The location and direct independent access to the room (not via reception) The aircon unit in the room was a bit too noisy. No option to turn it down to quiet mode, so at night I switched it off, but on hot days this might not be the best option.

Everything was perfect except that when you pay extra for and “ocean view” room, they meant you can see the ocean in the distance, blocked by residential homes. Not what I envisioned I’d get when paying extra for an ocean view.

I travel for a living. I’m a chef and designer. I spend a lot of my nights in hotels or rentals. I loved your hotel from the moment we pulled in. The friendly valet, the colors, interior elements that are both rich and understated all at once, the music, the smells from the bakery, the modest but warm front desk… it all made me feel like I could relax {huge for me}, feel safe, and also feel quietly inspired. And then we went to our room. Right next to the roof deck, our room on the 3rd floor, with the ocean view and beautiful bathroom instantly made me want to stay extra nights. We took a quick nap after a long work day, then got cleaned up and went to restaurant row for dinner. We walked because we could. We enjoyed the great dinner, then came back to the roof deck. We slept for 10 hours the bed was so comfortable! We had brunch on the roof deck, took our time checking out, and while we were sad to leave, we are so happy to have found our home away from home on the Newport Coast. Count us as regulars; we will see you again soon!

A beautifully executed boutique hotel in a perfect Newport Beach location. Thoughtfully designed, calm and effortless with a real sense of place. For a newer property, everything felt incredibly well considered and on point — from the rooms to the guest experience. The rooftop terrace was a standout and became the perfect place to unwind. An ideal base for a week in Newport Beach. A coffee machine in the room would have made this property close to perfect.

One of the highlights was the two ocean-view sundecks, which provided the perfect place to relax and take in the scenery. The property is conveniently located near both the marina and the beach, making it easy to enjoy everything the area has to offer. There are also numerous bars and restaurants within walking distance, which added to the overall experience. I would highly recommend this property and look forward to staying here again.

Hotel but it’s only a block away and they have bikes you can use to cruise the beach bikeways. Was a lot of fun and enjoyed the location. Had a beach basket with towels and a frisbee, could also get cornhole to take to beach. Really quite fun and the place was simple yet very clean.

The entire staff demonstrated exceptional professionalism, exhibiting a high degree of friendliness, helpfulness, and kindness, qualities that are increasingly uncommon in contemporary service environments. The establishment's proximity to numerous dining options is a notable advantage. We particularly appreciated the enjoyable atmosphere, available entertainment, and the commendable tranquility experienced during the evening hours. Overall, the experience was truly exceptional. I won’t leave a super long and detailed review, but it was one of the best stays that we’ve had in a hotel in my entire life to be honest. The staff is all really young and with that USUALLY comes inexperience, but this staff went far beyond expectations and would be something you would see at a Four Seasons. They were courteous, engaging, talkative, empowered, and did what was right for the guest at all times. We had a smaller room, but the decor was nice, the toiletries were amazing, and the small touches like the beach basket and the cooler in the room were next level. If you have a chance to stay, I would recommend without a doubt. It is our go to hotel. I’m moving forward if we come back to this area.

Rooms are renovated and have so many wonderful touches from the terry cloth robes to the beach bags with frizbees and towels. We borrowed an umbrella and chairs to take for our beach day too. They also had cute bikes you could borrow as well! Would definitely stay again!

Everything was great but I only had 2 cons: no microwaves in the rooms and the valet parking. I was more unhappy with the valet parking as I parked my own car on my 2 night stay, I still had to pay for both nights and feel like the parking should be included in the hotel stay. $55 a night for a VERY small area and had to park my own car.

We asked for a quiet room and were given the only room that the windows are directly on the parking lot. No privacy at all. This might not be a big deal to others, but I was pretty annoyed about the coffee situation. There are not coffee machines in the rooms and you are forced to buy coffee from their cafe, the cheapest of which was $5. The shower gel mount fell off our our shower wall three different times, and the robes that were in the closet were not changed out from the previous guests, so they were dirty. I understand that Newport is an expensive area, but to not even have coffee in the rooms seems a bit ridiculous.

We really enjoyed our stay at Bay Shores. The staff were friendly and helpful, the beach was a block away, the bed and pillows were comfortable and restaurants were close by. We walked everywhere or grabbed an uber if needed, great vacation.

