The room was so cute and cozy. I really felt so comfortable. The kitchen does come with pots, pans, utensils, plates, etc!! All you need is to bring the ingredients. It even comes with a brand new sponge and dish soap. My balcony faced the back parking lot which wasn’t a nice view, but at least I knew I was still safe. The breakfast honestly sucks, but it’s free which is always a plus, especially in this economy right now. If you’re looking for a quiet stay, this is not the hotel for you. There are many families and children that stay here, which means noisy kids running around. I had some kid knocking on my door at 8 in the morning and had me thinking it was room service. Good thing I was already awake! I would totally come back and recommend to others.

Close to restaurants and stores that are walking distance. Disneyland is only less than a 15 minute drive Check in time is so late. Didn’t feel clean, could’ve felt more fresh and fresh smelling

The location is great. We went to knotts berry farm and knotts scary farm and both were under 10 minute drive. The kitchenette was really nice too. The rooms are so cold even with the ac turned off in early June and the sheets are so thin we had to go buy our own comforter to use on the beds. One small trash can and no trash bags so we went and bought our own trash bags.

Overall the property is well maintained. The bathrooms could use some rehabbing as my sink faucet was a bit jiggly and the tub could have used a true deep clean. Not over the top finishes but clean. No laundry on site. Pool was nice, though there were only two lay down lounge chairs which were claimed when I went. The area is close to the convention centers and Disney. Was fairly quiet most of the time. Parking on site is basically required as I wouldn’t feel comfortable trying to find street parking and walking to the property.

My family loved this hotel! We definitely be staying there again. The room was spacious and comfortable. My daughter loved having the patio so she could play outside and I felt safe for her to do so because I could see her and the walls were tall so I didn't have to worry about any strangers. The rooms were quiet and I didn't hear much other than the staff when they were going in and out of the laundry room and even that noise was no bother. Overall I can't wait to stay at this hotel again as well as recommend it to anyone who stays in that area.

The bathroom had hair on the floor from someone prior and wasn’t cleaned. There was medication and candy in the sofa. It has a kitchen however there is not a table and chairs to eat at. The breakfast is not a true breakfast. It’s JUST muffins, fruit, a few cereal options, and milk. The coffee machine was out of order on our first morning. I do not recommend this hotel for the price. The reviews made it seem great and it’s not!

This place is spectacular. Rooms and balcony on level floor, beautiful waterfall. Only this was most times I had to have it closed due to the marijuana smell coming through to the room.

The property was nice for the price. We did have some issues, at 11 pm at night my fiancée had to go to the receptionist desk because the toilet was clogged with toilet paper. He was given a plunger and told to come back if it doesn't unclog and they will switch rooms. I wasn't expecting him to come back and have to plunge the toilet himself. The next morning, we were getting ready and my fiancée took a shower first, but the water wouldn't drain, I tried calling reception, but was unable to get through. I had to wait over 45 min for the water to drain in order to shower. I did take a picture and showed it upon check out. The staff was polite, there just needs to be better maintenance on the property.

it was cozy, comfy and quiet. it was clean, the 24 hr service and mini market was also very useful. the room was clean and included everything you could possibly need. only downside would be the people wondering the parking lot at night and the surrounding area. aside from that, great time!

The free breakfest is not a continental bf, coffe fruit and store muffins. The free parking is free if ya park outside only, the gated parking is charged, thought it was included ended up paying 30 for two nights parking....next time park outside gate.

Our stay at Pepper Tree was very good. The property is a bit older so not as modern or sleak as some, but overall was pretty clean and well maintained. The only "concern" that I would say is there was a poisonous spider living in/on the table on our patio, but that's to be expected in nature.

The king bedroom was nice and huge! Definitely a unique layout, but enjoyed it due to the separation between the closet, nice vanity, and bathroom. We had a privacy balcony that was nicely decorated with plants and a little fountain! The breakfast was a quick grab and go (mini muffins, little boxed cereals, fruits, coffee), but there was a nice breakfast spot right across the street called The Scratch Room that we walked to. Overall, it was a cute hotel that we'd definitely stay at next time we want a close spot to Disney or Knott's Berry!

The weather was very hot and our air conditioner wasn't turning on when we went to bed. Staff tried to fix at 1am. We slept with sliding door open, hot room, noisy, street traffic. Not a good nights sleep at all, and still charged full price. I won't stay there again. The other times before it was fine.

