The Sailors suite was not clean and the location was noisy. The staff was very helpful and made every effort to make our stay comfortable. It is not an upscale location. If you want to be close to bars and nightlife and the beach it's good.

SUMMER BREAK ALL OVER AGAIN!!! Hotel situated right on parking lot of a beautiful beach, with beautiful people. Broadway directly next to the Hotel on right and Wharf just steps away to the left. Next to Hotel is an Oyster Bar, which is a restaurant by Day and Night Club by Night; party 24 hours. Hotel has bikes and beach essentials. No Elavator. Limited parking, but what an adventure.

It was a great location, but it is loud for families with young children. If it was just me and my husband, it would be great. But with our little one, I would not stay here for night time reasons. During the day, it was great to be so close to the beach and food places. I’m 60% love /40% not staying here again ha! It was loud at night when you’re so close to a big loud bar.

Great location by beach and boardwalk although it was spring break and extremely loud and congested. Have stayed before and appreciated the beach chairs and umbrellas but they are worn and several don't work properly.

All was good. Best location. The only problem with this hotel is their limited parking. I thought I had done everything possible to secure a parking spot with the hotel, but could not. There is paid parking all around the hotel but it fills up pretty quick. I had to park pretty far away.

Very nice property. Just too many steps. I didn’t realize there was no elevator, plus in room steps to get to the bathroom. Hotel should have better cautions on web page noting no elevator. Otherwise no other complaints, can get any closer to beach. Lots food n bars close by.

Although the rooms are not spotless they are clean. They hotel is quaint but it needs a few upgrades. However, we do love it. We've stayed here twice. It has a nice little breakfast every morning and the location is the best. There are bikes to use and parking for a fee. Staff is very friendly.

Bedding is extremely comfortable. Probably the best bed I’ve slept in. Spa sized jacuzzi was excellent and the bathing products are of good quality. Clean room and very hospitable staff. The beach amenities are a nice touch to go along with the complimentary beach-walk bikes. Highly recommend.

The room was a little on the smaller side. However, the bathtub, location, and staff made up for it. There is not a very big parking lot and it’s first come, first serve. We showed up early and were able to get a spot. There also wasn’t a coffee maker in the room but there was coffee available downstairs.

Very helpful at check-in and the fellow helped me with my ebike There are some stairs to navigate and no elevator, but I think just a second floor. The continental breakfast was fine, about like every other hotel in the world, but less options, which is fine with me because all I really need is coffee a couple of hard boiled eggs, and one slice of toast with cream cheese. The bed was fairly comfy and the pillows decent though not super Kush

The room did not match photos. There is no balcony. Carrying luggage up steps thru narrow alley ways with locked gates extreme inconvenience. The tub is a raised tub enclosed by glass with two steps up to get into and then step down into tub. Extremely dangerous for children & not possible for elderly. Feels unsafe on the front street at ground level. No security screen door. So can’t open windows or front door. Beds uncomfortable. Pillows terrible. The bars let out and the noise, profanity etc not suitable for lite sleepers or children. Would never recommend regardless of location

The staff were very welcoming and kind. Our room was small, but very cozy and clean. The bed was comfortable. There was little to no noise. Our continental breakfast was filling and we enjoyed a beautiful view while eating it. Would highly recommend. Great location!

What stood out was that the staff (Hunter and Maria) was kind, thoughtful and welcoming. Hunter had great recommendations on bike rentals and my family and I had a memorable experience on the bike path that we will always cherish. Both Maria and Hunter greeted us every time we saw them. They also were so kind to my 2-year-old son. We hope to come back and visit soon!

It’s a historic facility and they bought apartments behind the building so I got a one bedroom apartment that was wonderful for the most part. Very nice.! The negatives are : You have to climb the stairs, which is OK it’s a bit ghetto in the back. The only thing negative is that bathroom in the sailor room is a falling hazard. Somebody will sue them if they fall. I had to be very careful. You have to climb up steps to climb into a deep tub just to take a shower. I’m sure it doesn’t meet code. The rest of the room and the staff in the location absolutely fantastic I sleep easily, so the noise outside didn’t bother me on a Friday or Saturday night.