Amazing location, literally steps to the beach. The staff is very welcoming, friendly, and attentive. The rooms are superb, parisian beach vibes, especially the bathroom. The bed is very spacious and comfortable. The windows are semi operable, so you can let the wonderful and natural California weather in. Exquisite panaromic views from the outdoor rooftop areas. Counting the days to our next visit at Bay Shores Peninsula Hotel!

This hotel has been remodeled and it is wonderful! Tasha checked us in and she was so friendly and accommodating. Great, friendly service! We love the remodeled rooftop lounge and the new restaurant. The location is perfect and they have bikes to use now which is a great addition.

Fabulous stay. Love the room, comfy nice bedding, and big bathroom with turkish towels. All the staff was wonderful. Shoutout to the tall blonde valet guy. He was great. I reserved a bike and tried to ride it but Im too short. But he took photos of me in front of the hotel with the bike and he was so sweet. The location was excellent. Right on the bay and within steps to the beach. I love all the little extras. A cooler, tote bag, frisbee, beach towels, umbrellas, and rental bikes all included. I will stay here anytime Im back in town.

Lobby's floor was cracked/ old and dirty, as well as carpet. The room chairs had a very dirty covers, wanted to take off but chair was worse, with stains. Didn't feel comfortable sleeping in the bed. Room was small, t.v was very small. No Parking available inside site. Parked on street. I was very disappointed.

A great spot for smaller families looking for a spot near the beach. Beach Towel, umbrella, chair, and sand/surf toys were available for a free check out. That boogie board really made my beach trip memorable! The staff were all super helpful and accommodating. I loved staying here and could not recommend it more.

Nice if not dated looking motor lodge. The location is great and the rooms are comfortable and clean. The front desk staff and manager are very nice and gave great service. The location is great if you want to spend some time at the beach, cruise around on bikes, surf or paddle in the bay. There's a great selection of restaurants and bars nearby ranging from very fancy to casual.

From the time we stepped in the front door, Warren made us feel like we were home. He was very welcoming and had so much to share about the area. The hotel is small and we lived that. There was a on old-school elevator in the property that was fun to experience, while we usually took the stairs just because. Beach supplies are available to use free of charge if needed. Parking is limited, but welcome to Newport Beach Hotel only has about 8-10 spots for $20 each a night, but we just parked in the street and walked or rented a bike to get around. Very peaceful and nice place to stay. We’ll be back for sure.

A taste of what growing up in Newport used to be like- relatable, not fancy, fun, community and next to the. beach. Rooftop deck is best place to eat (bring to-go food, AAROn, Warren and Tracy made us feel like family, watching free DVDs, 24/7 water and coffee and beach equipment & good breakfast-we felt at home. Hope the. new owners don't go boogie-boutique when they update the place this fall.

Bay Shores Peninsula Hotel has a vintage So. Cal. surf culture vibe, lots of boogie boards to borrow, and laid back amenities like cute table and rocking chair outside your room. You can walk a block to the beach on the Newport Peninsula, walk a few blocks to rent a kayak to paddle around the bay, or down the sidewalk to eat by the Pier, or walk down the other side to the Balboa Island Ferry and funzone. Great places to eat and play within walking distance.

Kristin was extremely hospitable. We arrived early and were able to store our bags while we explored the area. She went above and beyond to make sure we were comfortable. Property is so unique, great location and excellent option for a small family or mini vacation. Growing up spending time in the area, I truly hope that the new owners keep the property as is. Staff were excellent and the property needs to remain, not everything has to be updated to new, Bay Shores is iconic and should be a historical property and kept intact.

We could not stay, no parking on premises or around hotel. Want my money back. We checked in but did not stay. NO WHERE TO PARK CAR AND THE HOTEL DID NOT HAVE ENOUGH PARKING. They book more rooms then they have parking for. Bad experience and not a 4 or 5 star location.

We came out to,Newport Beach to celebrate a birthday and had a wonderful time. The weather was perfect when we arrived. The beaches, boardwalk, and every area was alive with people! Good people, good food, and fun strangers!!! We will return!!! Hotel was right on the corner smack dab between the bay and the beach!! Easy checkin, personal friendly service, I'm disabled so no parking charge(duh) easy breezy, beautiful room, clean and cozy, wouldn't want to stay anywhere else!

My daughter and I absolutely loved this hotel! The staff is amazing, the rooms are comfortable, clean and the location and proximity to the beach and restaurants can’t be beat!! Warm cookies at 3 pm and breakfast daily! We will be back!! Thank you Bay Shores our stay was perfect !!

