The hotel inside and outside grounds were dirty and trashy. We checked in at 2:30 and were charged $25 because we checked in 30 minutes early.

Staff was nice but the property was outdated and very dirty. Old Toothpicks on the floor of my room, dirty sofa bed with no sheets, also a very weird smell. I am not the type to leave a bad review!!! Do not recommend this place at all.

The staff was great except for one person who worked the front desk, other than that all the other staff were friendly and always said hi. For the breakfast, the cold selection was fine and same with the bread and bagels, the hot food I really did not care for. The eggs were scrambled and runny, the sausages were not very appealing so I just went across the street to a breakfast diner. Initials are BB.

The hotel is beautiful on the outside, with rustic stone giving it a lodge-type feel. Our room could’ve used an update (the 1980’s called and want their cabinets back!) but had everything we needed. Staff was very friendly and helpful. The breakfast area was kept very clean and well stocked. And there was a slightly different variety of foods daily. I would definitely stay here again!

A bit run down of the property. The breakfast has decent selections but dining area is quite small. Someone was blasting music in the middle of the night. Loud atmosphere as there seems to be helicopters outside all the time.

We reserved a double suite consisting of a King and Queen bed. The central fan was positioned between the walls of the bedroom and living area. It continued operating and directed airflow toward the head of the King bed. Despite turning off the air conditioning, the fan remained on. This caused allergies to be triggered, leading to congestion throughout the night. I contacted the front desk and spoke with a staff member who was unable to explain how to deactivate the fan. Upon check-out the following day, I was informed that there was a switch located behind the television that could be used to turn off the fan.

We chose this property because it displayed a large fire pit area but it was TINY! Maybe about 3 people fit outside and did not work for what we expected. We had a large group (maybe 10 rooms total for a basketball tournament) and we had nowhere to gather.

What I didn't like was that our room card had to be replaced each day because we would get locked out of our room. Instead of taking responsibility for something wrong with their system, which was apparent because I witnessed two people ahead of me and one behind me in line all needed our keys redone. Both the evening clerk and the morning clerk said it was my fault for putting my key by my cell phone. I told her the card was in the opposite pocket from my phone. Both of them said the same thing. I don't want to argue with them over it, just fix the key and keep your opinion to yourself. Finally, the hotel floors weren't kept vacuumed, and the waffle maker wasn't kept clean so even when sprayed, the waffle stuck.

The room was clean and well maintained. Housekeeping came by every few days to clean the room. The breakfast served was always varied, warm, and delicious. The Wifi in the room worked mostly well, but it would sometimes disconnect when I was working. Other than that, the staff were very helpful and friendly, the room was comfortable, it was centrally to where I wanted to go, and I would visit again.

This was by far the worst place I have ever seen. I can’t say stayed at because I couldn’t even stay here. It smelled so horrible. Urine, vomit, weed. People were loitering out front. I checked in but I immediately left. I did not stay here. So disgustingly dirty. And a little bit scary too. Disappointed in Expedia because they gave it 8.4 stars. Yelp gave it 1 and that is definitely more accurate. DO NOT STAY HERE.

the hotel is aged, the lobby is really dark. Showed up at 2:57 p.m. for check-in and was asked to wait until 3:00 p.m. We had an ADA room, zero counter space, tiny sink, that had a leak, only old, dingy handheld shower head. The first floor smells of cigarette smoke.

The location was great. With that being said, i assumed the room would have been a little more updated. The furniture was a bit dated. My refrigerator in room 410 was very loud when running so, at night i had to turn the temperature way down so that it wouldn't come on during the night.

Clean room. Good choices for breakfast. Plenty of parking spots. Location worked well for going to Six Flags and California Great America in the same weekend. Full size fridge, microwave, stove top. Noise transfers from room above pretty loud. Bed wasn't in great condition, on the worn out side. Would stay again

The door handle on in my room cam off completly, the ac didnt work properly, and I almost fell walking to my room because the hall way rug was lumpy and bunched up due to aging and wrar and tear, the curtain in my room was barley hanging and the shampoo, conditioner and body soap dispenser in the the were almost completly empty

The Curtains were broken so they didn't close all the way. The toilet flush handle was broken. The air conditioning didn't connect to wall monitor like it said so had to do manually and was extremely loud. There were dogs barking nonstop in the middle of the night. I have stayed at this property every year for a swim meet in the area and it has always been a pretty good experience until this year.

I had a great experience. The staff was really friendly. The rooms were clean. I used the gym. It was pretty good not the best but it did have a lot of machines I love the location of this hotel. It is near a couple of shopping districts and there’s a ton of places to eat. I would highly recommend this hotel.

Very nice breakfast, daily hot menu items are rotated. Bacon one day sausage the next etc. Chilled filtered water is a bonus, served next to the coffees and teas. The seating area is warm, cozy and inviting. Will stay there again and recommend to friends and family.

