Reviews
The hotel reviews are mixed, with some guests praising the friendly staff and cleanliness, while others express concern over the safety and cleanliness of the property. The location is also a point of contention, with some guests appreciating the proximity to downtown and others finding it noisy and sketchy.
- Friendly and helpful staff
- Clean rooms and bathrooms
- Noisy location due to trains and traffic
- Safety concerns due to homeless people and drug activity
- 4/5
Good location. Staff very helpful 👍
- 5/5
The staff was helpful and very good. They were understanding of our situation.
- 5/5
Convenient to shopping and eating and clean rooms
- 5/5
Everybody working there was absolutely amazing and helpful, rooms were super clean and tidy, the parking was a little bit tight but totally understandable. No noisy neighbors, and got a great nights sleep
- 5/5
Good
- 5/5
It's a budget hotel, it's reasonably close to the hospitals and the riverfront Park. The parking is convenient. The staff are always nice. There is a Starbucks one block away that opens at 4:00 a.m. There is a grocery outlet one block past that. There is also a good breakfast place right across from the motel, as well as a teriyaki restaurant right off the parking lot.
- 4/5
The train is right next door. We just stayed one night. Place is clean and quiet for a quick short stay. Worth the price. Beds and pillows are a little old and uncomfortable. But not too bad. Over all a solid 4
- 5/5
Great parking
- 4/5
I thought it was great because they had enough room for me to post my big truck
- 3/5
Was not very clean, and room had a funny smell
- 5/5
Big open parking lot
- 4/5
Very convenient for the reason I went to Spokane for
- 5/5
Hot water stopped working in the middle of the night
- 3/5
Parking on the motel site did not feel comletely safe. They did have a security guard patrolling the grounds so that helped a lot.
- 2.5/5
Close to owntown Wifi kept dropping
- 2/5
Staff was very friendly and welcoming. Room was quite literally falling apart. The bed frame wasn't entirely connected. The curtains were missing a number of hooks and too long to work with the air conditioner so were just tucked into the window sill. There was no hot water at the sink, just two knobs of freezing water. The "closet" was an armoire type missing its doors and with enough water damage (?) that the bottom was rotting away and the sides were coming off. The mattress was extremely worn out with hills and valleys that determined where you could lie on it. The locals liked to wander through the parking lot with boom boxes (yeah, real ones with the speakers and all). The reviews and scores were not the best, so in a way I asked for this. But at a price of $100+ a night, it is plain robbery.
- 5/5
Parking is super secure. Nightly staff monitor the area through the wee hours even.
- 5/5
Overall good place
- 3/5
Staff were great; resolved my TV problem as soon as I contacted them. Housekeeping needed more attention to details. Very little insulation between walls and floors made for noisy neighbors, but was blocked completely by the plethora of trains passing nearby.
- 1/5
A violent part of town.
- 0.5/5
Location was easy on and off All the drug sales going on felt very unsafe
- 3/5
Great diner across the street. Frank’s Diner. This alone made up for the flop house feeling. Also close to Grocery Outlet for a cheap booze run. Not completely bad but not worth 92 bucks. Would only stay there again to go to Frank’s Diner. That was fabulous. Spokane people are very friendly. Hotel concept was great. Just needing a huge spruce up. Could be a great property someday if they invest in repairs.
- 3/5
under the train tracks in homeless people area
- 3/5
Property is fine. Room was clean and ammenities were adequate. Area around was a bit sketchy, lots of questionable characters, so just be weary of that.
- 1/5
Pet friendly. Room stinks. Lumpy bed. Broken curtains. No coffee
- 1/5
Centrally located. Drug users everywhere. Drug deals being made in parking lot below my window. OD'd or perhaps dead body out back. Flat out horrific environment.
- 1/5
These guys need to be arrested ! Webcausgjt them stealing from our room and then the next day they refused to give us back our deposit . So besides the 40 dollar deposit they stole about 235 more dollars when the staff had broken into our room the night before
- 1/5
Left wallet for a fact they keep and ran card for more money
- 4/5
Good to go
- 2/5
The staff are unprofessional and never answer the phone. Zero amenities. No hair dryer, no coffee pot, no microwave.shower curtain stained, sheets stained. Homeless drug user sleeping in parking lot. Lots of local people reside at this hotel.
- 4/5
The people behind the desk were very nice and got me into my room quick, the room itself was clean enough (it was dusty under the
- 3/5
The rooms were decently clean. Much better than some of the other reviews I’ve read. The only issue I had was the massive amount of homeless people sitting right in the parking lot. Nothing bad came of it but it had me worried a bit about my belongings in my car.