The hotel is not modern, but has beach cottage decor & was clean. The front office staff is super nice & helpful. They always asked us about our day & helped us check out DVDs for the room (which the kids loved)! There are beach towels, chairs & sand toys you can use. Each morning there is free breakfast (bread, hard boiled eggs, cereal…) and in the evening fresh baked cookies. There is a little rooftop deck to see the marina. Unfortunately it was too chilly for us to hangout up there in the evening. We would have loved a fire pit or heater up there!? The location is steps from a nice beach & walking distance to shops and places to eat. My only complaints would be the carpet & the towels you use after a shower are small & not fluffy. Overall, it was a good place to stay for the family though!

I love Bay Shores because of the location to the beach and bars. There is beach chairs, towels, boogie boards and sand toys free for guest use. Roof top deck has gorgeous views. It is a nice, clean, quiet, safe place to stay.

The location of this property is still a 10. However, it is not what it used to be with the new ownership. The place is still good, but no longer deserves a 9+ guest rating. The cleaning of the room was not thorough, most shelves and night stands had been over looked by the cleaning crew. Also, they now charge for parking. There are more rooms then parking sports, and you might need a can-opener to get open your car door and to get out of the lot. Place is solid, watch out for the hidden fees, that they used to not charge. Also, it's a 3 star, def not a 4 star.

I plan to post a review on your hotel’s website. It will be kinder and gentler(and may not even happen) if you proceed to apply the $50 penalty that you offered to my wife when she decided to cancel our reservation, and that you reverse the charge on my VISA. From the moment we checked in with Warren we felt so welcomed. From a fresh baked cookie he gave our little one to the beautiful room with amazing views and the sea breeze that we got. Staff was so friendly and all the little touches throughout made it a memorable experience. I can’t say enough great things about this hotel! The staff was so friendly and helpful from the moment I walked in. I arrived several hours earlier than check-in and they kept my bags for me while I killed some time. I was so excited to see I had an ocean view (keep in mind the hotel is one block off the beach, so there are houses in between as well). There was a nice personalized note on the bed welcoming me and the air had been started to cool to a comfortable temperature. The rooftop area is amazing! It has a combination of high and low tables and some lounge chairs with a view of the ocean and then a panoramic view of the harbor and surrounding area. You are literally one block from the ocean on one side and one block from the harbor on the other. There are a bunch of restaurants and shops and the pier only a few blocks down, as well as bike rentals. The hotel provides beach towels, boogie boards and beach chairs at no charge which is amazing. The complimentary food options were well above my expectations with a huge variety and high quality items (definitely better than most continental breakfast offerings). I will definitely stay here again and would enthusiastically recommend Bay Shores to everyone!!

Across the main street from the park and the hotel (there are pedestrian walkways) there is the oceanside beach with much more sand and the big waves to play in. I'd say from hotel to the water is about half a block! So yes I'm a fan of the location. The hotel has so many things that are perfect for families. First and foremost is breakfast - mostly continental but they did have breakfast sausage sandwiches that you can microwave. Otherwise there were toasts, muffins, croissants, cereals, and fruit - including bananas. My baby probably had about 2 per day! They had the coffee going all day, and they pretty much left all the breakfast items out all day (except for the refrigerated items which I think if you asked nicely you can take a milk to use for the cereal) AND they make chocolate chip cookies everyday. It was so nice to be able to wash something in the sink or use the microwave and paper plates to heat up leftovers for the time or two we couldn't make it through a restaurant due to toddler pre-nap meltdowns. There was also a patio table and chair outside each room which was nice

Lovely property and customer service. The kitchen area is fantastic as there’s plenty of snacks and treats available throughout the day. The location is stellar as well.

Incredible hospitality! Walking distance to the beach and Newport Beach pier and sun deck was beautiful. Older hotel but well maintained by caring people. Nice experience!

Staff is very accommodating. The location is the best... bay on one side of the terrace and the ocean on the other side. Breakfast is good and the afternoon cookies are amazing. Parking is an issue; free but difficult. Love this place!

In town for a wedding shower. This location is perfect for walking to the beach, the pier, restaurants and shopping. The breakfast in a cozy kitchen downstairs was a nice surprise, best coffee, snd chocolate chip cookies in the afternoon. Very friendly staff. A rustic beachy place but fun and comfortable. Fab rooftop deck.
