Best location ever - So much going on within walking distance - Room was very cute and bed was very comfortable. The continental breakfast was sub par but there are so many nice options off-site within short walking distance to enjoy.

I can’t say enough how this property was located in the perfect spot to relax and enjoy the beautiful view of the beach, along with being in walking distance from everything you need! We were parking in metered parking and were walking around the area since we were early for check in but they were able to release the room early and we paid for parking in a lot for $30. It was more convenient than running down to fill the meter(and meter maids were patrolling the lot). We had a spacious room with a king bed and trundle. Both were clean and comfortable. Large showers and toiletries were provided. The rooms are on the 2nd floor, above a steak house restaurant. The view was partially of the parking lot but off to the right, views of the pier and the beach! The weather was perfect and sunny in the afternoon. There are a lot of food options so everything is walking distance along the boardwalk. The Dory provided continental breakfast(yogurt, chia pudding with fruit, bagels, & muffins, plus coffee and juice. If you like flavored coffees, Newport Coffee is right out the front door! If you have a problem with stairs be aware there are a few in rooms or the hallway to the room. There was an elevator to get you to the second floor but there were a few stairs. I would have given a perfect score but summer break just started so there was shouting and yelling later in the evening. Woke us up a couple of times so had to leave the windows shut.

The room was a nice size, breakfast was good, but you had to be there early to grab something before it was gone, the bed was comfortable. The only thing was it was loud, you could hear everything going on outside and because it was spring break, the kids were out late and it sounded like they were right outside our door. I would stay here again but I would choose a different room or stay when it's not so busy.

We used to love staying at the Doryman, but sadly this was our last time. The area surrounding the inn is just too noisy. It is surrounded by bars and restaurants that stay open late. Even after they close, people hang out in front of the restaurants and talk loudly into the wee hours of the morning. The tranquility that used to exist while sleeping and experiencing the ocean views and breezes, are no longer. I recommend the city pass a noice ordinance or loitering policy that can be enforced.

The location is unbeatable, directly across from the Newport Pier and steps from the beach, but what really makes this place special is the atmosphere. Rooftop was a great place to watch sunset and the room was clean and beautiful. The restaurant at the hotel, 21 Oceanfront is a great steakhouse with live music. Location is great and I’d definitely go back!

The rooftop eating and relaxing area was nice. It’s a beautiful view of the shore. The room was large. The jacuzzi tub was very nice. We enjoyed the continental breakfast. The staff was very helpful and said if we needed beach towel or chairs they could provide.

The bed, the room, and over the top friendly and caring staff, it was all amazing. And each room is different. Some things to know: 1. There is an elevator 2. Not sure how you can get to the continental breakfast in a wheel chair. There may be an elevator. 3. Room 1 and 2 have stairs inside the room (about three to four steps). 4. To get into the shower in rooms 1 and 2, you need to take quite a step down. This is larger than a regular step. That being said, I really liked the bathroom and shower - and it has a skylight. 5. If you are staying in a beach front room like we did, it gets pretty noisy at night. Bring some ear plugs. From the party goers in the parking lot to the fish delivery trucks and the farmers market set up on Sunday mornings, it was noise that I didn’t anticipate. Bring the ear plugs! 6. If you have to sleep in the dark, bring some eye shades. These are not room darkening window coverings. 7. We had the windows open to keep the room cool at night and ended up shutting them due to noise. And the air conditioning minimum temp is set at 69 or something. So if you are traveling with a polar bear (someone who sleeps in the cold), just beware. 8. The breakfast is bagels, cereal, a FANTASTIC chi

Beach view for the win! we really liked the property but be forewarned it is loud outside all night long. Bring your earplugs ! but it’s fun and comfortable. it’s above a great restaurant and lots of great spots are easy to walk to. the rooftop views spectacular too.

At the bar right next to the room I stayed, People were screaming all night long. I understand that thing may happen at this location now. But I didn’t. If I were a party guy, I go out for the bar and got drunk and sleep even under tha noisy condition. But unfortunately I’m not.