- 3/5
It was in ok area but the train was right outside and it was loud at night.
- 1/5
Not gonna lie i emjoyed the train the houae keeper was a super rude to us but very attentive to my husband he even thought it was weird.not going back but if ya ever need a had job ,,place to go.
- 5/5
Nice
- 1/5
Worker was nice enough when I checked in, but that’s about the only good thing I can say about Tiki Lodge. There were homeless people screaming and waving knives at each other in the parking lot. The curtains had what appeared to be mold on them. Multiple lights did not work in my room. There was a large stain on the carpet. People yelling outside all night with frequent train noise. The sink was cracked and damaged. It appeared as though the door to my room had been damaged before, as if someone had tried to break in.
- 2/5
Dirty, smelled and sheets were not soft
- 5/5
I haven't turned down a room yet mostly everything works and is in decent condition, good hot water flow for shower too
- 5/5
The caring staff are amazing and it seems like they actually care about the guest😁
- 4/5
It's a decent place to stay has wear and tear but no bugs and the staff aren't angry but the do deal with a lot of loitering and vagrancy
- 5/5
Rooms are clean and the TVs are updated the bedspreads could have been replaced there was burn marks all through the duvet
- 4/5
Nicer on the inside
- 4/5
Really good and clean for the price!
- 4/5
Yes, for the most part!
- 0.5/5
The price point was lower than other places, but HAD BED BUGS, the condition of the rooms here horrible and the location I was told, by my UBER driver, was in the worst/ most dangerous two blocks in Spokane! I should be able to get my money back!! BED BUGS!!! Worst hotel room I have ever stayed at! Drapes falling down, missing items, DANGEROUS, drug infested area!!
- 5/5
Excellent price value
- 0.5/5
What breakfast? The receptionist at check-in was great. The room was large. The air conditioner eventually caught up. Lots of poop on the toilet seat, some mystery substance in the shower. Room was 88 when we entered after 8 pm. No washrags, no ice maker, dirty ice cube tray, smallest bath towels I have ever seen.
- 4/5
No, breakfast was not offered.
- 3/5
Yes but the TV didn't work so I won't be staying there again
- 1/5
I suppose nothing good can ever last, as the first disappointment came when I put in a request for an accessible room, and instead it was given one I had to climb a flight of stairs to reach. I was disappointed with the trash in the parking lot and the. Dirty, rude guests hanging around doing drugs in the parking lot. The second disappointment came after climbing the stairs and fighting the stained, carved on door to gain entry to my “accommodations”. The hole we were assigned had ancient carpet covered in red stains that someone had attempted to remove at some point but only succeeded in bleaching the carpet around them. The walls were speckled and smeared with years of careless guests contributions to the decore in various, rather crusty forms. The furniture, full of holes and also boasting a healthy layer of human goop, had stains, holes, and drawings on them. The drawers in the tv stand/dresser as well as the night stands all contained crumb mountains in the inside corners. The tops boasted splatter-smear style artistic food and fluid based touches just like the walls. The floor thru out gave fentanyl pills, liquor bottles cigarettes, tags, etc. sheets were not washed. Bath moldy. No TP!!!
- 2/5
Staff was ok but the room was dirty found a cigarette under the fridge that didn't work. They didn't have accommodations for three beds. There was no ice buckets. No ice machines. The sheets were dirty.
- 4/5
Only thing that i didnt like was the front door wasnt air tight. So it was freezing in my room from the wind coming from ubder the door
- 1/5
water did not drain in bathtub worst experience u can imagine
- 5/5
Easy check in. Easy parking, good communication
- 4/5
Clean room. No problems.
- 5/5
Clean
- 2/5
I wasn't aware of the train track that was above the motel. It is a rundown one for sure. Website pictures looked better. My bathroom lights didnt work and Ihad no where to plug my phone near rhe bed. Bed was not comfortable for me. Homeless in that area is getting worse.
- 4/5
Parking easy but probably not secure, dirty carpet and mosquito in the room, I heard the traffic on the freeway and train
- 4/5
Staff was friendly and parking was accessible
- 5/5
I was looking for a basic no frills hotel for an overnight stay. The staff was very helpful & nice for check in, the room was perfect, and the best thing was that the room heater worked perfectly and ran quietly! Also, 2 blocks down was Iron Goat Brewery which was a great place to relax after the drive. There are homeless in the neighborhood but there were no problems.
- 5/5
Less Good: pricing varied too much.

