We love staying here, and have been here previously at least once. The only negative is having to carry your luggage up to the second floor. Breakfast is self serve of a huge selection of frozen entrées, beverages and snacks. The large city park a block away is a delight to go to for a jog in the morning.

We stayed in San Francisco suite, which had 2 rooms and Jack & Jill bathroom, great for 4 travelers. Only had 2 concerns. The master bedroom mattress was too soft and we didn’t get the rest we expected. Second was the bath tub, it definitely had character but one of us was not careful and got bruised while getting out, ie the tub is too high. Overall we had very positive experience, thank you!

We loved everything about the place! The house was beautiful along with the room, it felt luxurious. It was even nicer than the photos advertised. The bed was SO comfortable, and everything was very clean. Breakfast had good options, I ate a microwavable breakfast sandwich, but there was fruit, bread, muffins, coffee, tea, juice, and more. The place was in a quiet neighborhood, but close to campus which is where we spent most our time. We had no issue parking in their lot. I don't think there is any AC in the summer, but I didn't check with the host. It wasn't a problem for us because it wasn't too warm while we were there.

Kind host, generous breakfast. The Santa Barbara room has a NOTICEABLE smell of wet old carpet. We had to keep windows open; If you are sensitive for smells this movie not be the room for you.

This is a lovely bnb, with an equally lovely property manager. The bnb is situated a short walk from many area restaurants and the train station. Thank you for a comfortable stay in Champaign.

It was an absolutely pleasant stay. The room was cozy and private, the breakfast was perfect, and the owner was more than accommodating. We needed a quiet place to calm nerves and prepare for a stressful interview and audition and this was it. I would recommend this to anyone looking for a place to stay in Champaign!

What a wonderful place to stay in Champaign! The home is full of character, spotless, quiet and had everything we needed. The dining room is stocked with snacks and drinks available 24/7 Any breakfast item you could want is available during morning hours. Downtown restaurants and shops are 15 minute walk. Street parking was no problem. Will definately stay there again!

Location for our early morning flight. The lack of customer service. The shuttle did not show up at the airport and no one answered the hotel phone. We ended up paying a taxi to get to the hotel. The morning shuttle was a discombobulated mess and not worth paying for the location. The hotel walls are thin and I was woken up at least 5 times by people in the hallway talking. The hotel seems to rely on its location near midway and has the very bare minimum. Will never stay here again.

Everything was well maintained and very clean. Parking was good, even the street parking. I love how well they communicated with me about what I needed, directions to the place, confirmations, etc… would highly recommend as a multiple night stay destination to get the most the property has to offer. Would stay again.

This is an older home, so do expect in the Berkley room quite a bit of inside/outside noise, water temperature variations and window AC over the bed. The main floor was very charming. Several continental breakfast choices. Walking distance to nice selection of restaurants. We did not have a restful sleep which is why we rated as good.

We loved this place! It's a beautiful, historic home filled with a fascinating assortment of antiques, toys, books... They're not allowed to cook for guests because there's no industrial kitchen, but they more than made up for it with an amazing assortment of foods for breakfast. The inn isn't far from the highway, so it was easy to find. At the same time, it was a very quiet neighborhood and close to a variety of restaurants. We will definitely stay here again when in Champaign.

Decorated very nice inside. Continental breakfast was good except I am used to being served breakfast at other bed and breakfast places. Never saw the owners except for the owner’s mother who was nice. Would have liked to hear about the history of the house.

I’m very impressed by the staff and the stay. Managed with great precision and a lovely place. WiFi was a bit slow on the 3rd floor but this is a place to enjoy, not a place where internet is needed.

We arrived a little early, but were still greeted in person and was made to feel welcome. The first-floor common area was a good place to visit with our friends. It was lovely with so many interesting things to look at, very well taken care of and so very clean. A refrigerator was made available to us for medications which was helpful. Breakfast was not hot, but there were so many varied options and a microwave to heat a choice of frozen breakfast sandwiches, oatmeal, etc. We were able to park in one of the 3 parking spots along the side of the property. The Inn was full, but all the guests were very quiet. Our room had separate room with a large whirlpool tub which was most relaxing. They made it work for us, but having to walk up to the third floor was not ideal.

This B&B is a 'renovated to its 'historic early 1900's period' house including wallpapers and furniture. It's very tastefully decorated. The Chicago room was very spacious with large TV, a writing/workplace desk, and a 2 seated table for enjoying coffee, snacks, or just reading. There was great attention to 'detail'. The only downside I would consider is parking. Space is available for 3 cars but there are 5 rooms potentially rented. The additional free parking on Elm and Hill street close to the house is limited because of space competition with area residences. You might need to park a little further away from the B&B (~within a block) if you are late arrivals....not a deal breaker though.

My mom and I have been doing an annual reading/writing retreat (she's a reader, I'm an author) for our February birthdays and this year we chose Champaign because of the cool book bar they had in town, The Literary. The weather ended up being kind of crappy Saturday so we stayed in and enjoyed the very cozy living room area at the B&B. It worked out perfectly for us! When the weather allowed, there were plenty of great restaurants and shops (including The Literary and the Jane Addams Book Shop) within walking distance. The hosts were so friendly and helpful, the house was gorgeous, and we stayed in the Chicago room which was beautiful and so comfortable. We would definitely stay here again if we came out this way and highly recommend to anyone needing a place to stay in the area!