Dim lighting available and limited natural light in room. Bathroom in need of upgrade . Free light breakfast available daily and water/hot drinks and snacks available 24 hours a day. Before booking know this hotel does not have air conditioning. The room was 10 degrees hotter than outside, so for a hot day in the 90's it was unbearable. There were 2 fans in the 2 bedroom suite, that were inadequate. The bathroom had mold on the tub tile walls, ceiling and a broken window in the shower. You share a patio with the people next door. When we walked on the floor for a second our feet got black, not sure what this was. The hotel is unique, but needs a big update. The staff was polite and seemed caring.

I chose this hotel for its proximity to the beach and history. I couldn't have been more pleased. My short, one-day trip was enhanced with all the information I was given about where to walk, eat, etc. They were so accommodating when my trip lasted a few hours beyond checkout. Perfect oceanfront location!! They provide beach chairs and beach towels which is awesome! Unfortunately, the condition of the hotel has plummeted. Ownership needs to do a complete repair/remodel on this entire property. (Photos are from day 1 of arrival).

It’s a great location regarding access to the beach, but a lot of sketchy people walking around right in front of the hotel. The girl at the front desk was really rude. We had police around 10 o’clock at night right in front of the hotel because there was a shooting.

My wife and I were excited to experience this hotel near the beach but once we went inside with our luggage around 4pm the receptionist (a woman) had a mis understanding with me and my wife about staging our luggages then after was giving us by attitude and was very rude In conclusive to this it ruined our experience and by far our day. We drove so far and it was also our Anniversary Day. After this I will not be recommending with hotel with any of my colleagues.

The location was excellent. The furnishings in the family room and dining area were awful and unclean. The chairs were broken. The dining table was stained with watermarks all over it. The sectional was dirty. I have pictures and all the furniture was beat up. It’s just too bad there was no care taken. I cleaned the windows myself. They were so dirty. The ones that were on the doors so that we could look out and see the beautiful ocean. It’s a shame. It’s such a nice location. The description was hyper clean. It wasn’t hyper clean not even close. It was only acceptable because I cleaned it. The bathrooms were fine. The bedrooms are fine.

Room was updated, but building was older…the floor had areas where the wood had come loose. Bed was not really comfortable, our blanket was a mattress cover with a sheet on top and bottom, no comforter. Tub had large step up to and hard to get into. The view was nice, wish the room could have been more comfortable for the price.

In general, this property is old and falling apart. It's also oddly layed out and dirty. Our bathroom fan didn't work, the shower had mildew in it and the floor had a stickyness to it from whatever they use to clean it. We made it through 3 nights but won't be going back.

Our room (109) was not comfortable: there was no couch in the room (we had to sit on the bed, which is unusually high from the floor), no counter space in “the bathroom” and in general, the room is outdated, the shower, the bedding and towels are quite old… The parking is also inconvenient for a few reasons.

We had suite behind the main hotel building. The room itself feels and looks like it was used to be an apartment with granite counter top, 4 gas burner, a spacious bedroom and luxury vinyl plank throughout. It has drip coffee surprisingly Starbucks quality. The bathtub had a whirlpool jet no longer functional and has been refitted with thick padding around it making it harder to get in and out. I would pick a different room just for the better shower access experience. Slight noise at midnight. It is adjacent to “ Fly and fish Oyster bar”. Seafood is scrumptious. Farmer market is right there. Surfers are all lined up at 8 am in the ocean. We walked for over two miles along the white sand toward the end of Balboa peninsula. Overall it is a very walkable, quaint and cozy experience.

The toilet had an aggressive leak so a large puddle formed. The management did repair it the following day. The bathroom drain was extremely slow in rm 108 and needs Draino. The heater didn't work very well and didn't maintain a warm temperature. The flooring is buckling and we tripped on it a couple times. I understand California is saving water but why was the bed not made up for us or trash emptied for the second day?

Very old building. Charming. No elevator for those physically challenged. Room was fine, clean and we'll appointed. Water pressure in shower was lacking. Wish I could have signed in to my streaming service, 15 ads with 10 minutes of programming, might as well not have a TV at all. Our travel friends had an overflow toilet and a carbon dioxide alarm that chirped all night. We would stay there again. Not sure of our friends!

Hunter did a great job of checkin & went above & beyond to try & secure a parking space near the property. GREAT location, walking distance to a great selection of restaurants and shopping. I took my laptop and grabbed a spot in front of building and was able to watch & hear the waves - very relaxing and would definitely stay here again.