The staff was very nice and professional! The location was convenient and next to plenty to do and eat. The hotel breakfast was great. Our room was good size and it was awesome having a small kitchen. Our room smelled weird and the fridge was very loud. I’m sure the staff would have figured out a solution if we had brought it to their attention but we mostly used the room for sleeping and showering and didn’t want to be a bother. Parking was adequate, but like anywhere be aware of your surroundings and don’t keep valuables in the car.

The rooms could use some serious updating. The entire hotel had a food and/or musty smell in the hallways. The beds are not comfortable. The staff is friendly and helpful and the daily breakfast is good. I probably would not choose to stay there again as we did not sleep well.

As usual, Larkspur Landing is not bad for the price. Some PROS: The staff was very friendly and helpful. I was traveling for business, so it was very important to have good desk space and a comfortable chair. I take good care of my car, so parking is always important to me. The lot was spacious and adequate. There are many good amenities nearby like In-N-Out Burger, and it was nice to be able to walk there instead of waiting the drive thru. CONS: In general, the place was not super clean or well maintained- paint chipping, frayed carpet, etc. The room itself had a weird smell, and the downside to being so close to amenities is that the parking lot was noisy, even late at night. None of these things are "deal breakers", but it just felt like they didn't take any pride in the place. Overall, it was a decent stay. 3/5.

Hot and cold breakfast is offered and there is a coffee set up the entire day (including tea and hot chocolate. The rooms are a good size with full refrigerator and electric stove. Also, although the rooms were full, we never heard talking or TVs playing. We stayed at the Larkspur for 3 weeks and we will definitely be back if we are in the area again.

The morning front desk staff was not kind. The AC unit stopped working in our room and there was a sock on the floor in our room when we checked in. We were dismissed and nothing was addressed. I know that the front desk person did deal with someone right before us about asking for shampoo and conditioner for their room becuase there was none.

The gentleman who checked me in was very nice & the rooms were clean but that is where the good ended. The hotel itself was rough around ALL the edges. The cabinets were pealing, the rug edges threadbare and curtains were worn out. The hot water was not working in lobby and u had to go to the gym to get hot and it turns out cold water as well since the water purifier in lobby would make less than a cup at a time. My husband went down for breakfast and said it was so crowded and looked inedible. The likely “potatoes”? were white and barely recognizable. This hotel needs a major renewal!

My first room shared a wall with the elevator. The noise from the elevator kept us up all night. I requested a room change for the second night which they accommodated. The second room was much better. This hotel is all suits which include a kitchen area. The refrigerators are very old and super noisy when the compressor kicks on. The refrigerator cycling would wake us both up several times a night. The first morning the breakfast was standard fair and actually quite good. The second morning was just the opposite. The eggs were gone, the muffins were gone, there was no more yogurt . We walked down to the Black Bear dinner and purchased breakfast. All and all, this is not a hotel I would recommend, nor would I stay there again.

Although not updated, the hotel room was clean and comfy. Older places tend to have discoloration in the bathroom but no issues here. The first inner rungs of curtains were broken so they didn't close all the way. We had to ask for a plunger as the toilet didn't work initially. We fixed it. There was a big hollow spot in front of the heater. It felt like a hole in the floor, so we didn't walk on it. Huge dip. We moved the large chair to the table so we could eat together and there was dust all along the floorboard like it hadn't been vaccumed behind the furniture in ages. That being said, the room was the lowest price around by far. The staff is always super nice and helpful. This is our second stay here. It's nice to have a useable kitchen with full sized fridge. Breakfast is hot, not grab and go which is a huge bonus. We love the make your own waffle. Eggs are bland and potatos heated, maybe from frozen, but salsa and salt and pepper help. All in all we will definitely stay here again. It's perfectly close to everything we want to do in that area.

I have to congratulate the cleaning ladies … they do an Excellent job by keeping the rooms clean and neat!!🎉 regardless of having a manager who doesn’t even know .. what customer service means? And nevertheless how to treat her own employees. This is my first time in a hotel where I ask one of the managers for a simple favor like the car to carry my suitcases and her reply !!! Was unbelievable!!! I wasn’t asking her to carry my own bags I had a lot of luggage’s since I did spend 2 weeks at this hotel so I need extra help carrying my suitcases… the manager who was in front of me didn’t even care about the needs of her clients. I was very disappointed to see how poor she handled such a small task like helping her clients. I hope the administration of this hotel take this matter under consideration and help his clients feel at home even when we are not at home ( that’s the idea). Sincerely. MSB

They told me that the bed was the queen size bed, but it really was a fool. The air condition was extremely loud like it was breaking down, and the door wasn’t properly put on the front because it kept on making a lot of noise throughout the night.