This is an Inn. It is an old Victorian home I guess you would say. I missed when I booked that it didn’t have an elevator and rooms were on 2nd and 3rd floor. The 3 rooms on 3rd floor are accessed by the ole back stairs. It was a steep climb. Room was nice. The Berkeley room bathroom is across a small hall that two other rooms access. The bathroom is supposed to be for Berkeley Room guests only but only locks from the inside and is a little small. Still a nice ambiance for a visit to Champaign.

It was very clean and comforting. It was quiet. I loved the help-yourself snack and drink bar...large selection of teas. The large jetted bathtub in my room was very relaxing. Self check in instructions were clear and easy to follow. There was no fuss and the property is lovely. The bed could have been a little more comfortable in the Santa Barbara room. Great selection of items for a continental breakfast. I will most definitely stay again.

The property is beautiful, both on the inside and outside. Much care went into the interior decor. The furniture, artwork, and other adornments are unique and tastefully selected. Consideration went into small details such as having ice scrappers and umbrellas available in the entryway. A sense of hospitality was lacking. Over a three night stay, I had no direct contact with the owner or anyone else affiliated with the Inn. Both check-in and check-out were contactless, and breakfast was entirely self service of frozen or store bought items (English muffins, dry cereal, oatmeal packets, yogurt, bananas, etc.). As well, the property has a number of posted signs that had a mildly off-putting tone: an "UNDER RECORDED VIDEO SURVEILLANCE" in the kitchen, "WIPE YOUR FEET" with large yellow caution symbols, an impersonal letter upon arriving labeled "READ DIRECTIONS FIRST", and warning that I would be charged $25 if I remove/steal the flashlight from my $300+ a night room (prices were higher for UIUC father's weekend). Overall, it was different from all my other bed and breakfast experiences, which have been warm and welcoming.

My mom and I enjoyed this cozy B&B. Located in a quiet neighborhood (although it is across the street from a high school--so you may hear the band on occasion but otherwise pretty quiet). Within easy walking distance to downtown Champaign, the Virginia Theater, cool book shops and plenty of places to eat. I would definitely stay here again.

I didn’t get to try the breakfast unfortunately. I slept too late. The shower was refreshing. The bed was quite firm, my husband likes a firm bed. Lovely lobby and front porch. I really liked the very easy check in and front entrance and instructions. I had a secret desire for an English breakfast but I know that is not very practical. Loved the robes provided, esp since the bathroom was across the hall. Next time I wouldn’t mind booking a room with a small desk or en suite bathroom.

The Champaign Garden Inn is absolutely beautifully maintained and immaculately clean. We enjoyed coming home from a long day and relaxing in the gorgeous living area downstairs with a complimentary hot chocolate before retiring to our beautiful room. Bed was super comfy and got a great night's sleep.

I was disappointed in the breakfast and lack of gluten free items. I brought my own gf oatmeal and bread. Also the stay felt impersonal with no host to greet me. The bed (mattress) did not feel level ie had some sunken spots. Bedding was fine. Thanks

Charming old home. We had everything we needed and it was comfortable. We had a detached/private bathroom on the 3rd floor, but it was fine. I just thought I was a little noisy going to the bathroom in the middle of the night. The biggest downside was the window a/c is noisy. Loved the neighborhood and walking to restaurants.

I was anticipating a Bed & Breakfast and looking forward to that but the food offered was microwavable food or plastic wrapped muffins. When we arrived around dinner time, the woman at the Inn wasn't very pleasant. I asked her for restaurant ideas for our family and her reply was - "You can google restaurants in this area and find them." Okay... There are web cams inside (common spaces) and outdoors - so not a lot of privacy as your eating your breakfast or rocking on the front porch which by the way is beautiful. The rooms are nice and clean which was a plus. The checkout was quite different then when we arrived - the Inn lady seemed pleasant and happy. So who knows, people have off days...

The Champaign Garden Inn was absolutely wonderful - highly recommend! The room was so comfortable (there are window units for the AC, but they were quiet and efficient!). The location was walkable to downtown Champaign and a beautiful neighborhood - we so enjoyed just walking from here, and taking a sit on the gorgeous porch to overlook the garden. The room was quaint, bed was comfortable, and the bathrooms were clean and very fun with vintage appliances. We will absolutely be back for another couple's getaway as soon as we can.

The home is beautiful and warm, very clean, and me stays there are always relaxing and quiet. The breakfast selection items available are good way to start the day. The interior is decorated very well with beautiful stained glass lighting in all common areas. The breakfast area always has great coffee and tea options available. I have now stayed here a few times and will be returning next month for another conference meeting and am excited to be spending more nights at this wonderful home! The Inn keeper is always reachable and responsive to ensure your stay is pleasant. Simple to check in and check out when it’s time, I highly recommend everyone to take an opportunity to stay at least one night here, trust me you will return for a future stay!

I was surprised to find this quaint B&B very enjoyable. The place was clean in a quiet neighborhood. Instructions to check-in are simple and easy to follow. Although the owner try to keep up with its Victorian image, I would like to suggest that the owner install bidets in the toilets.

I travel a lot and this is only the second time I have written a review. There is a whirlpool tub on the third floor so if you are staying on the second floor you will be annoyed beyond belief. The InnKeeper, Kevin, was not very nice about the fact I was upset. In fact he was very rude. I would not recommend this place to anyone.