Can’t wait to go back !! Our room was spotless, spacious with an amazing view. The location could not be more perfect. Restaurants, shops, beautiful beach and ocean just steps away. Every single member of the Dorymans’s team was friendly and so accommodating. We dined at 21 for dinner and the food and service impeccable. I didn’t want to leave! We are fans for life and can’t wait to come back !

Everything was amazing! The location was perfect and beautiful! My only recommendation is don’t sleep with the windows open, it can get pretty noisy! But other than that, would def stay here again. Also, their restaurant downstairs is a must try!

The cutest bed and breakfast spot! Prime spot right on the beach with plenty of great restaurants within walking distance. The rooftop is the perfect place to watch the sunset. The rooms have a lovely old world aesthetic. The bedding is wonderful. Impeccable service and friendly staff. Will be back!

Side note…Dory’s Deli in the morning is full of amazing locals…hearing people greet each other by name while you enjoy fabulous Coffee, food and people watch was one of my highlights Newport Coffee had amazing smoothies!

Horrible experience - never stay here. I arrived at 11pm, took long time for staff to let me in despite saying it had a 24hr hotel desk. The staff working was very confused and indicated that I had already checked in. He could not find the key and then knocked on the door that was supposed to be my room, there were other guests staying there that have been checked in earlier. There were no other rooms to accommodate me, and there was no solution provided to find me an alternate location to stay. After more than two hours of waiting, trying to problem solve, with the staff member very unhelpful and rude, I left to go find another hotel on my own. Do not trust that your reservation will be honoured at this establishment.

This Inn is in a great location in the heart of the entertainment district so you have to know that going in. However, noise was not a problem at all on a busy boat show weekend. The rooms all have antique decor so be ready for that too and you’ll dig it. There’s an old school bar and seafood restaurant downstairs known for their espresso martini. Just relax and enjoy. Don’t stay here if you’re uptight.

A great central ocean front location in NB with a private parking area just across the street. Nice continental breakfast everyday and a very clean and quiet room. Staff very helpful and friendly with advice on local attractions etc. Bank, coin laundrette and eating places within walking distance. Rooftop terrace is great for watching the sunsets.

What we thought was a room upgrade (corner room with spectacular beach views) during daylight hours turned into a nightmare for sleeping as the constant noise from the partiers and motorcycles/low riders late into the night - even on a Wednesday- made for one of the worst night’s sleep ever. Not sure why they didn’t give us the room we reserved since each one is different and we got a double instead of a king

very nice place. comfortable bed. windows allow fresh air, although there is some noise from restaurant and bar guests outside till close to midnight. really liked roofdeck with ocean views, ideal for a sundowner. one thing that I missed was a water kettle in room. breakfast only starts 7.30 and a tea/coffee before that time would have been great.

We also always dine below at Oceanfront 21 and we love the private staircase. The new rooftop deck is spectacular! Well, having grown up in Newport Beach, I was not aware that the area by the hotel had become a Spring Break location. The hotel was filled with college kids, who partied outside on the sidewalk under our windows until 2:30 am. Way too loud and obnoxious. We didn't sleep at all. Also, they had the street power washing which started before 6 am with gas-powered machines which droned on until past 7:30am. We've never encountered this before but it will affect our decision in the future. Our charming anniversary celebration was ruined by no sleep and power washing at 6am. I realize it's not the hotel's fault, but maybe they could work with the city to not start the cleaning until 8 am?

Dorymans’s was in an excellent central location with easy beach access and walkable to many restaurants, coffee shops and stores. We loved the shared patio and rooftop views as well as the complimentary coffee and breakfast snacks. Staff was super friendly and helpful and included parking is always a plus! Would visit again!

The noise. Our room bordered the lobby and the breakfast hall and my dear lord 7am military style wake up in Spanish from room cleaners and breakfast lady’s.