This is at 630pm! So I demanded to change rooms. And she just said ok get your new room key downstairs. So I packed and went downstairs. I saw 2 young ladies employees just laughing out loud when I went to talk to them they gave me the keys. All this time, NO APOLOGIES! Unbelievable! The hotels is dirty Stinky. Old. No service whatsoever. DO NOT stay here. They are not even that cheapest on the area. Worst hotel experience of my life!

The room needed maintenance, corner living room lamp was broken at the top bulb just hung over to one side, armrests on couch were discolored from dirt, the lining on back of the blackout curtains has disintegrated in multiple spots so that sunlight shines through, the living room blackout curtains must be grabbed and manually closed and opened, ceiling light burnt out in bathroom, carpet frayed in living room. I stayed here a few years ago and I remember this place was in great shape I wonder what happened. I guess a lack of investment.

I love the original Larkspur Landing but this one is not up to the old chain's standards. The room had an old carpet, dirty laundry odor that was awful and never improved. Maybe a new carpet would help? The outlets in the bathroom didn't work and the fridge in the breakfast room was at 59 degrees. The good part is the staff, they're friendly and helpful. But please update and repair the rooms!

We just finished an 11-day stay at this property, and we would rate it 4 out of 5 stars. The location was very convenient, the staff was consistently helpful, and the breakfast was well stocked everyday. However, the areas right outside the entry doors (main entrance and side doors) were often littered with trash, cigarette butts, and landscaping materials. The management at this property should do a much better job maintaining the outside cleanliness to match the inside cleanliness and excellent attitude of the staff.

When we first arrived the lady who checked us in was rude. The room was dirty and had a weird smell. We were there for a week and no one offered to clean our room and we had to ask for new towels. With the way the room looked when we checked in made me wonder how well they cleaned the room in between our stay and the previous family. We ended up leaving a day early.

The not so good: No pool or hot tub. Wireless was finicky and would go out often. The room cards will demagnatize and stop working if you look at them the wrong way. It was daily reprogramming. DO NOT get a room facing the back of the hotel. The rear parking area is used as a thouroufare for the next door shopping center. For some reason there are a group of extremely loud BMW cars parked here for hours (no mufflers) that love to rev their engines for a few minutes before they leave the area. It will rattle your windows. It's almost like a 'how loud can we be' club. The drivers seem to work in the area and are there daily. The breakfast was tasteless fake eggs and cardboard bacon or sausage. You can tell they use the same batch for days on end. Coffee IS available 24 hours! Unfortunately is is watered down and terrible. I would stay there again, careful of what room they place me in. It could be great if they do something about their rear parking lot, make a better breakfast and coffee. But, it is much better than Extended Stay America properties!

This hotel offered amenities but it needs a major face lift and improved cleaning. My room felt like I warped into a tattered run down 80’s room. Carpet was old and ripped, and the curtain was hanging on by a paper clip (literally). Also there was animal feces in the stairwell for days (dried so it had to have been there due weeks). I told the front desk and someone said they cleaned only to find that it was still there when I walked stairs the next day. I had to go to the front desk another time to have them inspect again and clean.

We always stay here when we travel to the Bay Area. We are able to walk to BART and anything we need is right there. The staff is always great and the breakfast is always good. It is well worth the price.

Hello, what can i say except the usual every time i stay at this awesome location. I always enjoy my stay when I'm there. clean rooms, clean kitchen, stocked bathroom. accommodating staff with great attitudes to help if you have any questions or requests. The only actual issue this time regrettably was the fridge made a weird ticking noise that did throw my sleep off and the A/C had a odd smell. But i survived, till next time my friends. thank you as always.

Property is getting dated. Tv in bedroom came on but there wasn't any service. Breakfast was good first 2 days I was there. 3rd day it was lacking. Parking spaces were very narrow. Room was clean and so was rest of hotel.

Soap dispenser in the shower are junk. Lighting the lobby and breakfast area very dim. Front door to hotel are in poir condition Breakfast cutley very poor. Food not the best. Beverage cooler in the lobby on Friday night where empty of bottled water and diet drinks The machine was not working correctly I had to get my keys programmed 5 time The over expense is one of the worst I have ever had.

Hotel lobby and halls were dark and made you feel very unsafe. Hotel clerk was masked not speaking english very well making the atmosphere even more uncomfortable

The property was alright, the lighting in the building was pretty dim. The couch felt like it was always caving in and the room smelt stale so we had to buy air fresheners. Plus side is there is a lot of good choices for food in the area.