Great visit - clean and comfortable and spacious room plus a balcony and fully equipped kitchen PLUS free breakfast, 24/7 Pete’s Coffee access, even a security gate remote opener for free parking access. Oh yes - right off the 5 and super convenient location to all attractions and beaches and PLUS … did I mention the awesome staff? This is a good budget hotel with a decent-sized room and a nice shower. There is plenty of space to unpack all of your stuff in the huge closet with shelves and large vanity area with table. Parking was decent and we found a spot even after midnight. The patio was very large and super nice to relax on. It was wonderful having a full-sized fridge and kitchen area in our room with dishes and silverware. This hotel has a Spanish mission style decor that is cute with a calming water-feature entry way. The elevator works well. The water fill-up at the breakfast/store area is tasty. There are nice snacks to purchase 24/7 at the little store. The negatives are that the facility is old and I could hear everything in the hallway every morning at 6am since the room door does not seal and the grouting on the adobe tiles is very large. So if your suitcase or cart wheels roll off the narrow hall carpet, it is super loud in the hall. Also, the continental breakfast consists of milk, water, fruit, and a danish. Luckily, there is a big grocery store across the street.

The room was cute but there were some structural things, wholes in the floor near the tub. The tub didn’t drain properly. Also when I wiped water from the floor it didn’t come up clean. The kitchen was great! The beds were comfortable!

The room was very clean, The staff were also very nice, they were very accommodating and getting anything that I needed, whether it be extra paper towel or dishes. They were also very nice to hold my bags after I had checked out so that I didn’t have to carried around before I left. Plus, it was in such a prime area, would 100% stay there again

It was a nice place to stay during our Disney trip.The kitchenette was great for making our own breakfasts when we didn't want to utilize the offered grab and go items. Staff were all very courteous and helpful when needed. -If our room keys didn't deactivate twice during our stay, I would have given 5 stars.

The staff is great. The room was clean. It has a "vintage" charm to it but overall, it feels dated. The mattress and blankets are basic, pillows were great though (and enough of them). The kitchen is basic (only had 1 drinking glass), don't think I would try and cook a meal there. Did appreciate the extra space just outside the bathroom and the full-size closet. Overall, it is fine!

I brought my own coffee to brew since the kitchenette had a coffee pot. However, there were no coffee filters, but I made do with paper towels. The beds were comfy with plenty of pillows some were firm and some were softer so you had a choice. They have complimentary coffee and simple breakfast items between certain hours in the morning. They have vending machines if you need something to drink during the rest of the day. The hotel is about a 12 min drive to the Mickey & Friends Parking or Toy Story Parking lot. Across the street there is a fabulous breakfast/lunch spot called the Scratch Room. Definitely recommend.

The room did not look like the posted pictures and it smelled horrible. I asked the front desk for air freshener and they gave me one to use in my room, but it only masked the odor and made it worse. We opened this sliding glass door and all kinds of mosquitoes started coming in so we opted to leave. The unit was dirty and the kitchenette along with the dishes and utensils provided we’re not sanitary.

The place was so cute, clean, quiet, and had everything we needed. Loved the 24 hour espresso and coffee machine. The breakfast was adequate for not expecting anything and for the extremely reasonable price. Our only complaint was that on our third day we told the front desk we were leaving so our room could be cleaned and we put the sign on the door too please clean our room but they didn’t do it. They said the sign meant not to clean. That was disappointing, cause we needed towels that day, but they gave us some at the front desk and they came and cleaned it first thing in the morning the next day.

This hotel is beautifu, comfortable, clean and affordable. The only downside was the tv program known as moviebeam, this program made tv watching a hassle as it kept “refreshing to clear up memory”. I do recommend to stay here just hopefully they fix the tv issue next time

Great hotel; closed to different theme parks for my kids; we always stay here while now there's a parking fee of $15 per night but price still reasonable with free grab and go breakfast, and in room wi-fi internet. All staff were friendly with 24/7 security walking the property which is safe for everyone to enjoyed hotel pepper tree.

first time staying here stayed with my baby and my husband helped out that they had a fridge and a kitchen to help out. I think it was about 10 minutes away from Disney. Overall, it was quiet. I felt safe with my family the bed was comfortable lots of pillows

Booked this hotel as a second during an extended stay and we found this hotel to be poorly located, there were sparse dining options in the area, the hotel seems to share parking with an Indian restaurant meaning its tricky to find a space. The pool felt dirty, leaving skin feeling like a film is on it and the bins around the pool were rancid. Rooms were mediocre in size, generally clean but the plates looked used and the sheets had stains on them.The hotel is advertised as having free breakfast - this consists of cheap coffee, a muffin and an apple - of course there are vending machines where you can pay over the odds for stuff you can find in any shop! The staff here did not appear friendly, quite abrupt when asking any questions and certainly not welcoming like we had experienced in the prior two weeks. I would not recommend or revisit this hotel.

My husband and I come here yearly when we're visiting family or wanting to get away to the beach. The Mediterranean vibe (decor) is beautiful, and the staff is always welcoming and friendly. We will continue to visit yearly. Thanks to Pepper Tree and their staff for making us feel welcomed. Love this place.

