    00000room old. No amenities. TV old and small Not enough channels available WIFI a joke Linen and pillows a joke old and disqualified for appopriate sleeping conditions. Kitchen was just horrible. I would never make another reservation there nor refer this place. Cits butts all over the place. Shall I go on. Nothing Would leave however they would not return money

    It was close to spectrum When we got our first room, they didn’t make sure it was clean, they gave us a room that was check out already so nothing was clean. Trash was everywhere and it seemed used. Our second seem like it was clean but there was still stains on the surfaces. And no ice machine, no utilizes to be exact.

    The staff was very friendly and professional. The property itself needs to undergo renovation. The room is very run down. They need a maintenance team to come in and address those things if they don't have the ability to renovate. All of the clean towels had hair and makeup on them from previous occupants.

    The only thing decent about this was the location. Upon entering our room there was an order of either the carpet being wet or the room was not properly cleaned and maintained. The carpet has stains, the hardwood floor in the some what kitchen area was dirty and sticky. I told my kids not to walk barefoot anywhere in the room. The two induction burner stove was dirty and looked like it had not been cleaned in a while. When I tried to use it to cook after 20 min the pans were luke warm. The bathroom floor was the same as the kitchen, sticky and dirty. I actually bought cleaner myself to try and clean the floors and counter. Which improved it slightly but the smell was still present. My children and I stayed the first night but the following day went to a relatives and they offered to let us stay the next night. I contacted booking customer support and informed them of these issues and how I was not planning on staying the last night due to the conditions. Customer support tried to reach out to the property but no luck. I later than went into the lobby to complain and tried to get a refund only to be told by the property manager I assumed. That check out was at 11am and I would be charged for the second night still even though I was in the lobby by 3 pm before check in even began. Needless to say the property manager staff was not helpful nor showed any sign that they cared. I will definitely not be staying here ever again and be sure to warn anyone looking to stay here to steer clear of this property.

    The buildings appeared dirty, and there were overflowing garbage bins outside several rooms. When we arrived at our room, the door was already open, the lights were on, pillows were scattered across the bed, and the curtains would not fully close. Even when the door was shut, there was a significant gap around it, which raised concerns about security and privacy. Additionally, I noticed some symbolic material on the property which could be associated with a gang affiliation, which added to the discomfort of the stay. Overall, the condition of the hotel was far different from what was portrayed online.

    Absolutely nothing SAVE YOUR MONEY!!!!!! This place is absolute garbage! It’s dirty, stinky rooms, Absolutely disgusting! Rude personnels. I just can’t say enough to express my disappointment about this place. I had a room booked and I walked out as soon as I walked into the room went to the office and had them cancel my stay ! And the guy was shocked that I asked him to cancel my stay like it’s a top notch 5 star hotel! Like what did we do wrong, well let me tell you this everything about this place is WRONG !!!

    The only good part of my experience was parking was readily available. The room was dirty and worn out. The sofa was really old and the cushions sunk in. The lights were missing bulbs and the microwave didn't even work. My key card kept deactivating and I would have to constantly go up to the office and get it reactivated. The free breakfast was just grab and go muffins and granola bars. Everyday there was a police in the area as well. This place was more like a motel but was much more expensive.

    The rooms were very dirty they were hairs (not from someone's head) all over the toilet seat along with empty bottles of soda underneath the bed that look like they've been there for multiple stays. There were addicts running around the place all night. staff seemed like they just wanted to look at us and walk away and hide around the back and then never return. The floors were seriously dirty they gave you no utensils to use for cooking they would give you pots with no spatulas we basically had to cook our food using a butter knife as a spatula and we also had to use a butter knife to eat with as instead of utensils. People seem to want to hang outside by their cars instead of in the rooms like they rented but with the state of the rooms I understand why. Cops were constantly patrolling the parking lot all day and night. If you're looking for a decent place to stay this is not it and coming from Irvine you would expect something good but this is actually one of the worst extended stays I've ever been to!

    This place was a complete dump! I didnt think irvine had such trashy places! The dingy bedding looked like it was used to clean the floors, curtains were falling off the rod, had holes in it. There was hair from a previous guest in the shower & all over the floor, saw 1 dead roach in restroom & there was poop on the rim of the toilet obviously from the previous guest! I wouldn't stay here agian if it was free!!!!

    The sick was clogged up and there was no toilet paper and there was used tissue paper on the ground. Then the evacuation alert which was not the company’s fault and then. As you can see we checked in and less than two hours we checked out and went home to Bakersfield. The front didn’t even ask us how come we were leaving. No concern what do ever even though I told them what the issues was. No offer for another room. I would like our money back.

