Location was right in the center of all things and walking distance to everything! Parking at the facility was an extra charge. Requested for early check in when booking that was excepted. But when we got there had to pay for the early check in. Came for surgery so was expecting seamless straight to nap.

The Little Inn was ideal for our quick beach fix. Walk to the beach or the bay. Walking distance to many restaurants (a little noisy during the late evenings but no more than any hotel on the beach). The staff was very helpful with dinner suggestions and on site parking was a blessing for a busy beach.

When we arrived check in was fine however there was never anyone at the front desk the entire time we were there after that until we checked out. Upon arrival I had to ask for new sheets because the bedding was dirty. The hotel had a smell, kind of like body odor. The sink in the bathroom leaked water. The air conditioning did not work properly, as soon as we turned it on it smelled like it was burning. At best 3 out of 10 and I would not recommend this hotel unfortunately.

This was a spur of the moment trip booked on the road on the fly. Front desk was ready when we arrived ans super awesome. We will be back. Room was very clean and 5he place is walkable to anything . The beaches there are killer and so is the food everywhere. We will be back.

I would like a full refund this was an awful experience from the service to my room flooding with sewage then moved me to a differnet room. I was genuinely so excited that I scored such a good deal on this place, and thought I found our new go-to spot simply based on location, but the location is what really killed it for me. We walked in and the room smelled like smoke. The bed was rock hard. Our room was next to a liquor store or a bar and we heard glass being tossed into the garbage bins and rummaged through until 4am… We did not sleep AT ALL. And we had a bridal event the next morning. On top of that, I felt like I was on a college campus because multiple rooms around us were partying. The walls are SO thin it sounded like the window and door was wide open. Anytime anyone showered or flushed the toilet there was an extremely loud noise that went on for 5-10 minutes. I really wanted to love this spot because it’s so conveniently located, but sadly it’s a no go.

The room was pleasant but the mattress on the bed is in horrible condition and needs to be replaced ASAP. There was a huge dip in it and I could feel springs or something poking me through the mattress fabric all night. Really hard to sleep like that. Room 4.

Very noisy heater/air conditioner. It came on about every 15 minutes and sounded like a jet engine taking off. The Inn is located with 3 busy streets on 3 sides. Also it is not staffed at the front desk except for check in and that is strictly at 4 PM. Not anytime sooner unless you pay like $30-4o extra. Very little sleep was had. It was clean and that’s the best I can say about it.

The office check in person was wonderful. The furniture and sheets were excellent. It is across from a bar and when they close at one o’clock in the morning, the people walk by the window screaming and yelling loudly for about the next 15 minutes. The window is right on the sidewalk.

Location The rooms had been updated nicely since my last stay. Traffic noise - should be able to mitigate some of this with better seals around the windows and doors (I could see daylight along the bottom edge of my door). The a/c unit was very old and very loud. $25 per day for parking seemed excessive.

They call it an Inn but it was like staying at a motel 6. Very old! Bed was terrible, very hard, sheet were terrible! Above the door was a window with no cover. The light blared into your eyes at 6am. Bathroom so small it did not have room for 2 people trying to dress. Overall the price was way overpriced. Also the bay was not to be seen. It is on the corner of a seedy area with homeless guys walking around.

An older hotel that has been updated and remodeled. The room was very clean. Daily cleaning service was excellent. The room was very small. No fault of the property just something that might be helpful to know. Great location just a block or so to the beach and walking distance to many restaurants and bars. If you’re looking for a place to lay your head after a day at the beach, a nice meal, and a few drinks this might be the place for you! If you’re looking for a lodging experience chock full of amenities and luxury then you may want to consider elsewhere.

This is an amazing location, within walking distance of so many restaurants and the beach. We were in town for a volleyball tournament and it was so nice not to have to fight for parking near the Newport Pier every day. Even after check-out, we were allowed to leave our car in the parking lot until mid-afternoon. Small rooms, but very comfortable and a really nice shower. I highly recommend if looking for a place to stay on the Newport Peninsula.

The location is great because we were able to walk to our favorite restaurants and our favorite beach area. I also loved the outdoor area. The flowers are beautiful, it is a nice place for drinking coffee in the morning. I've stayed here before and will definitely stay here again. I would have liked it if there was a ceiling fan in the room.

I tried going 4 different times to the reception desk and no one was there. There was a power outage so we were left with no power for 6 hours ! What upset me was that the pizza place we wanted to order told us the power was going out before it happened which means the hotel had to have known as well and didnt tell anyone. There was dust in the rooms. I barely fit inside the shower .