Decent place
- 1/5
It was disgusting. The two employees there are horrible. The room smelled of urine, no screens on the windows and they were not even on track. The bed linen was dirty with stains and I was told that they ran out of linen so it would be a while to get clean linen because they had to wash some. There was no hot water and it was just nasty! I checked in at 5pm and checked out at 8 pm. They would not give me a refund due to all sales being final. I don't know what to do next in the way of getting a refund but I can warn off any potential people staying there.
- 5/5
Great staff
- 1/5
Staff was helpful and nice but there was not staff available all the time. Room was not clean (hair and grime throughout). Water pressure was over the top making a shower with no pressure adjustment uncomfortable. The main parking lot has multiple large trash containers in it causing a smell when you leave your room. Many transients loitering in the parking lot/property and on neighboring properties. Primary food was a gas station. Restaurant across street was good but small so it took a bit to get a seat on a Sunday morning.
- 5/5
Rooms, were clean friendly staff!
- 4/5
Nothing
- 5/5
It was quiet
- 1/5
Terrible property. No smoking signs everywhere but our room had cigarette burns everywhere in the carpet. Very uncomfortable bed with flat empty pillows. Very dirty carpet. Most of electronic outlets didnt work. People outside our room were digging through garbage bins. We felt very unsafe. Staff very unfriendly. When we got there, lady was smoking right outside of the door and then proceeded to tell us we will get a fee if we smoke 20 feet within the property. Treated us likke an inconvenience since we interrupted her smoking with her friend. Scary looking people wandering through parking lot at night. Our room smelled bad. No refunds available so we were stuck. Towels had stains on them. Horrible place, should be shut down.
- 5/5
Very friendly and affordable
- 5/5
Carpet dingy stained bed bugs
- 5/5
The rose has comfortable and when you need to rest they respect that and all the employees have respected me and make sure I stay or till they stand up and safety thank you
- 5/5
Nice people, clean rooms
- 5/5
Thank you for a clean, affordable stay with courteous and professional accommodations.
- 1/5
This should not be listed on Expedia. Very dirty room lights did not work. Lobby is permanently closed, had to ring bell and they handed keys through tiny bullet proof window.
- 1/5
They were cheap and my son was unexpectedly stranded in Spokane for the night by Greyhound not making his connection. It had a lock on door. Terrible, flat pillows. Wouldnt let me pay for my sons room by phone. Spokane itself is overrun with addicts but Tiki Lodge is in middle of bad area. The front desk person definitely hated her job, there was a passed out, drug user sleeping in a parking spot, and within 20 minutes of being in room, a person was banging on our door, wanting in, obviously not in right mind, and insisting his friend was in room with us. My advise: Pay more; go to place away from here!
- 4/5
Average hotel. Seemed clean. Office lady was nice
- 4/5
Good room, have small dog. Worked well. Took dog for walk— Scarry- some homeless people hanging around on back side of motel
- 5/5
I love the staff there.
- 5/5
No comment.
- 5/5
It was nice to know that there was security there in that area a lot of homeless people but actually very safe place to go
- 2/5
Not a nice place to stay
- 1/5
The table was broken, the ac was broken. Like the front literally came off and fell to the ground.
- 5/5
The check in was smooth, the property manager was authentically professional and was able to answer my questions. I will definitely stay at this place again.
- 1/5
I booked at the last minute on a Saturday night, and this was the cheapest accommodation I could find that had any space left in Spokane (which is always a red flag). When I arrived, I saw what looked like working girls leaving the hotel. After that, a car kept cruising through the parking lot and stopping whenever a few individuals approached. I don't know if transaction were happening, but it didn't give me confidence that my motorcycle would be there in the morning. So, I stripped off my panniers and put my locks on the bike. I also left my front curtain open slightly to keep an eye on it. The hotel can't do anything about the area that it's in, but it seems like they didn't really try to keep it clean. I ate at a local eatery that was a block away called
- 3/5
If you are used to a certain level of comfort, cleanliness, noise - this is not for you. If you have kids, any age, this is not the spot. Eg. there was no sink in the bathroom, the sink was in the room where the bed is. In summary, if you are a guy, travelling alone, on a budget, this might be for you
- 3/5
It is a good place to stay for a night, and it is safe for you to travel alone. I don’t like the customer service because of the service I got.
- 1/5
There were people bbqing in the parking lot, broke down vehicles, homeless people beside the property. I felt like i might catch something if i slept under the sheets. Worst hotel ive ever stayed in.
- 4/5
This is an older property on the edge of downtown in an area that has street people (I do not know if they are homeless.) The location was great, and there are some good restaurants within a few blocks. The property is showing its age, and can use some repairs.
- 4/5
Great location. Room rate was reasonable.