The location and the hotel room were great. Staff was friendly and went above and beyond. However, the parking is in adequate for the size of cars today. You are literally parking door to door with other folks from the hotel. One evening we went out to our car and a lady had opened both doors into our car, scratching it. Come to find out she wasn’t even staying at the hotel. She was going to a nearby bar. For this reason, I do not recommend the hotel.

Another lady helped us with chairs and towels for the beach. The property has a patio near our room along with continental breakfast area. There is a rooftop area for taking in beautiful sunsets too! Prime location on the beach front of Newport / Balboa peninsula. Walking distance to many restaurants, bars, shops and more. We will be back!

What a gem! Love that there are still places like this. You can tell the staff really pays attention to the care of this lovely inn. Everyone was so very helpful! Kevin was friendly and attentive. We stayed in room 9 which was darling. The fireplace is such a nice touch. Room 9 has two ways to enter, one is in a common outdoor sitting space. Perfect for a morning cup of coffee. We really enjoyed the rooftop area and could only imagine how nice that is in the summer. We. Ant wait to stay again in the future!

You have to be aware that every sound happening on the streets, you will hear loud and clear. There were people outside of the bar across the lot that were so loud that I felt like they were in the room with us. If you have any limited mobility, or wheelchair bound - there are small amount of stairs throughout the building that you would have to use. The balcony is shared and not private to the room. We stayed in room 9 so those sitting on the balcony & having breakfast can be heard. And we had to keep shades closed otherwise they’re looking right into your room. It’s a nice location, steps to the beach, kind staff & clean, and next to tons of food/coffee/shopping options. It’s a welcoming place and just like being a guest in a home. There was a belligerent guest, who was causing quite a ruckus, and the manager did an excellent job to try and diffuse the situation and then call on law-enforcement when needed. The man was obviously a mess and the manager did a good job protecting anyone else that was in the vicinity and trying to deter them from getting close to someone who was getting out of hand. Appreciated his efforts to make us feel safe because the guy was too much.

However, everything changed after we went for a run along the boardwalk. Running by the ocean and through the surrounding Newport Beach neighborhoods gave us a completely new perspective on how beautiful this area is. When we returned, we spent time walking the boardwalk near the hotel and discovered so many fun, funky restaurants and places to eat right nearby. We ended up grabbing sushi close by and came back early to enjoy the cozy fireplace and the Victorian charm of our room. Our ocean view was absolutely beautiful — being right on the water was a highlight of the stay. While our room’s location near the lobby meant we could hear some comings and goings, it was overall manageable. We did hear some activity from the nearby parking lot and restaurant below, but it was never unbearable. The TV was small and outdated, but in a way that encouraged us to unplug — we spent our evenings reading, enjoying the fireplace, and taking in the view instead. The rooftop space was another highlight; we loved looking out over the ocean while enjoying the complimentary breakfast each morning. The coffee, yogurt, bagels, and even chia seed pudding with fresh fruit were a wonderful touch.

Location is excellent. Love this place, however… It would be nice if the hotel rooms were updated with smart TVs. Our room had the most complicated remote I’ve seen in a long time. Most of the buttons on the remote don’t even help with TV viewing. Unfortunately, no Netflix access. Door to room number five rattles even when locked with the deadbolt. With the windows open in the evening, the breeze caused the door to rattle throughout the night. A little alarming at first when you think someone is coming into the room. Bathroom has insufficient shelf space for toiletries Beach parking adjacent to the hotel is typically noisy with cars and people until the early hours of the morning.