My room was clean and all employees were always very nice and helpful. Breakfasts are good and usually there is coffee/ tea available all day. However, the carpets around the hotel have awful stains, the area at the entrance is usually not very clean, some doors do no work with entry cards, the gym equipment is not working properly, and kitchen drawers/ stove/ pots/ utensils should be reviewed and fixed. My opinion is that the employees are doing their job and working hard. Management should evaluate what can be done to improve the overall experience

The room itself was spacious since all units are suites. Like many older hotels, it could use some updates — the fridge was quite noisy. That said, the room was clean and well-kept. The bathroom was surprisingly large, though oddly placed within the layout. The biggest downside was the bed — very firm and not comfortable, which made for a restless night's sleep. Noise was also an issue, as the guest upstairs was stomping around late at night and early in the morning, to the point it shook the ceiling. A complimentary continental breakfast is provided, including a DIY waffle/pancake station, cereals, fruits, coffee, and tea — a nice touch to start the day.

Location The fact that our door was difficult to open, blood on the wall, no hot water until the fixed it and then it was only warm. Broken faucet handles, not cleaned properly. Cigarette butts and trash ALL over the entries and yet staff had plenty of time to swipe away on their phones. WOULD NEVER RECOMMEND!!!!!

Check in was great. Destiny was very helpful and informative. The room was very clean. The arm of the computer chair was hanging off of the chair. When maintenance was aked to fix it, all they did was tighten the one bolt holding it instead of replacing the other 2 missing bolts. Whatever, I made it work. I was put in a room next to a meeting room. Everything was fine until Saturday. Someone booked a party in the meeting room, but they left the doors open and i heard all the screaming and shouting, and also had kids playing and being loud right outside my door. Adults as well. All was fine except for that issue.

The bathtub was filling and draining very slowly. There was a slow clog. The fan never would turn off for the air conditioning and ran all night. One of the televisions did not work. The maintenance guy came and he was very kind but as soon as he turned off the TV, it didn’t work again

There was sound coming from outside that was akin to a garbage truck picking up trash. There weren't any loud bangs, just the whirring you hear from garbage trucks. I think the sound may have been coming from a nearby air conditioning unit.

We’ve been staying here for many years. Sad to say every time the hotel keeps deteriorating. Currently we’re in a room that the bathroom electrical circuit does not work, the bathroom sink is plugged, and worse of all a pet urinated on the carpet next to the bedside. …smell is atrocious. Marijuana smell in the hallways. Asked for towels….never delivered. Trash outside at the entrance of the hotel.

There is a general lack of upkeep in the facility. Elevator floors are dirty from spills, several days old. The furniture in the living room had stains on it. This was probably a decent place in its newer days. We will not stay here again.

I felt safe in the area and the hotel room (as a woman travelling alone), the bed was comfortable enough, it's nice to have a kitchen since I prefer to cook in than get takeout, and the gym had some weight equipment so I was able to workout (instead of only having treadmills). When I arrived I was able to choose which floor I wanted to stay on, but when I went up to the room I discovered that it had not been cleaned yet and it was already 4pm. I went back down to reception where they apologized and assigned me to a different room on another floor that thankfully had been cleaned. I don't know why they thought that room was ready when the cleaning staff was still multiple doors down from cleaning it, but it's certainly a communication issue that needs to be resolved as it left a very bad first impression and makes me less inclined to want to stay again in the future.

Our room and kitchen area was clean and equipped with basics . Nice have free laundry facilities. Breakfast included Chobani yogurt, hard boiled eggs and fresh fruit.

We stayed an extra night and the bathroom faucet leaked, the coffee maker didn’t work, the shower bar came off, and the bed was awful. The second night we moved rooms (original reservation) and the room was better but the drapes were falling off and couldn’t be closed and the table top was also ready to break off. The property needs a major overhaul. Definitely won’t stay there again.

Overall, the appearance could use some updates (worn-down kitchenette and refrigerators) and there's a strange smell in the public areas that was mildly unpleasant (might be a cleaner they use that disagrees with my nose) but no other complaints. Staff is friendly and welcoming; just wish the aesthetic matched their sunny disposition.

I was in room 117, the door lock was broken, the door latch goes, un sturdy and falling off. Does no one check these rooms? They are so rundown and cheap. Everything is old and nasty. I can't believe how unsecured the door was and you're willing to rent the room out like that. Such a shame I'm never going to stay here again. A waste of money. I could stay somewhere better.

I could never sleep past 4 or 5 AM here because of the noise outside in the shopping center in the morning with trucks, traffic, and garbage trucks and deliveries. It reminds me on the 1970’s , could use some ventilation in the bathrooms.

I checked in late so I was too tired to move to another room. I walked in, and the blackout curtains wouldn't close because someone ripped part if them off the track. I called the front desk because I didn't want to be held responsible for that issue. Then the heater wouldn't work.There was a random cord lying in front of it. I was freezing all night! The room smelled like rotten sink drain and unwashed hair.