- 1/5
They asked me for a separate deposit after I had gotten there that they never returned for a room that had a ladder. The bathroom light didn’t work. The fan didn’t work in the bathroom. It was still under construction. They had a ladder in there some tools some other stuff and we stayed in there still kept the $40 deposit that we had to put down absolutely one of the worst days that I’ve ever had
- 0.5/5
I paid a total of $---- for the room and was working on a budget and after checking out 11am, they charged my card another $200 at 6pm that evening! For $---, i could gave gotten a much nicer room somewhere else with a tub that was actually clean!
- 2.5/5
Ease of registration. The bed was very uncomfortable. I wouldn't give it to a homeless man. Need to get better mattress, a lot better.
- 5/5
This is a good place to stay. Even when your here long term.
- 1/5
The 2-night stay was prepaid, but they wanted an additional $40 at check in.
- 5/5
Clean rooms, clean property, decent rates. Nothing fancy, but well worth the price!
- 5/5
Older establishment, however clean and great staff. The area of town has homeless and shady people hanging around
- 5/5
Awesome experience
- 5/5
Awesome staff here at the Tiki! Great people, good rates, clean rooms..what more could ya want?
- 5/5
Clean rooms, clean property
- 5/5
Awesome value!
- 5/5
Good spot for the price
- 5/5
Secure place for long term residential needs.
- 5/5
Great property for the price!
- 1/5
I have bed bug bites something awful
- 2/5
I got bitten by bedbugs. This hotel has reviews online about them recently and likely an ongoing problem that they don't address
- 5/5
Great property for the price
- 5/5
Great place for long term needs. It's a good property, run by great staff.
- 5/5
An amazing property. It's a bit old and ragged, but things are constantly improving.
- 5/5
They do the best that they can...and it shows!
- 5/5
Keep on keeping on. This is an inexpensive option to other hotels.
- 3/5
I like everything besides the fact they don't have coffee machines and there carpet was super dirty and smells like wet dog but other than that it was a good stay
- 5/5
A great place to stay for the price paid.
- 5/5
Amazingly done, as always. Very grateful to the staff of the motel.
- 5/5
The bed was wonderful and above expectations.
- 1/5
Filthy unprofessional and will not return and if I can give a no star, I would
- 5/5
Great low price stay for a night.
- 3/5
The Tiki did not acknowledge my coming
- 5/5
Accessible
- 1.5/5
Location and price It’s hella loud, literally the train tracks is behind the motel. And it’s not double window so you’re gonna hear them like every 30 minutes passing through
- 1/5
I got there on saturday night, the room was DISGUSTING!!!! there were brown spots on the bed, the pillows were dirty, I was very tired but I decided to leave this place, just a few minutes after I arrived because I was affraid on getting sick there, I request for a refund but they refused to do it. AWEFUL experience, I gave them 1 star becasue that was the lowest but this place deserves to be rated MINUS 10
- 0.5/5
It was a rough neighborhood. Was glad to hear they had security at night. The room was so gross, stains everywhere, white residue everywhere, a refund was not given as an option.
- 1/5
Not great place to stay
- 3/5
Ive stayed here a couple times. Staying in the summer is a risk because the AC is not good. But it's a bed. If all you plan to do is just sleep here it's perfect. The pillows are really flat though. So it has it's ups and downs.
- 3/5
Pleasant
- 5/5
The employees are awesome, very friendly and they look out for the people that stay here.
- 1/5
Dirty rooms, dirty sheets, unhelpful front desk staff
- 1/5
Is very questionable. Camera or not, it isn’t in a safe neighborhood. The bed has a foam cover and it was not possible to get a good nights sleep.
- 4/5
Never any problems. The folks running this place are really nice.
- 1/5
Where do I start. Don't stay here. Security car is around at night and it's a old beater car with security written on the side. Guy looked tweaked out. The area is nice but that's all. Room was dirty as heck. Bed was funky. Holes in walls. You could tell the door to my room was kicked in at one point. Definitely sketchy.
- 1/5
The picture and information about this room was absolutely incorrect. My mattress was torn hard no screens on the window. There were tears in the curtains, stains on the comforter and sheets. It was absolutely disgusting. There was a toilet paper roll that had already been used when I called to ask for additional role the lady at the desk was very rude and did not want to bring it to our room nor did they wanna provide extra towels as we were there for five days for a volleyball tournament I would never recommend this room to anybody do not book. It’s disgusting. There’s a lot of homeless people around no service at all.
- 5/5
The staff was friendly and caring fir my needs remembered me and did all the could to make my stay amazing I would return anytime and stay again
- 3/5
Bloodstains on the floor and mold in the freezer. Overall still a fine place to crash after a festival and not too expensive
- 5/5
Room was clean and staff friendly.