I don’t even know where to begin to give a review. We arrived 2 hours early to inquire about early check-in and were denied. I requested to use the restroom and was told they did not have public restrooms. I explained to the lady we were checking into a prepaid room and she told us to go use the bathrooms on the beach. When we returned 2 hours later, lady at the reception was eating a peach and with her dirty fingers handed us our room keys. The accommodations were sub par . The noise from the street kept us up all night. The smell in the room, the refrigerator and the bathroom were awful. I had to spray Lysol when we first walked in since odor was so pungent. The smell inside the refrigerator was like somebody had vomited so we could not save any food in there and ended up throwing it out. The A/C unit was so loud it sounded like a tornado. When we checked out, there was a dead rat by our vehicle and when Front Desk was notified, they just shrugged. I would not advise anyone to stay at this place unless you do not mind the super loud noise from cars and loud motorcycles all night till about 3 am on Newport Ave and hearing drunk pedestrians walking by, loud talking, laughing, yelling all through the night. Worst place we have ever stayed at.

We slept there that night, and went about our day. Got back to the room around 7pm and come to find little cockroaches on the walls and floor in the bathroom. We were appalled and disgusted. We started to look through our things and the room itself. Come to find a dead roach in our bed, roach legs hidden in the sheets. As well as live roaches crawling through the bed sheets. I called the front desk 3 times and no answer even though the office hours were open during this time. By 9oclock after packing all our things. Went to the front desk and still no one was there, the office doors was open and no one came to the desk. Whatever you do, don’t stay here, it’s disgusting, unsanitary and the staff is rude.

Pros: Accessable to the area Quite Fairly priced Cons: Lack of service or some amenities ( room was missing toilet paper and upon check out no one was at the front desk.) Deposit fee is kind of pricy for a night and being told that an early check in would be $40 dollars when you arrive 15 mins before is just off putting. Area not made for taller people hit my head twice going to room ( not really there issue more of an inconvenience for taller people) I would stay again even knowing the cons but just completely downgrade my expectation or spring another place that was comparable to the price of a one night stay.

Great spot and great location. Small, so there weren’t always people at the front desk but there was a note and phone number. Comfortable room, bed and bathroom. I would say that it would be good to have coffee in the room based on number of days because we didn’t have our room cleaned (that was fine for us) so we didn’t get the coffee restocked.

The location of this hotel is what makes it all worth it! Easy 3 min walk to the beach and close walks to bars and restaurants. However, the walls are PAPER thin and you can hear absolutely everything. We stayed on the first floor and felt like we were staying underneath professional tap dancers from the second floor. So loud. Also, if you stay on the first floor there is no privacy so don’t even think about opening up your windows. I would stay here again but would choose second floor or even the ones with the cute patios.

Our room was beside the road on the second floor. Windows have been upgraded in the past, however, they are inefficient. Street noise kept me from sleeping well, something that normally does not affect me. However, we were in an excellent location for the pier and abundant numbers of eateries. Staff was pleasant. Parking was available. I was able to access my YouTube account once and I remained connected. Maid service was prompt. King mattress was fatigued but somewhat okay.

Nice little spot on Balboa Island. Very walkable, It is in a busy but great location so if you're an extremely light sleeper this isn't the place for you. Would book again!

Our room was not what was pictured in our reservation. We had to pay $40 for an early check-in, and we barely slept that night from the loud noise around us. We were right next to a fire station with sirens, lots of street traffic, and lots of loud people. Would not stay there again.

Not sure how this was so highley rated but we were super disappointed unfortunately. Room was too small & way too noisy. We had a ground level room & it felt like we were in a war zone. There's just too much foot traffic & cars. Good news it was clean. Front desk was nice. My wife was a bit upset w/ me for booking this room though. AC was crazy loud.

It is a cute and clean boutique hotel walkable to just about everything including a few blocks from the beach. The downside: extremely noisy at night due to the location. I can hear not only loud car engine spinning and racing on the street but also people squabbling right outside my door. Check in was slow. I waited 15 minutes for someone to appear at the front desk. Then I decided to call using the number on the screen several times. I also texted per the same screen instruction. No responses until several calls attempts and texts. She finally texted back “2 minutes”. She did not apologize when she finally showed up. I know small hotel can have quirkiness. I thought to share my experiences so that you know what to expect in advance.

I read all the previous reviews, and they are about spot on. Its a good value if you are in SOCAL and need to be near Irvine, other Socal business centers, but also very near beach. Walls are paper thin, rooms are small, but you have what you need which is great location at great value, for a quick stay.

Walk to beach was fine. SADDEST ISSUE was room service collected my belongings on check out day and only returned my pillow and an empty bag from the medical clinic I was visiting. My new heart earrings, an Iphone charger, the new book from the medical clinic, a special mug, and a stainless steel coffee mug WERE NOT RETURNED to me. I spent $1200 there! Never Again!