    When I checked in to my room, I noticed that the beds were dirty, sheets were dirty, and pillows were dirty as well as the sheets were never changed. The bathroom was so dirty as well. I definitely do not recommend this place.

    There was homeless that slept in the room before we got there. They left the door open and we saw that our room was dirty. The bed sheets and the pillow cases were black of dirty. The room smelled like urine. The bath tub was dirty so was the toilet. I did not sleep at all comfort. I will never stay in there again. I wish I can get a refund on my whole stay!

The carpet was disgusting and torn up, there was no running water from the cold faucet in the bathroom, there was no hot water in the shower, there were no drain stops in sink or tub, everything looked very old and they were stains in the bathroom on the tub and sink. I would never stay there again.

    The room wasn’t clean, at all. I was traveling with my friends young son as they were possibly losing their apartment and we wanted to get him out of the house. Upon walking in, it was clear they hadn’t cleaned the room at all. At some point in the night, my friend’s kid saw what he thought was a balloon under the bed - nope, a freaking condom. Thankfully I sensed it wasn’t a balloon and immediately told him to not touch it - horrible experience. For the last minute need, it was affordable and fine. But absolutely disgusting condition. Craziest part is upon walking into check in, another lady was in the lobby demanding they clean the room as hers was dirty too. Unacceptable, especially with children.

    The room was not entirely made - no toilet paper, no shampoo, no soap, towel sets were missing. The utensils were not available because the front desk staff said “we are short on staff, and I can either serve the guest or wash dishes”. Then, there was an emergency water shutoff notice, that notified the facility water will be shutoff from 9am to 5pm the next day. We requested to move to another hotel and Expedia helped out us.

    You get what you pay for. Nice and inexpensive location close to Irvine Spectrum, it met our needs. It’s not luxury and obviously mostly populated by long term tenants, but our room was comfy and check in and employees were pleasant.

    The room was smaller than I expected. The reclining chair was so close to the A/C unit it blocked the airflow. The bed felt much smaller than a queen, maybe a double bed. The recliner chair was broken, would not recline. A staff member took a pic of the chair and I was told it would be repaired or replaced. I was there 3 weeks, but nothing happened. Guests were loud and one kept putting his personal items on the stairs, sit with them and blocked the use of them. The purpose of ESA was to have a full kitchen, yet the room did NOT have a much a single spoon or fork, or glass or plate. The staff in the office were very warm and kind.

    We were scheduled for four days, but checked out immediately, and went somewhere else. Expedia lists this as a three star hotel. It is NOT! Do not stay here!

    The room smelled bad, the lavatory had pee stains, and the furniture was falling apart. Pillows and bed were stained and uncomfortable, and the mirrors/cloudy surfaces made it feel dirty. Definitely not business-friendly—I wouldn’t recommend staying here.

    Not a good place to use; front desk closed at 11, they lock and leave office abandonded and the service phone just sends to voice mail. Display, ask for shampoo and then inform they are out for over a week, fixtures are broken and rooms have spiderwebs in every corner. Staff appeared to be disinterested when attempting to address any issues and threw their arms up on the air … I will never return and has now made me question all extended stay brand hotels.

    Of my experiences, this has been the worst in any hotel I have ever visited. I give the employees 5 stars because they did everything they could to make sure everything went well and we felt comfortable. (Except for the manager) who didn't care about our opinion. The rooms were delivered at 9 pm and not at 3 when check-in is, they only cleaned a little to be able to deliver the room, the AC didn't work, luckily the weather in California was cool those days, if you wanted towels you had to be lucky if you got them because they were never available and the ones you did get were sometimes used. We have photos and proof of all this that happened if you have any doubts. Again, the employees are not to blame, they tried their best. (Except for the manager).

    They cancelled my room for a “maintenance” issue and didn’t bother to tell me. I showed up and after waiting 10 minutes for someone to come to the front desk at 4:00 pm they said my room was unavailable and to go to another hotel 12 miles away.

    Receptionist was good , when we got in room felt like $50 motel room , older stuff just there to get by like side of fridge wall was rusted , no amenities were in room but had note instead we can go get it from the reception as no phone available. Only bath soap and worn out towels were in the bathroom . No ice in the hotel . Worried about sleeping on that bed with hope of not getting sick .

    This was the worst experience I’ve ever had with a hotel. Even though we had a reservation, we were told the room wasn’t ready — and had to wait over 30 minutes past check-in time (3:30 PM). When they finally gave us the room, it was disgusting. There were dirty towels all over the bathroom floor and hanging from hooks. We had to wait another 30 minutes for someone to come clean it. The entire place was filthy. I’ll attach photos to show how bad it really was. If I had any other option, I would never have stayed here. Please trust me — do NOT book this horrible place. It’s not worth it.