- 2/5
Terrible!!!
- 5/5
The room was so much bigger than we’d expected! Our stay was very pleasant! The Tiki Lodge was perfect for our needs! We would stay here again for sure!!! 😃
- 1/5
My partner and I stayed last night and left today covered in bites. Room 205 but the whole place is disgusting. Not worth the money you will save.
- 4/5
The property was good and fine but it’s lowkey scary if you’re a woman. Everyone but me and my friend was a man and they’re always lurking outside at night.
- 5/5
The staff was friendly and knowledgeable. Our room was clean and perfect!
- 3/5
It was disgusting
- 5/5
They seemed to be like a family running the property and we're very nice and friendly
- 5/5
They work with you and ask in advance to help clean room on extended stays. Close to downtown
- 5/5
Staff was very friendly
- 1/5
I am sher that gave me bed bugs
- 3/5
Staff leaves you alone! Broken chair, under bed nasty
- 5/5
Not much.
- 2/5
I’m disappointed that I had to pay Expedia and tiki for same night. O well won’t stay again.
- 5/5
Cozy very Cozy
- 5/5
Great safe and cheap
- 5/5
N/A
- 3/5
Ok
- 3/5
I liked that the room had double beds I also liked that there was a gas station and a restaurant in the same vicinity very convenient and easy to get something to eat. I honestly was disappointed with the quality of the beds pillows were too soft and the mattress was too stiff. But overall I enjoyed my stay.
- 1/5
An absolute nightmare. There were no towels in the room when I checked in so I went to the front desk to ask for some and was confronted by an angry desk clerk who yelled that I was interrupting her dinner and after a lot of huffing and stomping I finally got towels. I certainly did not feel like a welcome guest. Also the room was infested with body lice which took days to get rid of. I would not recommend for anyone to stay here ever.
- 5/5
Good location, always just a few minutes away from wherever I want to go in downtown Spokane. Downtown Spokane can be a little rough, keep that in mind, but this property monitors its parking lot and I always feel super safe there. Plus they are nice.
- 2/5
You dont have tap i had to get cash for the deposit if i pay it all you shoukd just give me back my cash in 40 ive done this everywhere else i shouldnt have to look for a place to get cash when i had it on my card
- 5/5
If they could be a little nicer to folks, the place would feel better.
- 5/5
Our shower was horrible no pressure and had to maintain a steady temperature
- 1/5
Sink filthy and no water pressure in sink and no cold water pressure in shower and toilet seat broken
- 1/5
Some trains run all night long and I mean constantly. The neighborhood is seedy, At check-in, you don't go inside a lobby, you stand outside and talk through a half-window, bathroom light would not turn off, bath fan knob was missing, the curtains were torn and had holes in them
- 1/5
U get what you pay for
- 3/5
The room was clean and comfortable, however, the outside area felt unsafe. Sometimes 10-15 people literally hanging out on the property, not hotel guests. This motel does not open their lobby, they use a window 24 hrs a day. I had a 2 night stay and left after the first night. Although, the staff was very accommodating.
- 4/5
It was cheap but you get when you pay for. Not tne worst option.
- 4/5
Most of the time when I am in Spokane I stay here. The only drawback is the neighborhood, but that is also the strength. It is centrally located, it is affordable, this is a budget hotel with security watching the parking lot from 10:00 p.m. until the morning. If you've ever been to downtown Spokane, you know what that's like, but I've always felt safe here. This is an excellent resource and having breakfast in the railroad car across the street is always fun. The hospitals and medical centers are down the street, the knitting factory is close, and you can get over to concerts in the stadium reasonably well.
- 3/5
It felt like i was being watched every time i went outside
- 5/5
Good
- 3/5
Horrible. Complained and was put in a better room.
- 1/5
Horrible will never book again!!!!!
- 1/5
The security guard is a creep asked me to look in my room while my girl friend was taking a shower was told multiple times to leave me alone and wouldn’t
- 1/5
We had a family emergency and could not stay. We asked for just a partial refund and she denied us that. I think there should be underlining reason to give even a partial refund. I will not be booking there again.
- 1/5
It seemed to be a drug / homeless shelter. I checked in and went to my room only to turn around and leave. I did not feel safe in my room or my motorcycle in the parking lot.
- 1/5
Was absolutely terrible the coffee table was nasty there where used condoms under bed moldy food on top of closet shelf absolutly no hot water in the shower and the drain didnt work so u litterly standing in dirty bath water while we showered
- 3/5
They did not have a least coffee as the add said