This was a cute relaxing stay and attached to a nice restaurant. The rooms are all on the second floor, giving you an ocean view. There is some entertainment close by so potentially some noise in the evenings. Parking was easy and included which is a luxury for this part of town. Breakfast is adequate for a snack and coffee was a little late getting out which is important for me in the morning

I wanna start off by saying that when I checked in the front desk rep was great. She was super nice and welcoming. The room itself is gorgeous and beautiful. It’s very classic old school but do not stay in room 10 it is the loudest room in the world I’m a world traveler, and this was probably one of the worst experience I’ve had in my life. I could literally hear every single word in conversations that we had because it was so loud the bars and the people were really really loud stay away from room 10. Also, it didn’t help that they do double triple parking and receiving a call after going to sleep at 4 o’clock in the morning because finally in bed level of noise came down and then receiving a call at 5 o’clock in the morning so I can move. My car wasn’t pleasant also, I might give this place to try again, but definitely stay in a room facing the beach and further away from the bars, but it was a horrible experience overall. I see it very loosely by saying I would give it another shot.

Room was well appointed, loved the theme and the corner room, amazing people watching, even an arrest at 3:45am, but with that said, if your a light sleeper, this is not the room for you, especially on the weekend, too many bars around and lots of loud drunks milling around that corner-cross walk in the early hours.

Parking instructions do not allow for one way streets and how to get around traffic. No place to park. "Drag your own bags upstairs." Broken headboard, mattress in terrible condition, squeaky frame. ZERO SLEEP. Coffee & breakfast never arrived asked and asked as had to catch a ferry and barely got coffee. 4 hours no food. STARTED making coffee 10 minutes AFTER breakfast was to be ready. Street noise OMG. Balcony? It was the shared balcony with seating for 20 or so people.

Doryman’s Ocean Front Inn is a quaint, historic hotel in a great beach front location. Service was pleasant, our room was clean and the bed comfortable. The complementary breakfast was minimal (yogurt, cereal, apples, oranges, tea, coffee .. we asked for decaf and were told they had none). The hotel truly needs a facelift as furnishings and amenities are very dated. There was no safe and no ice bucket/assessable ice machine (they were able to provide when we asked the front desk). We paid for a premium room with a jacuzzi tub and fireplace. The tub had a slow leak in the drain requiring refilling of the tub every 20 minutes. The furniture placement in front of the fireplace made it unusable (which wasn’t an issue for us given the time of year … October when temperatures were still in the 70s). The worst parts of the room was the inefficient air conditioner which had a sign that said NOT the set temperature below 70 or it will shut down and break (if you’re a warm sleeper expect no relief here) and the adjacent alley next to the late night donut shop with loud, “happy” people until around 3:00 am and then the street sweeper and business owners power washing the alley very early am made it impossible to leave windows open for airflow. Given the high price point and experience, we would not stay here again and do not recommend this hotel.

This property was perfect for a short getaway, I only wish I could've stayed longer. I rented Room 1 and it was absolutely perfect! With windows facing SE, S & W the views were grand. I laid in bed and stared out to the beach. A fireplace and refrigerator completed the well appointed room. The common area for breakfast was nice, although it's rather small there were still seats available. The roof is available for use too, with an impressive 360° view. Front desk staff member Andrea was incredibly kind and professional, and is exactly the type of person guests want to interact with. The property, and Andrea, will prompt my return.

Came to watch the FIVB volleyball event. Location couldn't be beat, right across the street from the pier and beach. Anthony, the host behind the desk was excellent and was glad to handle any need we had. Would definitely recommend. Lots of restaurants and bars in the area. Was a bit noisy at night, so would recommend ear plugs if you're bothered by noise.

A very beautiful stay! We chose Doryman’s for a romantic overnight stay for our 28th wedding anniversary. It has a Victorian vibe but was one of the most romantic stays and right in the heart of Newport near the beach and pier. I will definitely return for a longer stay!

The staff was very friendly and attentive. We stayed in room six, which is probably the most quietest room they have which was nice. It was in early October, so not as much hustle and bustle as in the summer, which was nice. The location is perfect and the restaurant that is attached, 21 Oceanfront, is great and I would highly recommend. It’s definitely a hotel that I would recommend more for couples and not children.