The hotel has a very convenient location. It is literally by the beach and near the Newport Pier. The staff was helpful and welcoming. They provide a breakfast and towels, chair, and umbrella for the beach, and also bike. The beach items can be borrowed without having to leave the hotel key. The bike is limited to 2 hours and can be used to ride along the boardwalk. There are nearby restaurants and bars. I would like to come back this hotel again.

There are a lot of stairs and ADA accommodations are lacking. The thermostat was broke. I called the front desk several times over 3 day stay and was never fixed. It was a constant 65 degrees or lower. The room was freezing cold. The step into the shower was so high I could barely get in. The breakfast was good and it is right across from the beach.

I drove to Newport by myself for a conference that wasn't all that. I booked the room from the parking lot of TK Burger and had keys within 15 minutes (time it took to move my car). I had a spot for my car with in and out for an additional fee (parking is nuts in NB). This hotel is central to the fun of NB, so enjoy those double glass windows when you actually need sleep. Staff was attentive and welcoming. Coffee and snacks in the lobby and great viewing areas make this a perfect home away from home.

The hotels.com site didn’t mention that the hotel room we selected is only on the second floor which caused an issue since we had a handicapped traveler with us. The hotel was very slow to respond to email help and only replied once. They also were not able to provide a refrigerator per ADA laws. Otherwise, the property is a great location, the rooms are cute, but you hear every sound all night and light coming in from the hall so it’s not a property for light sleepers or those with disabilities.

This is a charming old hotel that sits facing the Pacific Ocean. The room was lovely and very quiet. Staff was extremely friendly and helpful. Please note: Parking is an additional $30 per night which I did not know at the time of the booking. And there are two flights of stairs to the rooms. Staff can help with the bags, if you are arriving/leaving between 7am-Midnight.

Excellent location if you’re looking for a fun beach trip or spring break friends and family vacation. I was there for work and while I was happy to be near the water, it was a bit difficult to sleep because of the noisy party goers. I made due with a white noise app. The Continental breakfast was perfect and the service was excellent. Aside from the crowds, I wasn’t able to open my window for some fresh sea air also because the smell of grease wafted in from the neighboring pubs and restaurants.

Great location, right on the beach and next to several restaurants -- seafood, bar, donuts, coffee, etc. The surf school has sessions right out front each morning. Room was great, bed is comfy. Compared to the other beach-front hotel in Newport Beach, the Newport Beach Hotel falls short. While guests have access to seating and open windows facing the beach, the rooms are small and the bathrooms are smaller. We heard music from the restaurant next door, there was a smell in the room, and the cold water knob in the shower fell into my partner's hand. This hotel is not worth the price. I prefer the other hotel - the room rates are similar but the rooms are much better.

The location is terrific. We loved watching the surfers in the morning while drinking our coffee. The beach is mere feet away. Lazy days on the beach and enjoying the sunsets never get old! There are plenty of restaurant options within walking distance. It's a great place to take some time to chill.

Location, location, location was excellent! The hotel was built in the early 1900s, but the facility was beautifully updated. Our room was very attractive and obviously remodeled. Parking was challenging --- for a Dodge Ram truck --- so I called ahead and reserved a suitable parking space for the two nights ($30 per night). The staff was very knowledgeable and very attentive. The only disappointment was the breakfast. It was a cold continental breakfast. The hotel website says "Beachfront bed & breakfast for sun and fun." Breakfast was cold hard boiled eggs, packaged pastries, packaged muffins, assorted breads, and granola. For a 3 star property, the breakfast was less than 1 star.

Ocean front unit was the best we have had. The night bar below had excessive noise late into the night.

Property had lots of charm, great amenities for the beach and boardwalk, nice views of beach and ocean, and staff that was uniformly excellent.

We decided to splurge on our one night in Newport Beach and this hotel was perfect. It's beautifully furnished and the location is ideal right on the beach. The front desk staff was very helpful, meeting us at the parking lot gate and helping us with our bags. We were upgraded to a beautiful suite, which was so nice we wished we could stay longer!

Wonderful 2 night stay!! Directly across from beach. They have everything for the beach too (chairs, umbrellas, towels, boogie boards, sunscreen). Close to many good restaurants as well!

Hunter at the front desk was absolutely terrific ! And Lorena in housekeeping was super accommodating ! Our room was comparable to a monk’s cell and there was no window and only overhead lighting. Breakfast was a mediocre continental. BUT it was in a great, fun location ! I’m not sure if I would stay here again but I might !