Staff was very friendly and the place was very clean. Bed was comfortable, but comforters are incredibly thin and we had to ask for extra blankets. The walls are very thin, so you can hear anyone going through the halls. Nice location, as there was a great pizza place a few blocks over that we walked to. Overall, I would stay again.

When will hotels learn it ALL COMES DOWN TO THE BED? As cute as this place was I could never stay there again because of the bed. There were several pillows on the bed and all of them were like solid slabs of marble. There was no fluffiness, no give to them. The bedding consisted of a sheet, a thin blanket and a bedspread. So none of that had any weight or coziness to it. Now for the good stuff: beautiful landscaping, charming decor, huge room, pleasant pool, handy stores in walking distance and our room was SUPER clean. Oh wait one more bad thing - the free breakfast was disappointing with overripe bananas and pre-packaged gas station convenience store style pastries. Good coffee though!

We love this quiet and unique hotel. Been coming for more than ten years. Third stay this year for my extended Disneyland trips. The staff is friendly, knowledgeable. Our garden patio room was perfect for privacy and the grandkids' safety. So nice to have a full kitchen with refrigerator. Disneyland is less than eight minutes surface-streets -drive away.

Closet shelves were not properly secured, almost fell on my Grandson’s little head. NOT a Family friendly establishment. Drugs and prostitution were happening often, on hotel property. Parking is first come, first served. If you get back to the hotel late in the evening, and there are no available parking spots, you are out of luck!

Booked for 3 days ABSOLUTELY HIGHLY RECOMMEND. we stay for our trip to California adventure and theses rooms were above and beyond my expectations the room was so clean and neat the space was amazing. Loved the kitchen and mini living room very comfortable and the balcony was just great. They have a beautiful pool very well kept. Very quiet area and the staff was amazing very helpful

I enjoyed my stay! The pool was perfect for the kids and I! Location was great. Close to knotts berry farm and maybe 25 minutes to the beach in Huntington! Was exactly what I needed! The market across the street was super convenient as well!

I have been coming here for over ten years for longer Disneyland stays and conventions and have enjoyed it each time. Unique room layout... roomy! Quiet. An option for enclosed personal walked garden area. Fully-equipped kitchen. Secured parking. Staff always friendly and helpful. Reasonably priced. Excellent restaurant adjacent to the parking lot. Close to residential area yet easy to get to Disneyland via surface streets (12 minute drive)

Our room had a muggy smell to it when we first walked in. We had the doors open or the ac on and it does not help. My son did not feel comfortable in the room d/t he does have asthma. I booked for 2 nights but asked to check out the next day after I checked in. I wished I had a great experience and had high hopes for my stay.

The only two downsides were our TV didn't work right until we connected to our own Netflix account, and the breakfast was pretty dismal. But the staff was great and the room was large, quiet and very nice.

Good hotel option for families with small children. 10 min drive to Disneyland and close proximity to small restaurants. The rooms have kitchenetts which were convenient. Pool was enjoyable. Rooms are spacious. Bathroom is small, plenty of parking. The breakfast is packaged mufffins and cereal, not sufficient ans my only real complaint. Would definitely stay again

The FREE breakfast they service is tea, coffee and cereal. The hotel doesn’t have an ice machine. The pool area is unkept. The plumbing smelt like soft sewage. Just all around poor stay. I would never go back here or encourage anyone to stay here.

Minor issues were bugs that fly into my room. That’s on me due to not figuring out the air conditioning remote and loving the California breeze having my patio open. Had a great stay here for three nights! The highlight was definitely the staff — incredibly courteous, knowledgeable, and always upbeat. The area is peaceful and quiet, which made for a relaxing experience. Also, having a market conveniently located right across the street was a big plus! Minor issue: a few bugs made their way into the room. That was mostly on me — I couldn’t quite figure out the A/C remote and couldn’t resist leaving the patio door open to enjoy that amazing California breeze. I should have researched more regarding the $200 holding fee. But luckily budgeted enough ahead of time. Overall, a very pleasant and comfortable stay!

Needs improvement and refurbishment. Shabby lobby and halls. Rooms were better, but still could never recommend it and will not be returning. Expedia rating way too high given the way the property presents.

We had a vent in the bathroom that, when turned on, sounded like it was taking off at LAX. Rick took care of the problem with a new unit.

Spacious room, great A/C, cute patio, comfortable bed, big tv, big refrigerator, fantastic makeup mirror, fluffy towels, huge closet, nice hair dryer. Enjoyed the morning coffee with fruit and pastries. Big swimming pool, too. Pool towels available at the front desk. Some hallway noise, but ear plugs are provided.