    For sleeping and changing clothes, the room serves its purpose. Everything else is below standard. For this hotel to be in Irvine, in an industrial business setting and around the corner from the beautiful Irvine spectrum is sad. Looks like it hasn’t had an upgrade since it opened. The mattress on the sofa bed needs to be in the trash. Housekeeping had not been completed before my stay. A used bar of soap was still in the shower. There was food under the sofa, cobwebs on the side of the dresser and the microwave was not clean. I had to ask for bedding for the sofa and was given king size sheets. I asked for towels twice and never got them. Asked for extra pillows and was told they ran out. I need a refund. Not happy with my stay at all.

    We checked in and we walked into our room. It smelled like cigarettes, even though the room was a non-smoking room. We tried contacting the lobby through the hotel phone and it was unplugged. We also noticed that the smoke detector was not attached to it. I had to call customer service to give me the lobbies phone number when I finally contact the lobby. They came to check the room because they said that we had had 20 minutes being in there, but we took that time to look for our room. We finally got another room and the key was not working and the door handle was loose like someone had tried to break in did not feel safe so we requested a refund to book another location. We did not stay there when we were getting a refund. What look like the manager Said good luck trying to find another reservation at another location because everything else is booked up. She was so rude and walked out. The front desk was really kind and helpful and very understanding and was so embarrassed that the manager spoke to us that way.

    Very bad smell on the wall by the headboard . Musky odor. The tub had mold and the kitchen sink when it use had really bad smell. Overall the property need maintenance . Bedsheets is smell bad especially the cover . I had to purchased my own beddings. It shortened my stay instead of 5 days . It was a nightmare for two nights.

    Checked in at 11:50pm. Completely aware of deplorable conditions by 12:05. Disgusting, like sleeping in an ashtray. Managers/night managers were impossible to locate, and couldn't care less when apprised of situation the next morning. Property markets itself as a non-smoking hotel.     The assigned room smelled bad but was clean. Front desk came in to verify and switched me to another room. When I pulled down the spread, I noticed that the bottom sheet was used - wrinkled outlining someone’s body on one side of the bed. I slept on top of the bedspread. The shower wall was moldy and I took photos.

    When I checked in, there was one girl working the entire place. She told me that 3 people called in sick. Regardless.. The place was nasty. There was trash cans overflowing, a broken refrigerator right next to my room with dirty towels laying all over it. You can tell the place hadn’t been cleaned in a LONG time.. Just gross!! Not to mention, there were no towels in my room. I called the front desk every day for 3 days and never got towels. Luckily, I had my own towel. The room absolutely reeked of bleach. The whole place smelled and there were people arguing and yelling outside until 3am. You would think for Irvine.. Right by the Spectrum, it would have been a decent place.. NOPE.. It was horrible!! If there is a regional manager that reads this, you should be fired.. It’s clear that this location has been severely neglected. I’ll never stay at this location again and would not recommend that anyone else stay there either.

    I Will never ever again! I was better off sleeping in my car. There is no service. Like one person doing everything and can never be found or reached. The room was gross. This is not because it’s old and run down but because they literally don’t clean anything. You have bring your own toiletries and soap because they provide nothing they say you can ask but asking the one person for something if you reach them they ignore or refuse. They use this hotel to place homeless people so don’t go if your a single mom with kids because it’s not safe! The property refuses to accommodate and you’ll see management respond on this review… but notice the past reviews all same complaints but still not fixed. They don’t care! I wouldn’t have stayed here if it was free let alone pay what was charged! It’s not a hotel it’s a motel and that is giving it high praise it’s more like a homeless shelter and that’s actually probably better. The area is nice and very deceiving once you get to halls Of the facility it’s disgusting. They don’t care they won’t fix it and it’s all trash! Don’t stay here! Ever!

    In both front desk encounters the employees were arguing with “tenants”. My room had the very distinct smell that someone had smoked cigarettes in it recently and also just smelled overall bad. In the morning I left to get breakfast and was thinking about how this is probably the worst hotel in Irvine. Sure enough, multiple cop cars were there when I got back. Employees are not friendly or helpful. Why is there no trash can in the bathroom for an extended stay hotel? The only good thing about this place is the location.

    We messaged the hotel a day prior that we will be checking in late definitely past midnight because we were driving after hours from Bay Area. Upon arrival at 3:00am there was no front desk but there was a phone to be used for late check-in. However no one was answering. Another guest needed some assistance and luckily he found a person to help both of us. Hotel bed sheets were dirty and has some stains making it uncomfortable to sleep in, no shampoo conditioner. Next day it said breakfast included but there was nowhere to be found. Then same thing for check out there was no one in the front desk and or at least dropout boxes for keycards. Just has a note to leave the keycards there. No one answering the front desk since no one was there.

