actually is. The rooms are small and dated. The customer service wasn’t great. The lady at the desk asked if I wanted to schedule housekeeping tge following day, Tgey never cleaned the room. Was only given 1 roll of toilet paper. The parking is virtually impossible.

No cold water from faucet and was told the water from faucet should not be drunk and yet doesn’t provide water. How was i to make coffee? It would have been nice to provide drinkable water.

SO close to the water. In less and a 5 minute walk, your feet are in the sand.

I stayed at the hotel for two nights, and I did not see anybody who was cleaning other rooms. When I back home , I could not sleep well because my all head was itching. Not surprise if they do not cleaner any rooms and do not change bed sheets and towels. I have bought lice kill product for treatment .

This motel is great if you are looking for a cheap option close to the beach. Only con is its older and I could hear a bit of noise from other guests in the room.

Property was clean and well maintained. But is a little dated. There is no room safes to lock valuables in. Being right on the coastal highway you do get a lot of road noise if you have the windows open in the room. Other than that it was a good place to stay.

Decent room

We enjoyed shopping in Balboa and the girls loved the frozen bananas. The beds/pillows were comfy and it is close to the beach.

Super great area and decent price for California right on the beach. The rooms were clean but dated and that’s ok with me. Staff was excellent!

Location was great, hotel was so so. The beds were uncomfortable with the feeling that springs were always popping up when anyone would sit or lay on the beds. The shower was not great. The water would not drain properly in the shower, so any additional person needing to shower was standing in the previous persons shower water. Also, we arrived to the area at around noon and went to the desk to inquire about early check in. They stated early check in would be an additional $50 for a room that they already had ready. I understand an additional charge if housekeeping is scrambling to get a room ready fast for someone arriving early, but charging me additionally for a room that’s already clean and ready seems a little silly.