I lived in LA for a decade before moving to Sacramento and my college friend had a wedding this past weekend. I stayed for 4 nights and the wedding was down the street from this hotel. I couldn’t have asked for a more perfect stay for this trip i truly felt at home. The week before this stay, i had a very chaotic hawaii trip and was very happy to feel peace staying here. My friend that got ready for the wedding at my room left some belongings and they were even nice enough to reach out to ask me if i wanted them to hold onto it (they were random nonvaluable knicknacks). I appreciate that after losing my favorite blanket after a budget stay at motel 6 near LAX just days earlier. I would 100% stay here again.

Wonderful customer service. I mentioned it was my daughter’s birthday when I called to ask about parking for a visitor. And upon our arrival there were birthday balloons and candy in our room waiting for my daughter. She was ecstatic. They must’ve noted it when I briefly mentioned it, and then went above and beyond.

Very nice hotel and the staff was incredibly friendly and helpful. The room was clean and I really enjoyed the decor. The kitchenette was very helpful and allowed me to make my own meals and added an overall homey vibe! Would definitely recommend this hotel and stay here again. My only complaint was the $15/per day parking fee. Otherwise, it was a great spot!

I liked the colorful tile accents on the walls. It was an attractive aesthetic. We had a private courtyard with plants, a water feature, and small birds chirping in the trees. It was a relaxing space. The staff were very helpful and friendly.

We enjoyed our stay at Hotel Pepper Tree. Though, unfortunately, we were only there for one night, we appreciated the beauty of this establishment. Our room was amazing--large, clean, comfortable, with lovely Spanish-style decor. We wish we could've stayed longer, and hope to be back. Worth noting, my husband had left something behind in our room. Before we even realized it, I got a message from the hotel informing us of this and offering to make arrangements to return it to us. We appreciated the honesty, efficiency, and promptness very much.

Decent location. Plenty of restaurants and quick shops around. The room with the kitchenette is very useful. Good size fridge. Stove etc. tile in the room made it feel nicer than a traditional hotel of this age. Room was very spacious with plenty of storage area. Was able to hook up Roku to the tv with no issues. Room was well stocked with towels, kitchen ware, and very needed ear plugs. Hotel is booked with a lot of Disneyland visitors. So there are a few waves each day of rowdy groups coming and going. But it past quickly. Market inside the hotel was nice and convo went. Had a good variety of snacks and beverages all done through self check out. Warning: there is an additional hefty fee at the hotel that is separate from the charge you already paid to book the hotel. Kind of a surprise. It was not just a few bucks but a significant charge. Walking distance to the public golf course. Parking was available at a low cost. Staff was very friendly.

This charming, Spanish-style hotel has received some awkward “updates” over the years but retains an appealing atmosphere. It’s rough around the edges but comfortable. I hope the continue to maintain and improve on the lovely vintage style.

The rooms looked like they had been remodeled but poorly. The cupboard doors didn't close properly, the bathroom shower handles fell off, the water goes hot cold hot cold while showering. I loved the vanity mirror and giant closet. The beds weren't super comfortable but I've had worse. The pillows left a lot to be desired and the blanket they had as a comforter felt like it was from the 80s. The old looks soft but is actually super hard and itchy. The worst part was the "breakfast" they had. It was a non breakfast. They had coffee and tea, bananas and boxed cereal. This is false advertising. It's not a true breakfast. We spent extra for this hotel so we could have breakfast included and still had to go get actual food.

Room was clean and bed was comfortable. The neighborhood was so so but there was a security guard on property. Room was dated but the kitchen was nice to have. Price was appropriate for all. Stayed here to go to Disneyland and it was about 10 minutes from the park and a $12 Uber ride.

Such a cute and charming hotel!!! Stayed here with our kids so we could take them to Disneyland, as its a pretty close location (10 minute Uber ride). Felt very safe & welcoming. I would definitely stay here again!

Staff were helpful, especially through texting and the room was clean. It’s nice to have a kitchen in the room, but it needs a small table. Room decor needs an upgrade as well as the pillows and bathroom fan which was loud. It would be preferable if the front and back doors were shut for added security and warmth. The hotel is close to Disneyland and the Packing District, note that there is a $15 parking fee that we were unaware of. Our biggest issue was that some of the guests were loud, talking, laughing, playing music and crying babies, wish people were more considerate. Minimum breakfast options, mostly muffins and danishes, could use yogurt and oatmeal. It was a great price.

Cute rustic design with upgrades like outlets on top of drawers and dimming mirror. Very large room. Nice kitchenette with little oven. Spanish tile floors, although the carpet is dated. The perfect mix make it more comfortable than the rest. Highly recommend if you are in the area.

I thought this was a great place to stay and had a great feel. The room was clean and well equipped for cooking. The hotel is less than 10 mins from Disneyland. There are plenty of food options close by. Scratch was a great restaurant to eat breakfast at right next door in the morning or we went across the street to Vallarta and had really good tacos inside the grocery store. I'd stay here again!