    I have arrived early to the hotel to see if I can check in early, I was exhausted from a 3am road trip. Walked to the front desk to a man and a female that works arguing aggressively. So first impression is out the door. I could not check in due to hotel being sold out from the night before. I came back at regular check in at 3pm. My room was still not ready, they pushed it to 4-430. So close to canceling and finding a new hotel. Once my room was ready, I checked the room, it was incomplete, towels were missing. It had an odd old smell. Experience is HORRIBLE. I felt discussed and uncomfortable for my short stay. I will never come back to stay with that company. I should have booked a different hotel.

    This is probably the worst place I have ever stayed in. The first night we were there as we were unpacking this suitcases getting things put away, took my shoes off went into the bathroom back to the bed put a few things in the drawers and the bottom of my feet were black. The floor was so dirty. We went to the office the next day to talk to the assistant manager, and she did have the floors cleaned, which was nice, but we had also told her that the bathroom had not been cleaned. The tub was still filthy dirty head people’s hair on the walls of the shower soap left in the soap in the soap, dishes so all they did is leave us cleaner to clean the bathroom, the washcloth that we took off the shelf, head yellow stains all over it. The stove was disgusting. I wouldn’t have cooked on. It looks like somebody had cooked food directly on one of the burners without any pots and pans, and the light on the dresser the only way to turn it off and on was to unscrew the lightbulb. We complained to the assistant manager and she refused to do anything about it or give us any money back if we were to leave she told us we could leave, but we weren’t getting a dime back. We found out after the fact that this hotel is used by the state of California to house the homeless at that explains a lot this with the most disgusting place I’ve ever been in and will never stay at a hotel like this again

    The room is small and very crowded now with a Little counter that is supposed to be the entire kitchen area now? Never staying there again! At 6 am there was still no one at the front desk, and a sign stating ‘no coffee’. I had to go to 7-eleven to get all the things I needed.

    I wish I could attach pictures! I took a bunch. The tub was disgusting, the caulk was all rotted, the cabinets were rotted and big dents in them, the refrigerator looked like someone kicked it in, the sheets had stains. The wifi didn't work and they couldn't help me. They gave me a phone number, and they couldn't help me either. I would never stay there again. When there was actually someone at the front desk, which was rare, they were nice.

    The first time I stayed the room was perfect. The second time had a broken recliner. I was switched rooms, the second the refrigerator leaked water and there was a booger on the wall, as well as the heat not working. There is Definetely something going on with house keeping.     Room smelled of lingering food that a LOT of air freshener was sprayed trying to mask the smell when we checked in. However, once the air freshener dissipated, the room saturated our clothes during our one day stay. The bathroom and kitchen was in poor condition with rusted tub and the kitchen cabinets was water damaged. The stove was stained/rusted and overall very old and due for a remodel.

    While the staff were incredibly helpful and kind, the property is absolutely due for an upgrade.     The mattress was old and had a “hole” where people had slept at least for the last 20 years. I had to turn the mattress around to at least get a firmer spot. The pillows were disgusting. Flat and smelled. There were no amenities in the room. Towels were stained. The only good I have to say wad the front desk person was helpful and kind. Other than that I would not recommend this hotel. There are others in the area that are much better quality.

    Check-in is supposed to be at 3pm but wasn’t available until 430pm. Fridge did not fit in the kitchen and you had to close all cabinets before opening and even then the door would get stuck on the wall. Shower had a slow drip, which isn’t necessarily bad but just be prepared to hear water drip every 5-6 minutes

    Room was very clean and had the amenities we needed. The parking lot unfortunately was being re-paved so parking was a bit difficult. We did find spaces in the shopping area next to the hotel, but we did feel a bit uneasy parking there. Hotel is in a great area, walking distance to dining and 3 minutes away from the train station, and the Irvine Spectrum Center, so that was very convenient.

    The rooms are well presented. I arrived at the place at 8:00 pm with a reservation paid in advance. They gave me the room until 10:00 pm. It was not clean. I was already tired and wanted to take a bath. There is no shampoo in the bathrooms, only soap if you need it. You have to ask at the reception. It also has a kitchen. The room is very nice, but you have to ask for the utensils you need. I will never return.

    The room was filthy. I tried to check kn at 3pm but kept being told to come back in 30 mins. Took 3 tries to just check in and get a room. Front desk person was not friendly or remorseful for being rude to everyone checking in and blamed her poor attitude on being the only one at the desk, despite multiple employees walking ti the front desk and talking with her about nonwork related topics. To top it off, an employee banged on our door twice without announcing he was an employee when knocking to asknif someone left anything behind in the room i just checked into. All in all, avoid this property!!