We loved our stay at Dorman’s! We stayed in room one which had the most incredible view. There was a rooftop terrace for guests that overlooked the ocean and the views were breathtaking. Breakfast was small but fresh and excellent. The staff were more than attentive and were so kind. The hotel had such a vintage charm to it, it was so adorable. The only downfall was on a Friday/Saturday, the streets can be very loud but that obviously isn’t the hotels fault. They gave us a noise machine and we wore earplugs! I highlighly recommend this hotel!

It was surprisingly quiet considering the location. The staff is helpful and pleasant. The building is also accessed by code and so only guests in and out. The location is central and on the beach. With free parking across from the Inn. We would definitely stay again.

Loved the location, so close to multiple restaurants and places to walk to. Didn't sleep well as lots of outside noise that woke us up frequently. With that sad bed was very comfortable, room decorated so nice and large bathroom . The staff were all so friendly and helpful, had a beeping smoke alarm when we got back from dinner and was fixed minutes after reporting.

Everything was better than expected! Without knowing anything about Doryman’s, it was wonderful! Comfortable bed, perfect pillow selection, very clean rooms, and friendly staff. Can’t wait to return! Breakfast was not what I would expect from a bed and breakfast type inn. It was a basic continental breakfast with cold coffee, and a few pastries, cereal, fruit options- we opted to eat elsewhere. Here is the main issue- this hotel has paper thin walls and it is SO loud. I would not recommend staying in room 4. It is right next to the check in area and staff workroom. It was incredibly loud day and night. We had on white noise which covered most of the town noise but we were constantly awakened by the hotel noises- it was NONSTOP all day and night When we checked in, we were told about the patio- a nice touch. I didn’t realize the patio off our room was shared. At 12am when 4 drunk people were screaming over the patio, I had to go out and ask them to be quiet as my kids were sound asleep. Overall, for $450 I expect more. I am bummed because the location can’t be beat. Unfortunately, there were a lot of noises and nuisances that couldn’t be overlooked.

We always enjoy our stay here. We've been coming for years. We now have two wonderful places to stay right on the beach in Newport. Also, the restaurant is divine! Parking at Dorys is free after 2:00. Lots of eateries and things to do. You can walk to Lido or Balboa in 10 mins. Last, their rooftop view can't be beat. It's wonderful to watch the sun set. It sits on a very active corner. They give you ear plugs if you're a light sleeper, but things settle down at night.

We loved our ocean view room. I love the history. It’s an older property, but we prefer that it’s a very busy area so if you’re sensitive to noise, this may not be your choice. It doesn’t bother us, however.

Right on the ocean! Enjoyed my ocean view in room2. However, my room was right across from check in desk. Not a problem for me bc that also gave me quick access to their hot and cold water dispenser. I loved the rooftop patio. Took my takeout street tacos from The Blue Beet up there for a sunset dinner. I also enjoyed their continental breakfast on the patio. Started my morning with a walk on the boardwalk. Super easy drop off and pickup with Lyft. Street Noise was noticeable at night but white noise solved that problem and I slept soundly on a very comfortable bed.

Let me start with the positive. The view from the room was beautiful. There is so many great eateries around the hotel. The beach was very peaceful. Now the negative. There was mold in the bathroom. The front desk attendant sprayed bleach over it and wiped it off. She said she would let the manager know. The only thing she could offer me was a refund if I checked out. I don’t think that was very fair. I had to leave my room door and all the windows open to air out the room from the smell of the chemicals she used to clean. The hotel seems like it has been forgotten. The clock in my room didn’t work. The toaster that is used for the continental breakfast was broken. Another hotel attendant had to stick her hand into it to fix it. I don’t think this hotel was worth what I paid.

Property offers wonderful ocean views and access to a bike path along the ocean and beach. Was within walking distance of several good restaurants. Room was comfortable and decorated in a vintage Victorian style which is charming. Staff was very pleasant and welcoming. They have a nice rooftop deck overlooking the ocean and a separate breakfast patio which was very nice.
